BMS (building management system)

What is BMS (building management system)?


• it is also called building automation system. it is basically a
system for monitoring, controlling, operating and managing
all Electromechanical loads (such as ventilation, air
conditioning, heating, lighting, elevators, etc.), and recently
it also includes the connection with most light current
systems such as surveillance cameras, audio, burglar alarm
system, access control system and Fire alarm all through one
integrated system.
• Building management systems can be defined as how to
control all equipment’s or all different systems in the building
from one location through the server of the BMS
• BMS is global system for control and monitoring of
mechanical and electrical equipment in building

Why do we need building management systems?
1. Energy saving and planning
2. Comfort and healthy environment through optimum control of
main facilities like HVAC and lighting
3. Efficient maintenance of electrical and mechanical equipment
4. Fast trouble shooting and less down time
5. Correct fault analysis thanks to historical data and reports.
What is BMS consist of?
➢ in the old system consisted of:
▪ Sensors
▪ Actuators: to open and close the valves to be controlled.
▪ DDC direct digital control:
is the brain of the system, it receives various types of Input
signals, whether digital or analog, from the various sensors
installed on the desired devices monitor or control it, and
the DDC analyzes this data received and based on the
programs designed within it .It sends the Output signals to
the different devices (the signal reaches the actuators that
control it In hardware parts), for example, digital signals are
output from it to separate and operate devices such as fans
and pumps, as well Analog signals come out of it to devices
such as variable speed drive, which are speed control
devices Motors, Dampers, or Valves installed on other
devices
▪ Soft ware
▪ Pc display
this system worked independently, meaning that through the
controllers it could control the HVAC equipment. For example,
or other lighting systems.

What is structure of BMS?

Management Level: This is the front end for the operator and
engineer used to visualize the graphics for controlling and
monitoring the systems which have computer workstation,
server, web browser, printers.

Automation Level: BMS Router and other main controllers


connected in building network

Field devices Level: this is Level where BMS controllers


connect to field systems sensors, actuators, and other panel
circuits to monitor and control.
Discuss The input and output modules
▪ Analogue inputs (AI): An analogue input is any input
where the value is variable and not just true or false
such as Water level sensor, Water flow sensor.

▪ Digital inputs (DI) A digital input is a point the controller
reads which can be one of two states; it is either true or
false. the fire alarm input on a building management
system would always be a digital input, this is because
the fire alarm is either activated or it is not, it has to be
one of two states and Air /water pressure switch.

▪ Analogue outputs) AO): An analogue output is a point
that the controller commands across a variable range
such as 0-10Vdc. Such as VSD, VFD, valve actuator and
damper actuator.

▪ Digital outputs (DO): It is a point which the controller
commands such as a pump enable signal.

‫التحكم (تشغيل وايقاف ) غلق وفتح مثل محابس التحكم الثنائيه‬
‫ومحركات المضخات ومحركات المراوح‬
