HOME RENTAL AGREEMENT

BETWEEN:

On the one hand, ____________________________________________________, of nationality

_________________________ of this city, who in the present contract will be called THE OWNER; and
on the other hand, ____________________________

age, profession or trade ________________, holder of the identity and electoral card No.
__________________________, domiciled and resident at the number _________ ( ) of the street
_______________________________________________________________, in the sector of
_________________________ of this city, who in the following of the present contract will be called THE
TENANT.

IT HAS BEEN AGREED AND COVENANTED AS FOLLOWS:

FIRST: THE OWNER rents to THE RENTER who accepts: the house No. ___, of the street
____________________________ of ____________________________, of this city of
________________________, which has been seen, examined and found to its entire satisfaction by THE
TENANT who will use it for __________________ exclusively, not being able to use it for any other
purpose, nor assign it onerously or gratuitously, nor sub-let it in whole or in part, without the written
consent of THE OWNER.

SECOND: THE TENANT is obliged to maintain the rented house in good condition, and all damages to
the walls, doors, windows, latches, locks, electrical installations, sanitary installations (obstruction of
toilets, sinks, bathrooms, bidets, sinks, and any other drainage, changes of slippers, broken keys, etc.) will
be replaced by THE TENANT at his/her sole cost.) will be replaced by TENANT at TENANT'S sole
expense. The TENANT is also responsible for the interior painting of the house.

THIRD: THE TENANT agrees not to make any new changes or distributions in the house, without the
prior written authorization of THE OWNER, and in case of improvements made in said house, they will be

FOURTH: THE TENANT agrees to pay for rent the sum of __________________PESOS ORO

THE OWNER.

FIFTH: The parties agree that this AGREEMENT shall have a term of __________________ as of the
date hereof.

SIXTH: It is agreed between the parties that water and electricity services are for the TENANT'S account,
as well as any other service that he/she intends to use, and he/she is obliged not to leave debts in any of
them; and in the event that at the end of the present contract he/she has left an unpaid account, he/she will
automatically become a debtor of THE OWNER, for the amount of the unpaid debts.
SEVENTH: It is agreed between the parties that the present contract does not contemplate in any way,
inheritance rights on the part of the heirs or successors of THE TENANT; and in case of death of THE
TENANT, his/her heirs and assigns shall vacate the property at the end of the term of this lease, or sign a
new lease with THE OWNER, if he/she so consents.

EIGHTH: The parties agree that, if THE OWNER decides to sell the leased property, in exercise of his/her
legitimate rights, the provisions of the lease are transferred by operation of law to the new owner, and
consequently, any dispute arising from the lease and its provisions shall be resolved between the new
owner and the lessee. Likewise, the provisions of this contract shall remain in force between THE
TENANT and THE OWNER, producing all its legal effects between them, it being sufficient for THE
OWNER to notify THE TENANT a copy of the act of sale.

NINTH: THE TENANT presents as his/her joint guarantor in the present contract, Mr.
_____________________, Dominican, of legal age, of civil status _________, of profession or trade
___________, holder of identity and electoral card No. ___________, with domicile and residence at No.
___ of street ___________ in the Sector of _____________________ of this City; who accepts the
obligation to pay any amount owed by THE TENANT if he/she fails to pay the rents or if he/she fails to
pay the rents or if he/she fails to pay the rent.___ of the street __________ of the Sector of ____________
of this City; who accepts the obligation to pay any amount owed by THE TENANT, if he/she fails to pay
the rents or if he/she causes damages to the property object of the present contract or damages to the
structure of the property.

TENTH: The parties agree that, if THE OWNER decides to sell the leased property, in exercise of his/her
legitimate rights, the stipulations of the lease are transferred by operation of law to the new owner, and
consequently, any litigation arising from the lease and its stipulations shall be resolved between the new
owner and the lessee. Likewise, the provisions of this contract shall remain in force between THE
TENANT and THE OWNER, producing all its legal effects between them, it being sufficient for THE
OWNER to notify THE TENANT a copy of the act of sale.

Eleventh: The parties agree and hereby establish that for any matter not provided for in this contract, they
refer to the common law. And for the execution of the same, they choose their domicile in the following
manner: THE TENANT and the guarantor, choose domicile in the rented house, when they are occupying
it, and in the residence of the guarantor, when they have vacated it; and THE OWNER, in his/her residence
described above.

DONE AND SIGNED in good faith in two originals of the same tenor, being one for each of the parties, in
