I. INTRODUCTION

i. I/We have been instructed by Indus Towers Limited to carry out a detailed title search of
the property belonging to Ved Bharam CHSL situated at 3rd Floor, BrahmeBunglow, M.
Gandhi Road, Vishnunagar, Dombivli (West), Thane- Pin 421202 detailed particulars
which have been provided in Section 2 of this report (the “Property”).

I.1 In carrying out the title, encumbrance, and other relevant and necessary searches, we
conducted an inspection online at the following website on 24th July 2023. Consequently,
no entries were found.

Copy of search challan dated 24th July 2023, generated from the official website of
Inspector General of Registration (IGR), Maharashtra in annexed and marked herewith as
Annexure I.

I.2 We have relied on the following documents inspected by us in the above-named


government office and verified by us:

i. A copy of Lease Agreement between Mr. Shamakant Gopal Brahme located at


“Vedbrahma”, 3rd Floor, BrahmeBunglow, M. Gandhi Road, Vishnunagar, Dombivli
(West), Thane- Pin 421202 and Indus Towers.

ii. A copy of Letter dated 25/05/2021 from Mr. Vikrant Shamkant Brahmay addressed to
Indus Tower, Mumbai informing his father Shri Shamkant Gopal Brahme is expired on

10/10/2018, being the sole heir of Mr. Gopal Brahme requesting Indus Towers to replace
the name of Lessor to Vikrant Shamkant Bhrahmay.

iii. A copy of Electricity Bill dated 06/05/2022 issued by Maharashtra State Electricity
Distribution Co. Ltd issued in the name of Mr. Vikrant Shamkant Brahmay having
consumer no. 020011181687 located at Vedbrahma 3rd Floor Brahma Y Bunglow M
Gandhi RD Vishn.

iv. A copy of Adhar Card issued in the name of Vikrant Shamkant Brahmay having Adhar
Card No. 762956927492.

v. A copy of Pan Card issued in the name of Vikrant Shamkant Brahmay having Permanent
Card Number AAVPB7891H.

vi. A copy of tax assessment receipt dated 05/05/2020, bearing no. H11013399600 issued by
Kalyan Dombivali Municipal Cooperation, Kalyan in the name of Vikrant S Brahme
located at Vedbrahma M. Gandhi Road, Opp Ambika Nagar, Dombivalii(W).

I.4 For the purpose of preparing this title report, we have reviewed each of the aforesaid
Documents and records in detail.

III. TITLE (OWNERSHIP HISTORY OF THE PROPERTY)

● Vide email dated 17th July 2023, addressed by Indus Towers Limited, we have been

furnished with the scanned copies of the documents as mentioned in Clause 1.3(i-iv)
which have been duly perused by us. It is pertinent to note that, we have been provided
only with the photocopy of the aforesaid documents as stated hereinabove and no
originals of the same have been furnished to us. Further, as stated hereinabove, we have
also downloaded the documents as mentioned in Clause 1.2 from the official website of
the Inspector General of Registration (IGR) Maharashtra. In the view of the aforesaid,
we say that opinion is only based on perusal of the documents provided to us in Clause
1.3 hereinabove and since we have not been provided with the document for the title, we
shall not be held responsible and liable and we are not in a position to derive the title of
the property thereof.

● We would like to mention that it is based on the perusal of the aforementioned

documents, the said property appears to be in the name of Vikrant Shanakant Bhahme.

IV. ENCUMBRANCES / INJUNCTION ETC, IF ANY.

4.1 On perusal of the documents as mentioned in Clause 1.2 hereinabove and upon
conducting the online search in respect of the Property, it appears that no
encumbrance/charge/mortgage/lien on the property has been created.

V. NO OBJECTION CERTIFICATE / PERMISSION, IF REQUIRED FROM AN


APPROPRIATE/COMPETENT AUTHORITY (IES). (Either for entering into an
agreement (Lease / Compensation / License) or for the use of the Property, for
installation and operations of Telecom Tower and other related infrastructure (If
Yes, from which Authority(ies).

5.1 Occupancy Certificate

VI. SAFEGAURDS, IF ANY (Please mention any specific point which may warrant
consideration of the Company)

6.1 Since, we have not been furnished with the original title documents in respect of the
property, it is advisable that Indus Towers Limited carry out inspection of the
original/photocopy title documents and other related documents in respect of the
Property as available with the Owner.

VII. CONCLUSION

7.1 I/ We, have carefully perused all documents as furnished to us by lndus Towers
Limited and the records/ documents available on the official Website of the Inspector
General of Registration (IGR), Maharashtra and have conducted necessary online
search pertaining to the Property and we hereby conclude as follows: -

● Based on the aforementioned documents, we do not have the required documents to

conclusively establish a statement.

● Based on the aforementioned documents, the title of the property appears to be clear

and marketable.

● That the following persons is/ are having absolute ownership and clear marketable title

and is/are the lawful owner of the said property:
