2023 Local Negotiated Rate Agreement

TERMS: Valid August 9th, 2023 – August 9th, 2024

RATE: In consideration of the anticipated annual volume business that your company
represents, MainStay Suites is pleased to extend the following net, non-
commissionable guestroom rate options:

Standard Single Queen Suite

$89.00
Standard Double Queen Suite
$89.00

This rate is subject to availability, see blackout dates. Should the preferred rate not be
available, the best available house rate will prevail.

Guest room rates are offered on a net, non-commissionable basis and are subject to our
state tax and hotel tax combined equaling to 13% (subject to change without notification).

For comparison, our rack rate range is 119.00-299.00. Preferred rates are applicable to
single or double occupancy and will be confirmed based on the specific room inventory
available at the time a reservation is made.

PRODUCTION: This agreement shall be subject to quarterly reviews, at which time production will be
evaluated.
GUARANTEE: Reservations can be guaranteed for late arrival with a credit card or deposit. In the event
that a reservation is guaranteed for late arrival and the guest “no-shows”, the appropriate
 room and tax charges will be charged against the form of payment used to guarantee the
room for late arrival.
Reservations may be cancelled without penalty prior to 3:00PM day prior to arrival.
A cancellation number should be obtained from the reservations agent for
reference.
BILLING
PROCEDURES: All guestroom charges including room and tax and /or incidentals will be the
responsibility of the individual traveler.

Check in time is 3:00PM; however, in our continuing effort to provide a pleasant stay,
guests will be able to check in as early as rooms are available.
TRAVELER
BENEFITS: As a preferred Account of the Mainstay Suites your travelers will receive the following
amenities and services:
• Complimentary parking
• Indoor swimming pool and fitness room
• Complimentary in room Wireless High Speed internet
• Complimentary use of business center (based on availability)
• Guest Laundry
• ATM

Terms of the agreement are subject to quarterly review at which time room night
production will be measured and evaluated. The Mainstay Suites reserves the right to
cancel or alter terms of this arrangement if volume is not on pace to meet the annual
room night commitment.
