1.0 PREAMBLE

1.1 SCOPE OF WORK


The Scope of this report is to give an overview of MEP (Air Conditioning & Mechanical Ventilation, Electrical and Plumbing) System
designed for the Proposed Residence of Mr. Manoj Gyanchandani, Gurgaon

1.2 PROJECT OBJECTIVE


The Project objectives include energy efficiency, ecofriendly design, and centralized location of Equipment installation to ensure easy
maintenance, state of the art technology, fast track installation and compliance to all statutory regulations.

1.3 DESCRIPTION OF PROJECT:


The Proposed R Project comprises of:
i. Basement-: For meter room, D.G room, Swimming pool, Servant Room and Gathering area.
ii. Ground Floor: Main Entrance, Drawing room, Kitchen, Living, Dinning, Guest Bedroom etc.
iii. First Floor: Living room, Guest bedroom, Library/Music etc.
iv. Second Floor: Gymnasium, Games/Multipurpose, bedroom etc.

1.4 SALIENT FEATURES OF ENGINEERING SERVICES SYSTEMS:

1.4.2 ELECTRICAL SYSTEM

 Use of UPS for emergency backup of services.

 Building shall have its own DG sets for 100% power backup.

 Servo- stabilizers for controlled voltage

 Automatic power factor correction to maintain power factor around 0.95.

 10% Solar power generation for external/façade lighting

 Use of energy efficient fixtures and lamps i.e. Compact Fluorescent Lamps (CFL), T-5 Lamps and LED

 The building shall have intelligent addressable fire alarm system

2.0 ELECTRICAL, FIRE ALARM & BUILDING AUTOMATION SYSTEM:

2.1 GENERAL:

The various Electrical facilities for this Building are being designed to meet the requirements of BIS and Indian Electricity rules
requirements and shall be integrated with the overall décor of the installation. The Electrical system will be so designed that it is reliable
and feasible to meet not only present requirement but also suitable for future load growth (of 10%), if any.

Following design parameters are considered while estimating the electrical loads:-

Following gives the brief design criteria proposed to be adopted in various facilities of the Electrical installation:-

Power Supply Source:

It is envisaged that power supply will be available from DHNVN at 433Volts. Which can be further distributed. Beside this,
captive power required will also be made through DG sets.

2.2 ELECTRICAL POWER REQUIREMENT:

Based on the preliminary drawings given by architect the power requirement of ultimate stage works out to be as follows
(Refer Annexure E-1).

2.2.1 Domestic Bulk Supply:

It is proposed to obtain two power connections from DHBVN (Utility) at 0.433kV, 3 Phase, 50 Hz by installing two energy
meter at entrance (near gate) /outside plot area (on pole By Utility) through a separate feeder from the nearest point.

A separate LT metering room shall be provided near the entrance gate of the premises. The LT metering shall be provided
with suitable over current & earth fault protection.

2.2.2 LT DISTRIBUTION (415 V, 3):

To meet the above load requirement, a Main panel is proposed at basement electrical room with servo-stabilizer to cater
requirement.

Substation comprises of servo stabilizer, main panel with two incoming (one from Servo stabilizer and one from DG set) a
suitable size ATS and outgoing feeders as required.

2.2.3 EMERGENCY POWER SYSTEM:

In view of the prevalent power shortage. It is proposed to provide 100 % power backup to meet the requirement of electrical
power under power failure/cut conditions. Adequate size of DG sets shall be provided for this purpose to cover the total
operating load requirement.

a) DG Sets :

One (1) nos. 200kVA of 415 Volt, 3 , 50 Hz DG Set are proposed to be installed. DG is proposed having automatic
mains failure (AMF), auto synchronization through PLC, auto load sharing facilities etc.

b) UPS :

For reliable and uninterrupted power supply for communication facilities and computer services etc, UPS source is being
proposed to be provided with backup batteries of suitable capacity.

