MEMORANDUM OF DEPOSIT OF TITLE DEEDS

FOR EXTENDED LOAN

THIS DEED OF MEMORANDUM OF DEPOSIT OF TITLE DEEDS for Extended Loan is

made and Executed at Mangalagiri on 20-08-2022.

By: Mrs Buchi Padmavathi, W/o Buchi Akkireddy Aged 46 about Years vide, PAN No.

BNMPB2495J residing at D.No.7-18-1 Jonnalagaddavari Street, Tenali, Guntur-522201.

Hereinafter called the DEPOSITORS which term shall mean and include his/her heirs,

legal representatives, assigns, executors, administrators etc. of the one part :-

IN FAVOUR OF: Bank of Baroda, a body corporate constituted under the Banking

Companies (Acquisition and Transfer of Undertakings) Act 1970, having its Head Office at

Mandvi, Baroda, in the State of Gujarat and one of its branches at

Kunchanappalii,Tadepalli Mandal,Guntur Andhra pradesh 522501 having TAN No

HYDB08330A.

Hereinafter called THE DEPOSITEE BANK which term shall mean and include its

successors, administrators etc. of the other part:-

The said Shri/Smt. Mrs Buchi Padmavathi, W/o Buchi Akkireddy stated that the

documents of title, evidences, deeds and writings more particularly described in the First

Schedule hereunder written (hereinafter called the "said title deeds") in respect of his/her

immovable properties situate at Flat bearing No.4(104), located in the GROUND Floor of

"Sri Sitaram Towers", Tadepalli, Guntur – 522501 more particularly described in the

Second Schedule hereunder written together with all buildings and structures thereon

both present and future (hereinafter collectively referred to as the "said immovable
properties") were deposited on 29-03-2018 by them with BOB with an intent to create a

security by way of mortgage by deposit of title deeds on his/her said immovable properties

for securing the due repayment, discharge and redemption by him/her as principal

borrowers to the account of Buchi Padmavathi, W/o Buchi Akkireddy & Buchi

Akkireddy to Bank of Baroda for its/their below mentioned financial assistance to

him/Shri Buchi Padmavathi, W/o Buchi Akkireddy & Buchi Akkireddy.

Nature of facility Existing Limit / Rs.

1. Housing Loan-→Rs 20,00,000/-

together with interest, additional interest, compound interest, further interest by way of

liquidated damages, commitment charges, premia on prepayment or on redemption,

guarantee commission, commission for Letter of Credit, costs, charges, expenses and

other moneys payable under their Heads of Agreement / Loan Agreements / Letters of

Sanction / Memorandum or Terms and Conditions amended from time to time. Buchi

Padmavathi, W/o Buchi Akkireddy & Buchi Akkireddy on the same day, further orally

confirmed to the said Shri Marneni Subrahmanyam of the Bank, that the mortgage created

by him/her on 18-11-2020 by deposit of title deeds in respect of the said immovable

properties shall be extended as and by way of further mortgage by deposit of title deeds

by constructive delivery so as to be a continuing security for the due repayment of the

increase in facility limit of Rs. 18,00,000/-(limit increased from Rs.20,00,000/-to

Rs.38,00,000/-) aggregating Rs.38,00,000/- together with interest, compound interest

and /or additional interest, costs, charges and expenses and the existing mortgage

together with the further mortgage created hereunder shall henceforth be a continuing

security to the Bank for due repayment, discharge and redemption by him/her as principal

borrower/guarantor to the Bank for its :

1.Top-Up Loan ---Rs 18,00,000/-


aggregating Rs.38.00 lacs together with interest, compound interest and or additional

interest in case of default, penal interest, liquidated damages, commitment charges,

premia on prepayment or on redemption, guarantee commission, costs, charges,

expenses and other moneys including any increase as a result of

devaluation/revaluation/fluctuation in the rates of exchange of foreign currencies

involved, payable by him/her/M/s. Buchi Padmavathi, W/o Buchi Akkireddy & Buchi

Akkireddy to the Bank under its Heads of Agreements/Loan Agreements/ Letters of

Sanction and Memorandum of terms and conditions as amended from time to time.

On the same day, Mrs Buchi Padmavathi, W/o Buchi Akkireddy further deposited with

Shri. Marneni Subrahmanyam, aged 33 years, S/o Singaiah Marneni, vide aadhar no:

968086187028, Branch Manager of the Bank, acting for the Bank further documents,

evidences, consents and permissions, more particularly described in the Third Schedule

hereunder written in respect of the said immovable properties as security in favour of the

Bank as aforesaid Shri Marneni Subrahmanyam , Branch Manager of the Bank, acting for

the Bank accepted the deposit of the said title deeds.

SECOND SCHEDULE ABOVE REFERRED TO

Item – 1: All that piece and parcel of Property situated at Guntur District, Mangalagiri

Sub division, Tadepalli mandal, and Municipality area, Kunchanapalli Village & Grama

Panchayat bearing D.No.10/1A of an extent of 3468.4 Sq.yds and Survey No.10/2A of an

extent of 1113.2 Sq.yds as amalgamated in one unit as an extent of 4581.6 Sq. Yds of

site, in Door no.3-272/1, belonging to M/s. Sri Sada Vishnu Constructions & Developers

Pvt Ltd, Hyd Rep by its Directors Alla Vijaya Kumar Reddy S/o.Sambi Reddy & Chalasani

Venkata Suresh S/o. Venkata Krishna Rao, who is Development Agreement/ GPA Agents

of Kallam Lakshma Reddy and 2 others as Doc Nos.15560/2018 dated 06.08.2018 of

Mangalagiri SRO. The schedule property is being bounded by:

East: National Highway service Road.

South: Road

West: Property of Harshavardhan Rao's compound wall.

North: Property of Kodali Ramana Murthy & Chukka Lakshmi Narasamma land.

Within these boundaries of an extent of 4581.6sq.yards or 3830.76sq.mts site and out of

which Undivided & Unspecified share of an extent 48.913sq.yds or 40.89sq.mts of site

along with the common and joint rights including the rights of easements, appurtenances

therein etc.

Item – 2: An undivided, unspecified and indivisible share of site measuring as mentioned

above and along with one Two Bed Room Flat bearing No.4(104), located in the GROUND

Floor of "Sri Sitaram Towers" with a plinth area of 1125sq.ft., (including common areas

and including car parking area) which has allotted and constructed in the entire

construction for the above mentioned share of site is being bounded by:
East: Common Corridor

South: Open to Sky

West: Open to Sky

North: Stair case and open to sky.

Within these boundaries one Flat No. 4(104), located in the GROUND FLOORwith a Plint

area of 1125sq.ft. (including common areas and including car parking area) and an

undivided, unspecified and indivisible share of site measuring 48.913sq.yds or

40.89sq.mts in a total extent of 4581.6sq.yards or 3830.76sq.mts of site along with

enjoyment of all the common and joint rights of said entire building and also along with

the rights of easements and appurtenances etc.
