INTRODUCTION
➽The bank is presenting a proposal for the purchase of a parcel of
vacant land from a private owner and merging it with the existing
land owned by the bank at Harar Town.

OPPORTUNITY FOR EXPANSION
➽The neighboring parcel of vacant land represents a significant
opportunity for expansion

➽The land is approximately 271sqm and is located adjacent to one of


the bank’s existing parcels.

➽By merging this land with the bank’s existing holdings, it would be able
to create a larger, more contiguous tract of land that could be
developed as a single unit.

➽In addition to providing the bank with more land for development or
investment, the merger would also increase the value of its existing
holdings

NEGOTIATIONS WITH PRIVATE OWNER
➽Negotiations with the private owner of the neighboring parcel of vacant
land have been ongoing for several months.

➽While there have been some challenges and concerns raised during
these negotiations, the bank is confident that it has reached an
agreement that is beneficial for both parties.

➽One of the main challenges faced was determining a fair price for the
land. The private owner initially requested a higher price than the bank
was willing to pay, but after several rounds of negotiation, they were
able to reach a mutually agreeable price.

➽Finally fair price was reached on 6,000,000 ETB without


including property transfer cost.

BENEFITS OF THE PROPOSAL
Here are the main benefits of purchasing this vacant land:

01 First and foremost, it will help resolve the


dispute due to boarder delineation with the
neighboring property owner and provide more
space for construction.

02 This additional land will also improve safety


and access to the property, making it more
suitable for mixed-use development .

03 It will provide suitable accesses for


Machinery and Construction materials
during the demolishing and new
construction of the Project.

04 This additional land would also increase the


value of our existing holdings.