2.2.4 MAIN PANEL:

a) Main Panel shall be provided with ACB's/MCCB's of appropriate ratings & with over current/ Earth fault
protections, Aluminium/Copper busbars in cubicle compartmentalized design.

b) The connections between the LT Meter and Main Panel; and the DG Sets and Main Panel shall be done using bus
ducts/XLPE insulated PVC sheathed aluminium cable of adequate rating.

c) The connections further from Main Panel shall be done using 1100 Volt grade XLPE insulated Aluminium/Copper
conductor cables.

2.3 POWER DISTRIBUTION SYSTEM:

Distribution & switching arrangement at various location/floor has been planned keeping in view the case of isolation and
also the level of fault protection desired.

The feeding arrangement for change over is made such that at a given time any selected feeder can be run either on normal
supply or on alternate supply.

Design of distribution system shall be such that maximum voltage drop at the farthest point is restricted to 5 % from the
supply point.

a) Distribution Boards:

For normal light and power distribution, distribution boards comprising of the following shall be used :-

i) Incoming shall be provided with MCCB's / MCB's.

ii) Outgoings shall be provided with DP/SP MCB's.

iii) In case of power DB's, ELCB's (Earth leakage circuit breaker) shall be provided in the incoming side. In case of
lighting DB's, ELCB's shall be provided in the outgoing side.

2.4 LIGHTING:

a) Fluorescent/LED lighting in service areas shall be designed on the basis of illumination level and lighting fixtures
shall be integrated with the interiors layout.

b) Lighting in corridor, kitchen, lift lobby, parking etc shall be designed based on illumination level, with spot lights
provided at tables, lighting fixture shall be integrated with interiors layouts.

c) LED Lighting in Kitchen etc. is being designed on the basis of illumination level and lighting fixtures shall be
integrated with the internal layout.

d) Lighting in guest room, bedrooms shall be LED, warm lighting/incandescent type as per interior requirement and
shall be on automation for energy efficiency.

2.5 CABLING/WIRING:

2.5.1 MV POWER CABLE:

Adequately sized XLPE sheathed and insulated Aluminium conductor, 1100 V grade, power cables conforming to IS-1554
shall be provided for power distribution in GI cable trays/underground fashion. However appropriate screened copper
cables/wires will be used for all special services and communication circuits. Whenever required, cables shall be installed
underground as per BIS and road crossing etc. shall be through already laid GI pipes/RCC hume pipes. Separate shafts shall
be provided for power and signal cabling.

2.5.2 WIRING INSTALLATION:

a) Generally, the electrical wiring installation will conform to IS standard (IS:732-1989). The complete wiring installation
concealed or exposed will be installed in heavy gauge PVC Conduit.

b) The wiring for light and small convenience power outlets shall be with PVC insulated copper conductor wires
conforming to IS:694. The lighting circuit wiring/point wiring shall be carried out with 2.5 Sqmm copper conductor
while power wiring shall be carried out with 4 Sqmm copper conductor wires. Colour code shall be maintained for the
entire wiring installation i.e. Red, Yellow and Blue for the phases and black for the neutral and green for earthing.

2.6 EARTHING SYSTEM:

Safety in using electrical energy is of paramount importance considering its dangers. The earthing system will be in
conformity with the IS:3043. All non-current carrying metal parts forming part of the electrical system shall be connected to

the grounding system. The requirement of Indian Electricity Rules and statutory requirement of local Electricity authority
shall also be met fully.

a) The earthing system is divided into two sections:

i. Substation earthing a. Servo neutral earthing


(copper eathing) b. DG sets neutral earthing

ii. Protective earthing a. Servo & DG set body earthing


(GI earthing) b. Main Panels
c. Equipments

iii. Lighting circuit a. Insulated copper earthing wire

b) Earthing grid:

For earthing of the equipment, a network comprising of earthing stations, shall be located outside the building in landscape
areas. Maintenance free treated type earth pits shall be envisaged considered considering the topography of the area.

