ABSTRACT

The study concentrated on the elements influencing SAFRAGEMC's home

purchase unit and residential satisfaction. Homeowners in SAFRAGEMC served as the

study's respondents. A total of one hundred (100) people responded. The researchers'

descriptive-correlation design was used. It is both descriptive and correlational because it

discusses the elements that influence purchasing a home and examines at how the

variables are related. The key tools utilized to gather the desired data were the

questionnaires accepted by the validators. As a result, random sampling was used as a

sample method.

The independent variable which is factors affecting the house buying unit was

measured through physical features, housing support services, and social environment.

The dependent variable about residential satisfaction from the responses gathered from

the residents residing SAFRAGEMC subdivisions in San Francisco, Agusan del Sur. This

also emphasized the correlation is significant at p-value less than 0.05 level of

significance. The findings have shown that there is significant relationship between

factors affecting buying housing unit and Residential satisfaction.

THE PROBLEM AND ITS BACKGROUND

Background of the Study

The real estate market is one of the most rapidly developing goods markets that

attract massive investments (Renigier-Biłozor, 2015). Knowing the variety of individual

actions of people buying and selling residential properties and their evolving effects on

the international market is still an open challenge; however, resolving this difficulty

could be useful for anticipating variations in real estate market prices and recognizing the

multifaceted features that influence the market (Garcia, Magarino & Lacuesta, 2017).

Residential property is the most important segment of the real estate industry, and it has

been predicted to be the market's primary source of growth (Mydhili & Dadhabai, 2019).

As a developing nation, Malaysia is involved with various emerging innovations,

particularly in the residual sector. Various new forms and feasible destination are

involved in these innovations. Despite the diversity in housing choice in terms of size,

category, location, design, cost, and materials (Abdullah et al., 2012). Some people

assume that live in the residence has many benefits in terms of security, comfort, and

tranquillity. Real estate development is the continual reconfiguration of the built

environment to meet society’s needs (Baldi, 2013). Essentially, the comprehension of

housing preference is crucial for the buyers‟ decision- making, particularly first-time

buyers (Khan et al., 2017). A study by Reid (2013) recorded various elements influencing

housing preferences, namely the relative price of ownership over rent, fortune, salary,

credit constraints, destination, household features, house category, cost, and distance

from service and product facilities, accessibility, and open space other determined

elements, including security, construction standard, and design features. Accordingly

(Zyed et al.,2016) recorded other elements influencing housing affordability, namely

house cost, household salary, and housing selection. (Hwa, 2017) recently found that the

developer’s reputation is another aspect taken into account in property purchase in

Malaysia.

In the Philippines, residential property can be a single family home or a multi-

family structure that is not used for commercial purposes or occupation (Lamudi, 2016).

Residentials can be categorized based on how they are connected to neighboring

residentials and land. For the same physical type, different types of housing residency can

be used. A connected housing may be claimed by a single element and rented out, or it

could be owned independently with a contract covering the connection between units and

common places and concerns (Residential Property Law, 1991). These inventions include

a variety of different shapes and viable destinations. Despite the wide range of housing

options in terms of size, category, location, design, cost, and materials (Abdullah et al.,

2012), the procedure remains difficult. Housing choice is also linked to various factors

that influence home purchase decisions, which vary from person to person. Most of the

citizens choose to live in the residence. The need of residence based on trends lead to the

development of many residential properties offering residence with cluster type

(Fachrudin, 2015). In essence, understanding home preferences is critical for

purchasers' decision-making, especially first-time buyers (Khan et al., 2017).

Essentially deciding to buy a house or real estate is a conclusion reached after careful

consideration. After various research activities or processes, the decision can be termed a

resolution. Several changes in the Filipino population's lifestyle have an impact on the

determinant of housing property buying decisions and their impact on housing demand in

the country. Private developers and the government should identify the major aspects

leading to house purchase, assuring the successful operation of projects, and satisfying

the homeowners' long-term aspirations for living or investment in order to provide

affordable and high-quality housing. Before making a buying decision, homebuyers must

first understand the purpose of purchasing a home and establish the associated aspects

(Thaker and Sakaran, 2016). It is critical to gain a better knowledge of how people

choose their homes (Ibem et al., 2015). This is analogous to the need of comprehending

the aspects that influence purchasers' perceptions of home adequacy and happiness in real

estate situations (Mariadas, 2019).

