I NTRODUCTION

The Objective of this paper is to provide an overview for the


setting up of integrated farming, wholesale distribution
centers and retail outlets mall in Malaysia. Even though this
paper will make attempt to look at the various aspects of the
Implementation, by no means it is a complete one as
numerous studies by subject matter experts need to be
conducted in order to gauge the feel of the industry. This
concerted effort will be elaborated extensively and viewed as

establish the platform in molding the working culture of the
employees and the leadership style of the company. As such there
is a dire need for vision to be established to act as a guiding

To begin with the Business plan proposed in this paper is focusing


on setting up a business venture in Retailing Industry. Since the
nature of this project is extensive, the different phase of
implementation can only be identified after taking into consideration
the short, middle and long term aspects of the business. The

W HOLESALE D ISTRIBUTION C ENTERS

 A wholesale distribution centers (WDC) is large building


where goods are stored, repackaging, catalogued, shipped,
or received. The principal operation of the place is receiving,
getting in new products, and shipping out products already
stored. It keeps the inventory of what products are presently
in the wholesale, what has been shipped and what has been
received. Consumers may also be able to purchase things at
reduced price.
 Sale of goods, generally in large quantity, to a retailer for
resale purpose.
o Example: Wholesale buys goods in bulk quantities
from either manufactures or importers, and then sells
in smaller quantity to retail stores.
 Cash and carry wholesale markets require membership and
purchase by the unbroken carton or case (bulk) with its own
customer perking facilities.

R ETAIL O UTLETS

 Retail outlets (RO) are a shop which combines and a


department store. The result is a gigantic retail facility which
carries an enormous range of products under one roof,
including full lines of fresh groceries and apparel. A
consumer can ideally satisfy all of his routine weekly
shopping needs in one trip. The convenience of open space,
self service, large than usual choice of goods and
competitive prices. The merchandise is consumable and non
consumable food – dry and preserved, frozen foods, fresh
fish, meats, fruits and vegetables, clothing, hardware,
furniture, etc.
 Retail outlets also have other services like post office, fitness
center, training center, High Class Restaurants, etc.
 Customer usually shop by putting their products into
shopping carts (trolleys) or basket (self-service) and pay for
the products at the checkout. It is larger in size and has a
wider selection than a traditional grocery store.

centers built will be determined by the demography of particular
location. This is done by taking into account the country based
upon the population density.

A number of factors have to be studied carefully when choosing a


location to set up the business center. Although there can be many
criteria, the factors below are good enough guidelines on the choice
of location.

 Population – High population density where people have to


get supplies of all sorts at a just one stop center in one place
under one roof.
 Competition – Studying other competitors to see if the local
market can support another operation.
 Traffic – High volumes of pedestrian and vehicle traffic
passing by the area where people can stop easily for
impulse purchases.
 Surrounding Area – Checking the area’s future development
plans and projected growth rates.
 Community Centers – Near schools, parks, sporting facilities

To ensure the smooth running of this mega project a management


team has to be set up. This chapter proposes some guidelines on
what to do. To begin, the person in charge of the daily running of
the market and all the chain of Business Outlets needs to be
competent as a leader and as a manager of resources.

The Chief Executive Officer is a major contributory factor to the


potential success of the business and selection of the best possible
candidate should be given very careful consideration. The person in
charge must:-

P RICING

Price should allow for sufficient gross profit to cover overhead


expenses and reasonable net profit. There is two pricing methods
markups (based on cost) or margin (based on selling price). The
price will be kept to a level that is affordable to lower income groups
as that is our main target. In general, the price structure will the
lowest compared to other competitors in the same industry. SLA
will also look at the possibility of having a common price
mechanism for all its center and outlets to maintain standardization.
However, an extensive research needs to be done to have a good
and thorough understanding on pricing.

M ARKETING AND P ROMOTIONS

Marketing such as awareness campaigns through printed and


electronic media, among others, will be implemented. As such the
advertising and promotion aspect will be given a priority as to entice
the public to the business centers and outlets. The promotion
efforts will also be aligned to the different implementation stages of
the project to its ensuring effectiveness. Again, this is an area
where experts have to be engaged for better implementation.

S UPPLIERS

Getting a wide range of products from local and international


suppliers is very crucial in the business. Suppliers are those that
provide products, services and information that adds the
merchandise is to fulfill customers’ needs. The primary objective of
supply chain management is to fulfill customer demands through
the most efficient use of resources, including distribution capacity,
inventory and labor. Various aspect of optimizing the supply chain
include leasing with suppliers to eliminate bottlenecks,
implementing techniques to optimize manufacturing flow and using
location / allocation, vehicle routing analysis, dynamic programming
and, of course, traditional logistic optimization to maximize the
efficiency of the distribution side.

D ISTRIBUTION

Distribution (or placement) is one of the four aspects of marketing.


A distributor is the middlemen between the manufacturer and
retailer. After a product is manufactured, it may be warehoused or
shipped to the next echelon in the supply chain, typically a
distributor, retailer or consumer. SLA will have all in house
manpower to do this task as a huge organization without having to
outsource.

Distribution channels may not be restricted to physical product


alone. They may be just as important for moving a service from the
wholesale to all the retail outlets in every state and region in the
country. Therefore a fleet of Lories, trucks, pick up, vans, and
helicopter are required to do this job. SLA will invest in purchasing
these vehicles to ensure the smooth running of all business
operations. It is an area that needs special attention.

C USTOMER S ERVICE

Retail Outlets offer quick and friendly services, handy locations, a


variety of merchandise, and extended hours of operation with
ample space to shop around and park their cars. A consultant has
to be engage to look into the layout and interior decoration to a
attract customer to make purchases. Some area to look into are like
attractive design the store’s layout, strategic space for products that
can easily sell the most where customers can see and reach them.
Placing product with the highest profit margins at eye level will also
give tremendous impact on services and convenience. Placing high
demand products such as bread and milk at the back of the store to

S ECURITY

Employees have to be screened carefully. All reference and work


histories of all employees have to be checked thoroughly.
Employee dishonesty can include cash register shortages,
unauthorized discounts, pilferage, and the distribution of
merchandise to friends. Shoplifting is another area to look into
seriously. Warning sign have to be posted. CCTV to view all aisles
installed and small items kept near the cashier. Some staff has to
be trained to watch for and apprehend shoplifters and the
procedures in the event of robbery.
