INTRODUCTION

Preventive maintenance is crucial to any

business looking to reduce maintenance
costs and the number of reactive
maintenance issues.
It’s the key to reducing equipment
downtime, improving asset lifespan and
efficiency, and increasing workplace safety.

What is Preventive Maintenance?

It is one of the types of

maintenance, that monitors the
condition and performance of
equipment during normal
operation.

The goal of preventive maintenance is to prevent

equipment failure before it occurs, and to reduce
the risks of accidents. It means taking regular
preventive maintenance measures will ensure that
you and your business are protected from
substantial risks and accidents.

Maintenance managers and technicians are able to identify posible
defects and fix them before they result in failure.
Some examples of preventive maintenance are:

❑ Performing regular business and equipment inspections

❑ Cleaning and lubricating essential equipment
❑ Tidying your business’s grounds

Types of Preventive Maintenance

There are four major types of preventive maintenance. Each one is built
around the concept of planned maintenance, although they are all organized
and scheduled differently, to suit different business operation purposes.

Time-based maintenance

Usage-based maintenance

Predictive maintenance

Prescriptive maintenance

Time-based maintenance

It involves regularly checking or inspecting

business assets at a specified time. The
business assets are checked whether they are in
good or bad condition. The time can be set after
a few days, weeks, or even months and usually
depend on the manufacturer’s recommendations
or equipment performance.
For example:
• Cleaning your gutter after every six months
• Lubricating all machines after every two weeks

Usage-based maintenance

Usage-based maintenance refers to scheduling and planning

maintenance services based on the utilization of the machinery
or equipment. It uses metrics like operating hours, equipment
monitors, and production cycles to schedule maintenance
programs.
For example, important machinery or a vehicle has covered X
amount of hours and needs maintenance to ensure it works
efficiently.

Predictive maintenance

It refers to a technique that utilizes data-driven and analysis tools to

detect and signal anomalies in business operations. It shows the
possible defects in the machinery so that you can take care of them
before the entire process fails.
This type of maintenance strategy reduces the frequency of machine
downtime, and this helps prevent unnecessary costs.
For example:
• Real-time monitoring of the performance and condition of the asset
• Analyzes the work order data

Prescriptive maintenance

Prescriptive maintenance uses advanced analytics, artificial

learning and machine learning to analyze and collect
information about the machinery condition. It uses technologies
and histories to make tests and assumptions on the business
assets.
Some examples applications include:
• Facilities
• Automotive
• Pharmaceuticals

Benefits of Preventive Maintenance

One of the most obvious benefit

of implementing preventive
maintenance is that you’re more
likely to stay ahead of problems
before they occur.

www.senati.edu.pe
✓ Preventive maintenance will decrease business downtime
and closures due to unexpected equipment failures.

www.senati.edu.pe
✓ Preventive maintenance will increase equipment life
expectancy, so you’ll spend fewer dollars in the long run.

www.senati.edu.pe
✓ It will ensure all equipment and employees work only during
scheduled hours, eliminating the need for paying overtime due
to unexpected machinery breakdowns.

www.senati.edu.pe
✓ It will significantly reduce safety risks for employees and
customers, thereby reducing the costly risk of lawsuits and
workers’ comp.

www.senati.edu.pe
✓ Preventive maintenance means less energy consumption for
your assets and equipment due to high levels of operational
efficiency, which will reduce your utility bills.

Disadvantages of Preventive Maintenance
Budget constraints and
considerations

Time-consuming scheduling
and inspections

There are few Staff time and resources

drawbacks to
regular preventive Overkill of preventive
maintenance: maintenance

Requires planning

www.senati.edu.pe
1. Budget constraints and considerations

These may not be able to support

all relevant preventive
maintenance procedures and
inspections that ideally need
implementation.

www.senati.edu.pe
2. Time-consuming scheduling and inspections

They may not be feasible given

the volume of customers,
responsibilities, etc. on any given
day.

www.senati.edu.pe
3. Staff time and resources

They may mean that certain

employees work overtime, or are
taken away from their daily duties
in order to focus on preventive
maintenance practices.

4. Overkill of preventive maintenance

It can lead to unnecessary money

spent on precautions that aren’t
needed.

5. Requires planning

Proper planning is crucial to

implement an effective preventive
maintenance program, which will
ultimately take time.

Conclusions

Preventive maintenance makes the

equipment more reliable. It means
that can improve the performance
of your machinery and help cut
down operational costs.