The factors affecting the house buying decisions of residents have not been deeply

discussed yet especially in the locality of San Francisco, Agusan del sur. In housing, the

family life-cycle relatively influences the buying’s behavior. RBC Royal Bank (Kotler,

2008). Through recognizing and understanding the factors affecting namely physical

housing, location, environmental, customer finance, marketing and legal in purchasing

residential properties in the San Francisco, growth augmentation of multi-purpose

cooperative subdivisions will have the chance to nurture a strategic decision, competitive

edge, and advertising efforts that delight the market needs and wants, leading to increased

profitability. Thus, this study seeks the factors affecting the house buying decisions as

well as residential satisfaction of residents in SAFRAGEMC subdivision in San

Francisco, Agusan del Sur.

Review of Related Literature

Many research papers and studies have attempted to determine what the real

estate industry's situation is, particularly in the residential housing sector, and which

attributes buyers like when purchasing a residential home, as well as what the demand

pattern is during the purchasing process. This research attempted to identify the factors

affecting the purchase decision as well as residential satisfaction of residents in selected

subdivision in San Francisco, Agusan del sur in order to comprehend consumers'

preferences and multiple choices when purchasing a residential dwelling.

Physical features

Previous research (Adair et al., 1996; Bajpai & Bhalchandra, 2015; Sidi, 2010)

has found that the physical condition of one's home has a considerable impact on one's

happiness. Design, the character of housing, structural housing or space, basic

infrastructure, and quality construction are all examples of physical qualities. A house's

design has a stronger impact on a customer's decision (Ariyawansa, 2010). Customers are

growing pickier when it comes to acquiring homes in the real estate market. According to

Ariyawansa (2010), the design also makes it easier to distinguish the housing.

Housing Support Services

One of the factors influencing people's decision to live there is correctly zoned

land use for the management of open and recreational spaces, dwelling areas, and

community amenities (Yakob et al., 2012). The availability of general facilities, such as

public transportation, power, and water, is critical in a home buyer's decision. Public

transportation, in particular, is linked to economic development because it enhances the

dissemination of information about company potential, reduces sprawl, and creates an

optimal site atmosphere. Furthermore, the efficiency of the facilities provides customers

with a sense of security during their stay (Almatarneh, 2013).

Social Environment

Factors in the social environment that are important to health include those related

to safety, violence, and social disorder in general, and more specific factors related to the

type, quality, and stability of social connections, including social participation, social

cohesion, social capital, and the collective efficacy of the neighborhood (or work)

environment (Ahern and Galea, 2011). Specifically, to natural areas, physical disruptions

including pollution and noise, entrance, and maintenance standard. Meanwhile, the social

environment consists of status, security, social connection, and lifestyle within the

selected site.

Location

Colliers International Philippines says that the Manila Bay Area and Makati CBD

have a location advantage due to growing demand from businesses purchasing residential

property units for their employees in these submarkets, which has been boosted by the

presence of Chinese citizens. For the time being, other areas must highlight the entire

living experience in their project sites in order to remain viable options (Macaranas,

2018). House sites are also important, and buyers frequently examine the neighborhood,

the social setting for children, neighboring facilities, and commute times (Garca-

Magarino&Lacuesta, 2017; Debrezion, Pels&Rietveld, 2010; Hempel& Jain, 1978).

When purchasing a residential property, proximity to the workplace and facilities is one

of the most important considerations (Ho, Goh, & Ting, 2019).