2.7 LIGHTNING PROTECTION SYSTEM & AIR CRAFT WARNING LIGHTS:

For protection from lightning, the lightening protection will be required. The Lightning protection system shall consist of
metallic strips all around the building, air terminal with 6-digit 7 segment LCD Transient lighting counter, at terrace level,
connected directly to earth station by suitable size of aluminium stips at specified space.

2.8 TELEPHONE SYSTEM:

Incoming telephone cables will run underground from the property boundary to the central MDF room.
The central MDF room is proposed at the ground/first floor.

Telephone cabling and risers will be provided throughout the Building with Sub-Distribution Frames/Telephone tag blocks,
located at each floor or area for final connection of lines to the bedrooms, guestrooms, kitchen etc. All telephones shall be
connected cat 6 cables.

2.9 DATA NETWORKING SYSTEM

 Following data points are considered in the Guest Room, Kitchen, bedrooms etc:
For High Speed Internet Access - 1 Data Point near working Desk.
For IPTV - 1 Data Point near TV/Location.
For IP Telephone - 1 Data Point near Bedroom.

 The Data outlets of the Guest Rooms shall be radially connected to the respective edge switches in the LV Room of every
floor.

 The Data outlet (for WIFI) required in the corridor, lift lobby, games area etc shall be provided as per interior layouts.

 Edge switches of floors shall be connected to the core switch in the control room/server room by fiber optic cables.

2.10 MATV SYSTEM:

 For MATV Distribution System, each room/guestroom shall be provided with one no. co-axial cable socket outlet.

 These Socket outlets shall be connected to the splitter units thru RG-6 co-axial cables.

 Splitter units shall be provided in the ELV Shaft/LV room at every floor.

 These splitter units shall be connected to each other in Radial/Loop-in, loop-out manner through RG-11 co-axial cable to the
head end device which shall be provided by the service provider.

 Signal amplifier of suitable capacity shall be provided by the service provider to obtain clarity in Data & Voice signals
reception to each area.

3.0 AIR CONDITIONING AND MECHANICAL VENTILATION SYSTEM:
1.0 SALIENT FEATURES OF ENGINEERING SERVICES SYSTEMS:
1.0.1 AIR CONDITIONING SYSTEM

 Air conditioning system proposed for Residences is Inverter type Variable Refrigerant Frequency / Variable Refrigerant Volume
having multiple indoor units connected with One Outdoor Unit (Heating and Cooling).

 Use of refrigerant with zero Ozone Depletion Potential (ODP) and low Global Warming Potential (GWP).

 All motors shall be energy efficient (BEE 5 STAR Rated).

 All fans shall meet the efficiency equivalent to BEE 5 star rated

 All Treated Fresh filters shall be MERV 13 / EU 7 / Equivalent

2. AIR CONDITIONING AND MECHANICAL VENTILATION SYSTEM:

AIR CONDITIONING SYSTEM DESCRIPTION (COOLING & HEATING):

Air Cooled Inverter type Variable Refrigerant Volume / Flow (VRV/VRF) system is proposed to meet the Air conditioning requirement.
VRV/VRF System uses refrigerant as the cooling medium, and allows one outdoor condensing unit to be connected to multiple indoor units each
individually controllable by its user, while modulating the amount of refrigerant being sent to each evaporator. By operating at varying speeds,
VRV/VRF units work only at the needed rate allowing for substantial energy savings at part-load conditions. VRV/VRF System has variable
refrigerant flow rather than on/off operation thus enhancing the life of equipment.

Indoor Units: The indoor units on any circuit can be of different type and also controlled individually. Following type of indoor units can be
connected to the system:
Ceiling mounted duct-able type.
Ceiling mounted cassette type.
Hi Wall mounted type unit.

Outdoor Unit: The outdoor units are factory assembled, weather proof casing constructed from heavy gauge mild steel panels with powder
coated finish. The outdoor units shall have Scroll compressors. The noise level shall not be more than 60dB(A) at normal operation measured
horizontally 1m away and 1.5 m above ground level. All outdoor units shall be equipped with night time quiet operation function to reduce noise
levels during night time operation. The night time’s quiet operation shall have 3 modes of control - automatic, manual and combined mode. The
unit shall be provided with microprocessor control panel. Defrost of the outdoor unit coil shall be provided. Refrigerant used shall be green
refrigerant approved CFC free refrigerant (R410a).

