(7) Illustrate your answers wherever necessary with the help of neat sketches.
(8) Use of Logarithmic tables, non – programmable calculator, Drawing instruments is
permitted.

1. (A) Prepare a preliminary estimate of a four-storeyed office building having carpet


area of 2000 sq.m. for obtaining the administrative approval of the Government
from the following data : It may be assumed that 30% of the plinth area
will be taken up by corridors, verandahs, lavatories, stair cases etc. and
10% of the plinth area will be occupied by wall.
Assume -
(1) Plinth area rate = 1500.0/- per sq. m.
(2) Extra due to deep foundation at site = 10% of building cost
(3) Extra for special architectural treatment = 0.5% of building cost
(4) Water supply, sanitation = 6% of building cost
(5) Electric installation = 12.5% of building cost

2. (A) Calculate the rate analysis for the following items :-
(Assume current market rates for materials and labour from Nagpur city
and labour guidelines from NBO) Providing and laying in position mass concrete
in foundation in cement concrete 1:4:8 mix with 40 to 50 mm size metal
(PCC). 5(CO2)
(B) Define specification. Enlist the principles of specification writing. 2(CO2)

3. (A) Calculate the rent for a building having FOUR flats constructed on a freehold
land with a cost of Rs. 95 lakhs on a plot of land costing 1.25 crore.
The owner expects 6% net return on cost of construction and 8% net
return on cost of land. Calculate the standard rent for each of flat of
the building assuming :
(i) Expected life of building is 75 years
(ii) Outgoings are 32.5% of net annual return from the building.
(iii) Rate of interest for sinking fund is 8.5%
(iv) Annual repair charges at 1.25% of the cost of construction. 5(CO3)
(B) Explain in brief freehold and leasehold properties. 2(CO3)

4. (A) Estimate the quantity of earthwork in a tabular form for a portion of road
with the following data by Mean Depth Method -
formation width of road = 7 m
Side slope in banking = 2:1
Side slope in cutting = 1:1