Environment

Physical environmental threats (such as proximity to hazardous sites) may be

more prevalent in low-income or minority neighborhoods, a concern of the environmental

justice movement (Brulle and Pellow, 2006; Evans and Kantrowitz, 2002; Mohai et al.,

2009; Morello-Frosch et al., 2011). These neighborhoods may also lack the social

connections and political power that can help remedy adverse conditions. The physical

environment includes the appearance and quality of the building's outside, proximity to

natural areas, physical interruptions such as pollution and noise, as well as the entry and

maintenance standards. Within the chosen site, the social environment comprises of

status, security, social connection, and lifestyle. Environment plays an important role in

the purchasing process of consumer (Kotler & Keller, 2016).

Finance

The constant Rise in property prices has been a source of concern many Filipinos.

There are several economic factors including Personal Income, Family income, Income

expectations, Savings, Consumer credit and Other economic factors (Ali & Ramya,

2016). The rise in mortgage borrowing, which is aided by rising house prices and low

interest rates, allow people to spend more, which are supported by rising income

(Hashim, 2010). A long-term loan with a set repayment period for the purchase of a home

is also known as financing. Individuals who acquire a home from a developer who has a

commitment with the bank are eligible for financing loans from financial institutions

(Bujang et al., 2010). This is one of the study's independent variables.

Theoretical Framework

Saw Lip Sean & Tan Teck Hong (1985) asserted factors effecting to the purchase

decision of a property by an investor.

Residential construction arose as a result of changes in consumer behavior and

demands throughout time, allowing for the establishment of residential building projects

by a builder in order to provide many options to the client, leading the sector to identify a

new commodity called property. As a result of customers perceiving a property as a

product, they began to compare in order to get the best value for money, allowing for the

identification of criteria considered by a buyer when making a purchasing decision.

These factors was determined within the framework of location, neighborhood,

structural attributes and price. This is because these factors are often the key factors that

influence investors ' decisions most. This research will also explain that which factors are

important and which are not important before buying a home for the investor (Arslan,

2019).

In this study, the researchers have identified the independent and dependent

variables. The Independent Variables which are the social environment, neighborhood

facilities, public facilities, housing support services, physical features of the house and

socio-demographic characteristic. All of which from these factors, these will gauge its

way to find the multi-faceted network for residential satisfaction which is the dependent

variable for this framework.

Conceptual Framework

The major factors, variables, and their hypothesized relationship are all included

in the conceptual framework. The major goal of this study is to learn about the factors

that influence people's decisions and residential satisfaction of residents in

SAFRAGEMC Subdivisions, and to show that this may be done by understanding what

people want in a home. An early framework based on the literature review and

underlying theory was created to support this point.

The research question on which the study is based is interpreted using this

framework. The study's paradigm can be created using the conceptual framework

outlined below (Figure 1). The input-process-output model is depicted in the paradigm.

Three independent factors, including Physical Features, Housing support services, Social

Environment, one moderator variable, and three dependent variables, Location,

Environment, Finance are at the heart of the model.

Statement of the Problem

This study aims to determine the factors affecting the house buying decisions and

residential satisfaction of residents in SAFRAGEMC subdivision in San Francisco,

Agusan del Sur.

Specifically, it aims to answer the following questions:

1. What is the level of factors affecting in buying housing units in terms of:

1.1 physical features;

1.2 housing support services; and

1.3 social environment?

2. What is the level of residential satisfaction of residents in terms of:

2.1 location;

2.2 environment; and

2.3 finance?

3. Is there a significant relationship between the factors affecting buying housing unit and

residential satisfaction?

Hypothesis

This study was guided with a single null hypothesis tested with 0.05 level of

significance.

Ho1: There is significant relationship between the factors affecting buying

housing unit and residential satisfaction.

Significance of the Study

The main objective of the study was to determine the factors that affect the

decisions of the residents in SAFRAGEMC subdivisions in San Francisco, Agusan del

Sur in buying residential homes as well as residential satisfaction. The researchers

believe that the results of this study would be beneficial to the following:

Residents. This study will be beneficial to the residents of San Francisco who plan to buy

residential properties since they would be able to know the majority basis in purchasing

residential homes in their subdivisions as well as the perspective of each neighborhood

according to its residential satisfaction.