2.8 MECHANICAL VENTILATION SYSTEM DESCRIPTION:


Toilets shall be provided with mechanical exhaust system. Exhaust air shall be collected over WC & shower area and connected to
vertical exhaust duct. There will be a dedicated general exhaust riser for each Toilet up to the highest level from where it shall be exhausted to
Atmosphere.
The Staircase <having External Wall> shall be naturally ventilated (A Louvered Opening (of at least 0.5 Sq. M.) to be provided on
External wall of Staircase at all Levels above Ground Level. Lift wells are proposed to be provided with Pressurization system, consisting of
supply air fans installed on roof top. This fan shall be connected to Lift Well through horizontal supply air duct. For achieving effective
pressurization. Fans shall be sized to maintain minimum positive pressure of 50 Pa across the door of Lift Wells. Supply air fans shall be
provided with motorized damper at fan discharge to prevent humid fresh air entering into Lift Well. These dampers shall be interlocked with fan

motor and shall open upon getting signal from the smoke sensor. The pressurization fans shall get activated upon sensing of smoke in Passage /
Lift lobby.
All Plant / Pump rooms housed in basement are proposed to be provided with mechanical ventilation system <Fresh air Supply as well as
Exhaust>. The system shall consist of centrifugal / vane-axial fans, air distribution system, electrical panel, wiring, control wiring and earthing
etc

4.0 PUBLIC HEALTH SERVICES (PLUMBING. FIRE FIGHTING AND FIRE PROTECTION SYSTEM):

1.1 Scope of work

The objective of this report is to give an overview of services designed for the proposed building located at Gurgaon Haryana. The
designs of Engineering Services undertaken include only Plumbing System. Listed as below:

 Water Supply Distribution system.


 Water Supply and Drainage point for Landscaping.
 Domestic RO Provision for drinking water.
 Solar Panel for Hot water Generation with Standby Geyser.
 Drainage which includes Soil, Waste, and vent pipe.
 Termination of vertical stack with cowl at terrace.
 Storm water drainage for the different terrace level.
 Rainwater harvesting pit for ground water recharge.
 Swimming Pool makeup water and overflow provision.

1.2 Broad concept of services:

The Services Systems for the project have been conceptualized based on experience and acceptable national design standards. Effort shall
be made to conceal all services and still provide access to these for accommodating changes in requirement in future. Conservation of
energy, optimization of resources, eco-friendliness and State of the art technology shall be the key factors in the design concept to ensure
least downtime and reduce maintenance hassles.

Every effort shall be made to design, layout and install equipment in locations which will tend to encourage routine preventive
maintenance by providing easy access for operation personnel. Manual isolation will be provided to enable servicing, expansion, or
renovation of any part of the system without interrupting the services in adjacent areas.

2.0 Plumbing Systems (Water Supply & Drainage)

2.1 Reference Standards

2.2 Approach to Planning

2.2.1 Requirement of adequate and equal pressure from 1.5 bars to 3.5 bars of cold water in toilets, kitchen, and other designated areas.

2.2.2 The water storage tank capacity shall be adequate to ensure availability of water for 3 days.

2.2.3 Levels of floors/ pavements and other services in the area.

2.2.4 Drainage and water supply provision for green areas.

2.2.5 Water conservation using low flow fixtures aligned to the Green Building Consultant.

2.2.6 Solar Panel for Hot Water generation aligned to the Green Building Consultant.

2.2.7 Rainwater harvesting Pit aligned to the Green Building Consultant.

2.2.8 Building Sewage shall be disposal into existing municipal manhole.

2.3 System Requirements

2.3.1 Water supply through Hydro pneumatics from underground tanks for making water available in all toilets and kitchen.

2.3.2 Daily water requirement shall be provided by municipal supply. Tanker fill connection and one borewell have been proposed as backup
in case water does not get from the municipal supply.

