This estimate amounting to Rs 46863558.00 only has been framed to cover the probable
cost of above said work.

The Lohani Mechanical Workshop Construction Project is a response to the


evolving needs of the organization, the growing demand for mechanical services, and the
necessity to upgrade existing infrastructure. It seeks to create a cutting-edge facility that will
serve as a hub for mechanical operations, storage, and administrative functions while adhering to
safety and regulatory standards.

Neccesity :-

The construction of a central mechanical workshop arises from the urgent necessity to address
the shortcomings and limitations of the existing, aging structure. This report outlines the critical
reasons and compelling factors driving the need for a new central mechanical workshop facility.

Outdated Infrastructure: The existing mechanical workshop structure is significantly outdated,

wide range of mechanical activities. It features 28 reinforced concrete (RCC) columns, each
supported by beams at plinth level, door level, and roof level, ensuring structural integrity and
facilitating flexible workspace configurations.

Sub-Workshop:

Area: 63.45 meters x 6.86 meters

Description: The sub-workshop complements the main workshop, offering additional workspace
for specialized tasks. It incorporates 38 RCC columns with beams at multiple levels to
accommodate various mechanical operations.
Godown:

Area: 31.98 meters x 12.65 meters

Description: The godown facility is designed for the safe storage of mechanical equipment,
materials, and supplies. It comprises 20 RCC columns with beams at the plinth, door, and roof
levels, ensuring secure storage.

Office of JE/SDO:

Area: 9.15 meters x 6.41 meters

Description: Providing a professional workspace, the office of junior engineers (JE) and sub-
divisional officers (SDO) boasts a false ceiling and vitrified tiles flooring, fostering a conducive
environment for administrative tasks and coordination.

Toilet:

Area: 4.11 meters x 7.56 meters

Description: The on-site toilet facility ensures adequate sanitation provisions for the workforce
and visitors.

Boundary Wall with Fencing:

Length: 301.70 meters

Description: A substantial boundary wall, accompanied by fencing, encloses the entire campus,
guaranteeing security and privacy for the facilities within.

Main Gate Area:

Description: The main gate area functions as the primary entry and exit point for the campus,
featuring access control measures and security enhancements.

Utilities:

Description: The project includes the installation of an underground RCC water supply system
(HODI) and comprehensive electrical installations to power all campus facilities, ensuring
functionality and efficiency.

Interlocking Paver Block Roads:

Description: Internal transportation routes within the campus have been constructed using
interlocking paver blocks, facilitating the smooth movement of vehicles, equipment, and
personnel.

Landscaping:
Description: Landscaping and gardening efforts have been undertaken to enhance the aesthetics
of the open compound, providing green spaces and visual appeal.

The rates provided in the estimate are as per latest HSR 2023 excluding
GST amount. In addition to it, 18 % GST and 0.75% Contingency amount has been added in
addition as per latest Government instructions.