Real-estate agents. Through this study, the real estate agents will be able to know the

determining factors to focus in marketing residential houses in the subdivision as well as

focusing on their strategies handling clients.

Subdivision owners. This study will be beneficial to the subdivision owners on getting

the insights and perspectives of their residents and formulating new methods on

providing quality houses according to the results of the study.

Student researchers. They will benefit from this study, especially if they work in the

real estate industry because it will enable them to benchmark and identify some of the

variables influencing real estate purchasers' decisions as well as for future research needs.

Scope and Limitation

The study was conducted to determine the factors that affect the decisions of the

residents in SAFRAGEMC subdivisions in San Francisco, Agusan del Sur in buying

residential homes as well as residential satisfaction. The researchers believe that the

results of this study would be beneficial to the following: This will also focus on the

house buying decision factors namely; Physical housing, location, environment, and

finance of the residents. Other factors not stated in this section are beyond the scope of

the study.

The total number of residences in SAFRAGEMC subdivision was 154. The

researchers will only have 70 samples out from the population and will apply the

probability sampling method where it will use systematic sampling strategy where the

researchers will select every 2nd respondent or residence in the population to build a

sample systematically. There were thirty (30) respondents for the pretest and forty (40)

for the post test.

Operational Definition of Terms

Environment- Concerns raised by the environmental justice movement include the

possibility that physical environmental dangers (such living close to hazardous sites) may

be more common in low-income or minority neighborhoods.

Finance- Personal income, family income, income expectations, savings, consumer

credit, and other economic determinants are among the many economic factors.

Location- Along with considering commute hours and nearby amenities, buyers

frequently consider house sites, neighborhoods, and the social environment for

youngsters.

Physical features- Physical attributes include things like architecture, a home's

personality, its structural layout or area, basic infrastructure, and high-quality building

practices.

Purchasing Decision- Sequence of choices formed by a consumer before making a

purchase which starts once he/she has a willingness to fulfil a need.

Residential Satisfaction- The inside, the outside, and the neighborhood, and the

aesthetic qualities of the living environment are given high importance across all age and

social groups.

Chapter II

METHOD

This chapter presents the method of research that were used in the study, the

techniques on collecting the data and the development of the research document, and also

the procedures that were needed in order to organize the conduct of this research.

Research Design

This study is descriptive because it will describe the factors affecting in buying

house unity and residential satisfaction of the residents of SAFRAGEMC Subdivisions.

This study was utilizing a correlational because it describes the significant factors

affecting in buying house unity and residential satisfaction. The surveys will determine

the factors affecting buying a residential unit as well residential satisfaction in

SAFRAGEMC Subdivisions.

Research Environment, Population and Sample

The study was conducted in San Francisco, also known as the Municipality of San

Francisco, is a first-class municipality in the Philippines' province of Agusan del Sur. It

has a population of 80,760 people, according to the 2020 census. It is divided into 27

barangays. Despite the large number of barangays, the researchers chose SAFRAGEMC

Village in San Isidro, San Francisco as the study's sites to survey. There are one hundred

fifty-four (154) house in the subdivision. The researchers aim to have 70 respondents to

be identified as participants of the study. Both places are varying in location as well as

the amenities and neighborhood situated in these locations.

This study attempted to identify factors that influence the purchase of housing

units as well as residential satisfaction in the SAFRAGEMC Village; as a result,

participants will be surveyed from these locations in order to maximize the study's

geographic dispersion.

Sampling Techniques

This study focused on

the probability sampling

approach, which will employ

a systematic sampling

strategy. There is a time and

expense constraint for this study, and employing the systematic approach would allow the

researcher to reach out to the respondents more effectively.

The number of observations to be explored in the study is referred to as sample

size. The actual sample size required is determined by the research budget, knowledge of

sample variability, and the level of confidence and precision required in the outcome

(Babbie, 2010; Patil, Gore, & Taillie, 2011).

