KNOW ALL MEN BY THESE PRESENTS:

That WE, Airon Aviles, of legal age, single, residing at 135 VillaMaria
St. Sangandaan Caloocan City, hereinafter called the DONOR, and Robert
Langdon likewise of legal age, single, residing at 171 Marcela St. May Pajo
hereinafter called the DONEE, witnesseth;
That the DONOR is the registered owner of a parcel of land, more
particularly described as follows;
A parcel of land identified as Lot No. 2593 M-B-3 PSD-1124568, being a
portion of Lot No. 2567-, M-B-3, PSD-114-00897, situated at Blk. 12 Lebis
Espina St. Dagat-dagatan Caloocan City, Metro Manila, Philippines,
containing an area of ONE HUNDRED SQUARE METERS (100 sqm.), Covered
by Transfer Certificate of Title No. 005-3098900 (578969) registered in the
Registry of deeds, Caloocan City.
That the DONEE is a niece of the DONOR, who has been the latter’s
companion and nurse for the last Three (3) years;
That FOR AND IN CONSIDERATION of the trust, fidelity, help, and
affection shown upon the DONOR by the DONEE, and as an act of
gratitude and liberality on his part, the DONOR hereby voluntary GIVES,
TRANSFERS, and CONVEYS by way of donation, unto the DONEE, his heirs,
assigns and successors-in-interest, the above-described realty, together
with all the improvements found thereon, free from all liens, encumbrances
and charges of whatever kind;
That the DONOR affirms that this donation is not made with intent to
defraud his creditors, and that he has sufficient funds and property
reserved for himself and his obligations;
That the DONEE hereby accepts and receives this donations made in
his favor by the DONOR, and hereby manifests his gratefulness for the
latter’s generosity and liberality.
IN WITNESS WHEREOF, both parties have hereunto subscribed their
names this 31st day of October 2023, at Caloocan City, Philippines.

pages and acknowledged to me the same is their own free and voluntary
act and deed.

EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH WAIVER OF SHARE.

KNOW ALL MEN BY THESE PRESENTS:

THIS AGREEMENT, executed by and between: Airon Aviles widower of


Diana Marie Martinez Aviles of legal age, married and resident of 135
VillaMaria St. Sangandaan Caloocan City, and James Aviles of legal age,
single and resident of 171 Marcela St. May Pajo Caloocan City.

WITNESSETH:

1. That the above-named parties are the widow and children and the
sole heirs of the deceased James Aviles who died on August 21, 2021
at Caloocan City;
2. That said deceased died intestate, without Testament and without
leaving any debts whatsoever;
3. That said deceased left the following real properties which are all
conjugal and owned in common with his wife, the herein Edmund
Corcoran;

A parcel of land identified as Lot No. 2593 M-B-3 PSD-1124568, being a


portion of Lot No. 2567-, M-B-3, PSD-114-00897, situated at Blk. 12 Lebis
Espina St. Dagat-dagatan Caloocan City, Metro Manila, Philippines,
containing an area of ONE HUNDRED SQUARE METERS (100 sqm.), Covered
by Transfer Certificate of Title No. 005-3098900 (578969) registered in the
Registry of deeds, Caloocan City.

4. That pursuant to Sec. 1 Rule 74 of the Revised Rules of Court of the


Philippines, and the parties herein being all of age, they have agreed
to divide as they do hereby divide and adjudicate, the real
properties, above-described as follows;

That they hereby affirm that they have executed the foregoing
instrument out of their own voluntary free will without forces, intimidation
or violence upon their person, that they have hereby received their just
and proper share and have no claim or demand against each other.
That I, Airon Aviles for my part, and FOR AND IN CONSIDERATION of
the sum of ONE MILLION PESOS (php 1,000,000), Philippine Currency to me
in hand paid by my hereinabove named children to wit, Maria Camilla
Aviles, Niccolo Aviles, and Leo Lincoln Aviles, do hereby TRANSFER AND
CONVEY unto the said Maria Camilla Aviles, Niccolo Aviles, Leo Lincoln
Aviles, their heirs and assigns, all my rights, interest, and participation in
the above described property (or, That I, Airon Aviles, for my part, do
hereby WAIVE my rights, interests, and participants in the above-described
real property in favor of all my children, namely: Maria Camilla Aviles,
Niccolo Aviles and Leo Lincoln Aviles in like shares;
WITNESS MY HAND this 18th day of October 2023 at Caloocan City
Philippines.
