not important. No need to verify their name until the end as noted in the Podio Intake
form. The most important thing is asking/addressing if they are the owner of the subject
property, or if they have any properties they want to sell**

*Make sure to utilize the Contact History section to input any notes to help reference
prior conversations w/seller. It is important to understand where the last agent left off
with the seller. For example, if the contact history notes state something like: “(seller
name) told me he was still going through the probate process so we need to reach back
out in 1 month” you have to pick up where a different agent left off and ask the seller if
they went through probate, are they ready to sell. **

**Please summarize up the info received from the seller regarding Podio questions,
and input into Cold Call Notes before submitting the lead, along with any additional info
about the call.

NEVER SAY YOU ARE A VIRTUAL ASSISTANT - If someone was to ask, you are an
assistant at our office located in Wood Dale, IL / 5 minutes from the O’Hare Airport.

NEVER SAY THE FULL COMPANY NAME IN THE FIRST CALL WITH THE CLIENT -
In order to give them full information you need to feel them out. Instead of the full name
say “DIRECT PROPERTY” this is because there are people that hate their life and are
mad that you are calling them and will report us and leave us a bad review online.

THEY ARE CONSIDERING SELLING(?)

(Seller asks if you are working for a company? OR Company Name)- Tell them "Yes,
we are a local investment group specializing in purchasing properties in AS-IS condition
FAST for CASH. If they keep asking more questions… We can close in as little as 7
days" “Attorney 2 Attorney, meet at the closing table and get the deal done”

(Seller asks for the last name of you or your partner)-Providing them with an answer
may help build trust to open them up, so you can give them your last name. If you do
not feel comfortable with that, make one up. (VA’S PLEASE PRESENT YOUR LAST
NAMES TO PAUL”) Your partner that you will be giving the information to is Pawel.
(Seller wants you to call their realtor instead)-Ask if their property is listed with a realtor?
If it is already listed, PUT IT INTO DEAD LEADS. DO NOT SUBMIT PODIO LEAD
SUBMISSION.

(If they do not own the property)-Ask if they have any property they may be looking to
sell. If not, disposition accordingly.

(Where did you get my number?)- From public records, we own properties in the area
and we are reaching out to neighbors to see if they are interested in selling their
property.

(If it's a random call)- It is not a completely random call as for we have bought some
properties in the area, and wanted to see if you were interested in selling yours at all?

(Have you seen my house/property?)- No, not personally, but we are looking to
purchase in that area.

(You should be able to look everything up that you need/Don't you already have the
information?)- We do have access to a lot of information, but what we do not know is
the exact condition of the property, or any updates/changes that might have been made
on the inside. Those can have a big impact on our offer. Is it ok that I ask you some
questions about the property to get a better understanding, so we can put together an
offer?

(Why did you think I am selling my property/house?)- We really did not know if you were
interested in selling, since we have bought some properties in the area, we wanted to
contact you.

(If they only want to discuss on email)- Make sure you get their correct email, put it into
Podio lead form along with notes pertaining to it, and submit.

(Why can't you give me the offer/Why do I need to speak to somebody else?)- I help
collect some basic information, then I pass it to my partner who has the tools to actually
calculate the exact offer. I wouldn’t want to give you a price we wouldn't be able to
perform on.

(If you were able to get information from them in regards to selling but cannot verify their
# or best time to contact)- Submit the lead!