Subdivision has a total of 154 from SAFRAGEMC. The researchers used the

Raosofr calculator to determine the sample size of this study having margin of error of

5% and a confidence level of 95% from a population size of 188, the recommended

sample size is 127 from the community and will utilize a probability sampling method

that employs a systematic sampling strategy in which the researchers will randomly select

every second respondents or dwelling in the population to construct a sample.

Research Instrument

A researcher-made questionnaire made to anchor the level of the factors affecting

buying housing unit and the level of residential satisfaction in SAFRAGEMC. A pre-test

was conducted on (30) respondents to test the reliability and validity of the questionnaire

which assisted by the statistician. The purpose of this study was to determine the

elements that influence the purchase of housing units as well as residential satisfaction of

residents in SAFRAGEMC Subdivisions. According to Brace (2008), a questionnaire is a

means of communication between the researcher and the respondent. Based on a review

of the literature, a structured questionnaire was created.

A five-point, Likert-type scale will be used as instrument to gather data which it

has a fixed choice response format. The questions will be formulated based on a model.

Many of the questions in the survey determine the factors affecting buying housing units

as well as residential satisfaction anchored on Lee DhaiNghia‟ study on Consumer

Purchase Decisions for Affordable Housing in Southern Vietnam (2019).

Data will be collected through questionnaires that will be sent directly to

residents. The respondent's viewpoint and information could be accurately captured using

the questionnaire (Leung, 2001)

The questionnaire was adapted and validated by validators and adviser of this

study.

Data Gathering Procedure

The researchers asked permission to the office of San Francisco Growth

Enhancement Multi-purpose Cooperative, asking for approval to carry out a study within

their subdivision. After the approval of the researcher’s letter, they prepared the survey

questionnaire based on their study about Factors Affecting in Buying Housing Unit and

Residential Satisfaction in SAFRAGEMC Subdivisions. Their adviser checked the

questionnaire if it is related and answerable with regards to verbal description.

The questionnaires were distributed only to the residents of the subdivision

regardless of their profile. The researchers conducted total of one hundred (100)

selected respondents were included in the study however, a sample of thirty (30)

respondents were tested for pretest and seventy (70) for post-test. The questionnaires

were retrieved, tallied and submitted to the statistician for the data analysis and

interpretation. The result of the post-test will then be analyzed by the statistician for

the reliability test.

The instruments has two compositions. Part 1is the factors affecting buying

housing units with the indicatos: physical features, housing support services, and

social environment. Part 2 is the residential satisfaction with the indicators: location,

environment, and finance.

Statistical Treatment

The responses from the surveys was uploaded to the relevant SPSS analytic

program with minimal manipulation, resulting in cleaner data. This is especially critical

for a researcher who wants to handle data in a simple but effective manner. The

information gathered will be analyzed as follows:

Weighted Mean. This was utilized to determine the mean of the factors

affecting buying housing units and residential satisfaction of SAFRAGEMC residents

in San Francisco, Agusan Del Sur.

Pearson – Rho. This was used to determine the significant relationship

between the factors affecting buying housing units and residential satisfaction of

SAFRAGEMC residents in San Francisco, Agusan Del Sur.

ANALYSIS AND RESULTS

the verbal description of “Very Satisfy”. This means that Physical Features is one of the

factors that affect the residential satisfaction.

Over time, they gain experience and realize the exterior of the home is equally, if

not more, important to maintain. The house exterior keeps the structure and safety of the

house intact. It is important to regularly check aspects of the exterior and make repairs

whenever they are needed.

Physical features of the house refer to the structural components of housing,

including the length of residence, room size, design quality, the number of bathrooms,

living rooms, and toilets, as well as the state of the building's machinery, its walls, fences,

and gates, its layout, its landscaping, and its presence (Musa et al., 2016). The building's

circumstances, home design, finishing, and the building's outside and interior design are

all considered dwelling features Chia et al., 2015; Daly et al., 2003; Sengul, Yasemin,

and Eda, 2010; Opuku and Abdul-Muhmin, 2010).

