RETROFIT :
It is an act of upgrading and adding those qualities to existing building to
meet new requirements not foreseen in original design so that it performs
better according to the future necessities.

SCOPE :

• Energy Retrofitting
• Sustainability retrofitting
• Retrofitting for flood risk
• Seismic retrofitting
• Retrofitting for Barrier free requirement
• Rainwater harvesting
ENERGY RETROFIT :
An energy efficiency retrofit is the removal a building’s existing equipment, whether that is HVAC,
lighting etc. and installation of updated and more efficient equipment.
An energy efficiency retrofit refers to the, “Renovation, retrofit, and refurbishment of existing buildings
represent an opportunity to upgrade the energy performance of commercial building assets for their
ongoing life.

Tasks include:

•insulating attics and insulating and conditioning crawlspaces


•air-sealing
•duct-wrapping
•replacing outdated, oil- or wood-based heating options
with high-efficiency heat pumps
•installing high-efficiency windows and doors
•installing ENERGY STAR-rated appliances
SUSTAINIBILITY RETROFIT :
A green retrofit is any refurbishment of an existing building that aims to reduce the carbon emissions and
environmental impact of the building

•Evaluate occupancy patterns, then apply daylight, HVAC and lighting sensors in appropriate locations.
•Consider solar shading devices for windows and doors
•Analyze the benefits of distributed generation if the building is in a campus cluster or can share the on-
site energy produced with adjacent buildings.
•Determine if a cool roof or green roof are cost-effective ways to reduce heat island effect and
stormwater runoff.
•For historic buildings, update systems appropriately to maintain a balance between the need for
energy and water savings with the character of the original building fabric.
•Take the opportunity afforded by the building renovation to incorporate sustainable operations and
maintenance practices and switch to green cleaning products and methods.
•To ensure a newly renovated building continues to perform as designed, measure the performance of
the building regularly.
SESMIC RETROFIT :
Seismic Retrofitting aims to enhance the structural capacity of the building that is deficient or
vulnerable to earthquake.

Goals of Seismic Retrofit

1)To increase lateral strength and stiffness of building


2) To increase ductility to avoid brittle failure
3) To increase integral action and continuity of members
4) To eliminate or reduce the effect of irregularity
5) To enhance stability against overturning or sliding
STEPS OF SEISMIC RETROFIT

To review initial considerations (location,zone,type etc.)

To select retrofit objective (target achievement)

To obtain information of the building (documents)

To conduct seismic evaluation (identify deficiency)

To decide upon retrofit, repair or demolish

To design and verify retrofit scheme (workout details)


LOCAL RETROFITTING can be done by in three ways :

1) Concrete Jacketing

2) Steel sheet Jacketing

3) FRP (Fibre Reinforced Plastic)sheet wrapping


COLUMN RETROFITTING - CONCRETE JACKETING
Minimum Thickness of Jacketing = 100, Since the thickness of new concrete is small it can be done
by micro concreting or shotcreting

METHODS
STEEL SHEET JACKETING – COLUMN

Used to increase shear strength and provide confinement to columns concrete. Gap of 25mm from top
and bottom to prevent axial loading of steel plates.
FRP WRAPPING
FRP has high strength to weight ratio. Used where other two methods are difficult use.
BASE ISOLATION
IT is one of the most significant developments in earthquake engineering in the past 35
years. It provides the design profession the ability to design a building that is “operational” after a
major earthquake
