Upendra Kumar Behera, aged about 42 years, S/o- Surendra Behera, by
caste-Niari, by profession: service, resident of Vill-Gandhina, PO/ G.P-
Bahanaga, P.S.-Khantapada, Dist-Balasore, PIN-756042,Odisha,
hereinafter referred to as “ Purchaser” (which expression shall unless
repugnant to the context of meaning thereof shall mean and include its
successors, assigns and representatives) of the Second Part.

the Bank in the said immovable property, hereinafter called as “ Secured
Asset” as defined under Securitization and Reconstructions of Financial
Assets and Enforcement of Security Interest Act, 2002 hereinafter
referred to SARFAESI Act.2002.

In consideration of the said deed the purchaser has paid the entire
amount/ sale price of Rs.17,67,000/- (Rupees Seventeen Lakhs Sixty
Seven Thousand) only on the following manner.
Total Rs.17,67,000/-
Upon receipt of the entre offer amount for the schedule property, the
Bank as Secured Creditor confirmed sale and issued Sale Certificate on
01.01.2020 vide letter BR/KIIT/SALE/258 dated 01.01.2020 in favour of
the purchaser. Simultaneously the possession of the Security Assets
more fully described hereunder was also handed over to the Purchaser
on 01.01.2020 on the basis of said Sale Certificate was issued as per
Security Interest (Enforcement) Rules, 2002. The original title deeds
pertaining to the schedule property which was in the custody of the Bank

have also been handed over to the Purchaser and the Purchaser admits
and acknowledges the receipt thereof.
AND WHEREAS, the Purchaser has now requested to the Bank herein
to execute deed of Conveyance in his favour in respect of said schedule
property morefully described in the schedule hereunder in accordance
with the Sale Certificate issued on 01.01.2020 and the Authorized
Officer of the Bank has agreed to do in the manner hereinafter
appearing.
Further the purchaser agrees and admits that the time of bidding
for the schedule property, when the Authorized Officer of the Bank
had conducted auction, the Bank had disclosed all known
encumbrances on the said Secured Assets pursuant to the Rules
2002 that the property (Secured Assets) is free from all
encumbrances and the Purchaser after enquiring about the property
free from all encumbrances purchased the same.

The land hereby sold and conveyed is neither a lease hold land nor a
Chaka Land. The land is also not coming under purview of Endowment
Act. or Ceiling Surplus Limit. It is coming under Municipal Area. It is not a
Bhudaan Land.
IN WITNESSES WHEREOF, both the parties have hereto unto set and