Hong (2012), emphasized that the size of the dining room, living room, number of

bathrooms, and number of bedrooms made up a house's residence. According to Jayantha

and Lau (2016), neighborhood amenities such as the availability of a park or garden, a

clubhouse, a swimming pool, and a gym might also influence a person's decision to

purchase a home. Additionally, it was noted that homeowners with better prestige and

symbols generally believed they owned larger homes (Jun, 2013). Buyer preferences

during the purchasing process are also influenced by a property's "freehold" or

"leasehold" title. According to Hong (2010), a "leasehold" title means the owner of the

property must give the land back to the government after 99 years or whenever the

leasing period is up or pay a fee. However, buyers prefer the freehold title because they

are not forced to give their building and land back to the government, (Mariadaset al.,

2019).

According to Khan et al. (2017), the existence of amenities such as a location,

playground, sports facility, and institution, in which the symbolized and socialized

cultures should be taken into account, is the most important consideration when choosing

a home. The fundamental amenities, such as public transportation, electricity, and water

supplies, are crucial factors in the decision to acquire a house. Public transportation is

specifically linked to economic growth because it makes it easier to share information

about business opportunities, reduces sprawl, and creates the optimum environment for a

location. Additionally, the buyers get a sense of security during their stay because to the

facilities' effectiveness (Almatarneh, 2013).

An appropriately planned zoning. One factor affecting people's choice of

residence is the use of property for the control of open and recreational spaces, housing

areas, and community amenities (Yakobet al., 2012). Residents that engage in protective

or defensive behaviors do things like leave the lights on when they're not home, install

additional locks or an alarm system, and other things that are meant to keep them secure.

The environments were separated (Khan et al., 2017). Specifically, the external

aspect's physical characteristics and quality make up the physical environment. The

structure, its proximity to natural regions, physical disturbances like noise and pollution,

normal entrance and upkeep. The social environment, however, comprises of status,

lifestyle, social connections, and safety at the chosen location. Physical effects of

environmental factors, the qualities of building size, land size, and cluster size and

architectural design. Land size, building size, and there are three groupings based on

styles that make up building style are transitional, simple, and Mediterranean. (Aryani,

The SAFRAGEMC is not convenient with the public transportation, market and

entertainment. Public transport is far more efficient than personal motor vehicles in terms

of the road space it uses up and the energy it consumes (Will et al. 2020).

Location could also mean a place where people engage with amenities to suit their

preferences (Zrobek et al., 2015). According to the adage "you can make an ugly

property appealing but you can't make a terrible location terrific," an exceptional location

would be significant despite future changes in the real estate market. Additionally,

purchasing homes in a prime location and investing in them would result in profits. The

largest rent capacity as location also emerged as a mediating element with an exceptional

location advantage, which influenced the investors' or purchasers' purchase decision,

according to (Oloke et al. 2013).

Location describes how easily the chosen home may be reached from the nearby

town, retail establishments, and relatives' homes. Khan et al.,(2017). The accessibility to

the customers' destinations determined where to place all types of residential

characteristics. (Adegoke, 2014), The distance of housing unit from shops, school,

hospital, workplace and the central business district is given high importance while

making a buying decision. (Karsten, 2007) concluded that for the home buyers who don’t

want to spend too much time in travelling, distance from the workplace is highly

important.

A neighborhood is an area where communities coexist, according to (Sean and

Hong, 2014). The neighborhood, according to (Jayantha and Lau, 2016), involves

interactions between the communities, a beautiful setting and a relaxing setting for

gathering and mutual assistance. When choosing a home or residential property,

households are more likely to spend more if the neighborhood is good (Thaker and

Sakaran, 2016). Tan (2016) asserts that homebuyers would choose a secured residence as

a sign of their social standing. Additionally, (Carolina, 2013), said that purchasers in

sound financial standing favor "higher-income" neighborhoods because there are fewer

renters there. (Tan, 2011), found that home buyers were ready to buy a residential

property that has good neighborhood at a premium price.

Our alternative view is that homes are expensive in high-cost areas primarily

because of government regulation, that is, zoning and other restrictions on building.

