I. INTRODUCTION
1.1 We have been instructed by Indus Towers Limited (for short, “ITL”) to carry out a
detailed title search of the property belonging to Mr. Dev singh son of late Mr.
Chhidhu Singh, detailed particulars of which have been provided in Section 2 of this
report (the “Property”).
1.2 In carrying out the title, encumbrance and other relevant and necessary searches, we
have conducted inspection online at the following website on 31.03.2023 at
01:00P.M.

i) Copy of the Aadhaar Card bearing no. 814122564150 of Mr. Dev Singh.
ii) Copy of the Deed of Leasedated NIL executed by and between Mr. Dev singh son

iii) Copy of the Declaration cum Indemnity Bond dated NIL executed by Mr. Dev

v) Copy of the Site Visit Form.
vi) Copy of the layout plan of building/ property
vii) Copy of the Bhulekh bearing Khata no. 00096.
viii) Copy of the Pass book issued by State bank of India in the name of Dev singh
and Kamla devi bearing account no-31874133060 and IFSC-SBIN003547
1.4 For purposes of preparing this title report, we have reviewed each of the aforesaid
documents and records in detail.
2.1 As per the revenue record, the brief particulars in relation to the Property are given

3.1 That no history of the property can be traced out based on the available documents.
4.1 That no encumbrance/injunction of the property can be traced out based on the
available property.
5.1 Copy of the No objection cum consent of Mr Parman singh son of Late Mr Chhidu
singh , Mr Chhote singh son of Late Mr Chhidu singh, Mr Paan singh son of Late Mr
Chhidu singh , Mr Prahlad singh son of Late Mr Chhidu singh, Mr Jai ram singh son
of Late Mr Chhidu singh , Mr Maan singh son of Late Mr Chhidu singh .
VI. SAFEGAURDS, IF ANY (Please mention any specific point which may warrant

VII. CONCLUSION
7.1 We have carefully perused all the relevant title documents and records and have
conducted necessary search pertaining to the aforesaid property and we hereby
conclude as follows:
7.1.1 That the following person is having an absolute ownership and clear marketable title
and seems to be a lawful owner of the said property:
