SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, XXXXXXXXX, of legal age, married to XXXXXXXXXXXX, Filipino citizen, and resident of
XXXXXXXXXXX, have named, constituted and appointed, and by these presents, do hereby name,
constitute and appoint XXXXXXXXXXXX, of legal age, Filipino citizen, and a resident of Zamboanga
City, as my true and lawful Attorney-In-Fact, for us and in our name, place and stead, to do and

perform the following acts and things, to wit:

1. To represent me and appear in my behalf in the filing and preparation of the civil case of quieting
of title and/or removal of annotation of Entry No. XXXXXXXin the Transfer Certificate of Title No.
XXXXXXXX, registered under our names, before any courts of law of quasi-judicial body;

2. To appear in our behalf and represent us at the pre-trial or preliminary conference or any stage of the

proceedings, with the authority to enter into amicable settlement, both in Court Annexed Mediation
(CAM) and in Judicial Dispute Resolution (JDR) or of submission to alternative modes of dispute
resolution, to enter into stipulations and admissions of facts and of documents in relation to any case
being filed before the court of law or any government office, and to act upon matters that may be
considered at pre-trial, including the signing of the Verification and Certification of Non-Forum Shopping,
any paper, pleading, motion, comment, opposition, note, slip or document as may be necessary or
beneficial to me in connection to the abovementioned properties;

3. To engage the services of a lawyer, a tax professional and such other professional real estate
practitioner, if necessary;

4. To execute an Affidavit of Non-Tenancy involving the abovementioned parcel of land;

5. To process permits, documents and applications relative to the formation and registration of
subdivisions and/or homeowner’s association with the Office of the City Planning and Development
Coordinator, Registry of Deeds, Bureau of Internal Revenue, and Office of the City Assessor’s Office;

6. To sell, transfer and convey all whatever price and terms and conditions that he may deem proper
and fit, to any buyer, the remaining portion of the abovementioned property;

7. To accept and collect partial and/or full payment, by check or in cash, and to encash the same, in
my name and/or in our joint names, the proceeds of sale of the aforementioned property and sign
for the receipt thereof should the circumstances requires;

8. To sign and execute any and all documents of sale, transfer or conveyance and Deed of Partition
or Petition to Split of the aforementioned property and its corresponding subdivision plans and all
other documents, if so requires, for the expeditious partition of the parcels of land to the respective
buyers;

9. To execute and sign the intent to sell or offer to sell to any homeowner’s association who intends
to purchase the same and all other documents necessary in their registration with the Department of
Human Settlements and Urban Development (DHSUD) relative to the sale of the abovementioned
property;

10. To sign any document relative to the application of the organized association with the
Department of Human Settlements and Urban Development of the future and/or present
homeowners of the abovementioned parcel of land;

11. To pay any and all unpaid or accrued property taxes including capital gains tax and
documentary stamp tax necessary to affect the registration of the sale and the transfer of title of the
said property to the buyer or purchaser;
12. To engage the services of a reputable real estate broker, a lawyer, a tax professional and
such other professional real estate practitioner, if necessary, to ensure the expeditious and smooth
sale of the property and to pay their respective fees and/or commissions from out of the proceeds of
sale of the same;

13. To do and perform all other lawful act and deeds necessary to undertake the execution and
finalization of sale, transfer or conveyance of the said property; and

14. To perform any other act, process or undertaking, any document, deed, contract, vouchers,
instrument or paper as may be necessary in connection with the above authority.

HEREBY GIVING AND GRANTING unto our said Attorney-In-Fact power and authority to do and
perform every act and thing whatsoever requisite, necessary and proper to be done in the exercise of
any of the rights and powers herein granted, as fully to all intents and purposes as we might or could
do if personally present, and HEREBY RATIFYING AND CONFIRMING all that our said Attorney-In-Fact
shall lawfully do or cause to be done by virtue of this power of attorney and the rights and powers
herein granted.