According to this view, housing is expensive because of artificial limits on construction

created by the regulation of new housing. It argues that there is plenty of land in high-

cost areas, and in principle new construction might be able to push the cost of houses

down to physical construction costs (Quigley and Rosenthal , 2015).

When choosing a home, financial considerations are important. The term

"finance" refers to a person's whole financial situation, which includes things like money,

salary, payments, interest rates, and loans. Finance could also be identified as a long-term

loan with a bank to buy a house (Jan et al., 2016), which has also grown to be the most

important factor in house cost in Malaysia (Chia, et al., 2016; Jamil, 2015; Mariadas, et

al., 2019; Opoku and Abdul-Muhmin, 2010). It also indicates mortgage presence,

conditions for the purchase, house cost,property evaluation value, chances for swift

acknowledgement, and (Chia, 2016; Razak, 2013).

Price is an important factor when considering investment in residential property.

Basically, price is what someone pays for something is return or as a consequence of

something. It acts as a medium of consideration in exchange activities in term of transfer

of ownership or other commercial transactions purposes. In general terms, price

determined by the supply (what seller is willing to accept) and demand (what buyer is

willing to offer) forces and competition (what market competition allows to be charged).

In real estate sector, price is considered a key factor in decision making for investing in

property. In the UK, the rate of housing affordability has reduced over time and

significantly affected to the housing industry in the country. This is to portray on how

price gives impact to the housing property investment in the UK (Azlansha Ali et al.,

2022).

FINDINGS, CONCLUSIONS AND RECOMMENDATIONS

The presentation of the summary, conclusion, and references is covered in this

section recommendations for variables Factors in buying housing unit and Residential

satisfaction.

FINDINGS

1. The level factors affecting buying housing unit is “Very Satisfy” on physical

features, housing support services, and social environment.

2. The level of residential satisfaction in SAFRAGEMC subdivision is “Very

Satisfy” on location, environment, and finance.

3. There is significant relationship between the factors affecting buying housing unit

and the residential satisfaction in SAFRAGEMC Subdivision.

CONCLUSION

On the basis from the findings of the study the following conclusions have, been

obtained;

1. The level of factors affecting in buying house unit is “Very Satisfy”. Therefore,

the residents of SAFRAGEMC were affected by physical features, housing

support services, and social environment.

2. The level of residential satisfaction is “Very Satisfy”. Therefore, the residents in

the SAFRAGEMC is satisfied with features and services in the subdivision .

3. Factors affecting buying housing unit is significant to residential satisfaction.

RECOMMENDATIONS

Based on the findings and conclusions established in the study, the following

recommendations are proposed.

Real-estate Agents

It is recommended that to improve the location of subdivision. Location is key to

valuable real estate. Homes in cities that have little room for expansion tend to be more

valuable than those in cities that have plenty of room. Consider the accessibility,

appearance, and amenities of a neighborhood as well as plans for development.

Residents

It is recommended to construct its physical features in a way to provide this goal.

Since they may differ physically and mentally, appropriate housing is differently defined

in their views. An understanding of individual differences and the impact of their

different views regarding the houses paves the way for the family’s adequate growth.

Subdivision Owners

It is recommended that housing owners conduct thorough research before making

a purchase. Financial planning is crucial to ensure a worry-free real estate transaction

because investing in real estate requires responsibility and a long-term commitment.

Students

For the students who are enrolled Bachelor of Science in Real Estate Management

(BSREM), they should strive to do better in their research because the result of the study

will help them in their future endeavor. Lastly, this research may serve as their guide or

reference in conducting future study in compliance on their degree.

The Future Researchers

It is recommended that future researched will concentrate on exploring detail of

customer choosing with each type of houses separately such as apartments, villas,

commercial buildings, officers. Besides, it is concerned to have more research about real

estate officers and companies to meet their demands to rent officers, commercial

buildings or villas. In the multiple regression analysis, although in the theory of the

previous research, there is contribution to explain dependent variable from the

independent variables of “feature”, “finance” and “environment”, but their beta values

and significant of the research showed that they are not contribute to explain the main

dependent variable of house purchasing decision, so this result needs to be noted in the

future research.