2.3.3 Storm / rainwater drainage system from the roof terrace and various levels of the building by means of draining and surface run-off water
to rainwater recharge pits for ground water recharging.

2.3.4 Building Sewage shall be disposal into existing municipal manhole.

2.4.1 It is proposed to provide the underground water tank for building in site area.

2.4 Design Calculations

2.7 Treatment of Water

Generally, the water may be feed in house either by Municipal water or tanker however borewell shall be provided as stand by provision.
We understand that the received water will be of good quality for use in domestic purpose.

Water treatment plant (WTP) to ensure that the chemical and bacteriological parameters of water supply in the complex are in accordance
with WHO, BIS 10500 and SP35. WTP is expected to basic, comprising of filters and hypo dosing units. However, WTP system design
shall be verified for suitability prior to installation in accordance with latest water analysis report. Shall be finalised after having inputs
from the Client.

3.0 Water Storage Sizing.


It is proposed to provide three days water storage capacity based on ultimate requirement in the underground tank.

Domestic Water: Water sourced from the municipal shall be storage first at the underground tanks and distributed by Hydropneumatics
system.

Drinking Water: Provision for Domestic RO system shall provide in the Kitchen area.

Hot Water: Hot water shall be served through the Horizontal Geyser which shall have pre heated water from the solar system.
It has been discussed and agreed that all luxurious bathroom shall have a solar hot water generator supply with dedicated standby electric
geyser, but all other staff area shall be only on solar hot water supply i.e no geyser.

3.3 Water Supply Distribution:

The pipe sizing shall be based on fixture unit calculation as per standard. However, the maximum velocity in the water supply piping
shall not exceed 1.5 m/second. All water supply in toilet area shall be run in wall chase however main header shall be run in ceiling floor
area after coordination with the Architect.

Underground water storage tank pumping station shall be proposed in the basement.

All inlets, outlets, washouts, vents, ball cocks, overflows control valves and all such other piping connections including level indicator
shall be provided for underground water storage tanks.

Full way gate valves shall be provided as close to the underground tank as practicable on every outlet pipe from the storage tank, except
the overflow pipe. Overflow and vent pipes shall terminate with mosquito proof grating.

The overflow pipe shall be so placed as to allow the discharge of water being readily seen. The overflow pipe shall be of size as
indicated. A stop valve shall also be provided in the inlet water connection to the tank. The outlet pipes shall be fixed approximately
75mm above the bottom of the tank towards which the floor of the tank is sloping to enable the tank to be nearly emptied for cleaning.

Water meters shall be provided in identified areas for water consumption recording for efficient monitoring and assessment. Head losses
through water meter shall be accounted for in water distributions calculations.

3.4 Sewage and Storm Water Drainage:

The following parameters/ site conditions shall be kept in mind when designing the sewage and storm water drainage system:

o Natural slope of the area.


o Layout of different facility in the residence.
o Sub-soil water table.
o Soil condition.
o Provision of Sewage lifting station.

o Provision of venting arrangement for manholes.
o Construction of manholes & laying of pipes considering ground condition.
o Termination of vent cowl at terrace level
o Provision of adequate slope for horizontal header in the under slung pipes.

The soil and waste shall be carried down in separate independently vented pipes. Two pipe drainage systems shall be adopted as per
ASPE standard. The sanitary, waste & vent system shall be watertight, and gas tight designed to prevent escape of foul gas and odour
from various fixtures. Provision of ASP vertical vent shall be made for hygiene, safety considerations, and to avoid entry of foul smell
into occupied areas.
Vent system shall be designed to facilitate escape of gases and odour from all parts of sanitary and waste system to the atmosphere at a
point above the building and to allow admittance of air to all part of the system, so that siphonage, aspiration or back pressure conditions
do not cause loss of seal at traps.

The soil & waste piping shall be run concealed in sunken slab and the horizontal header shall be subsequently connected to the vertical
stack located inside the associated pipe shaft which shall be coordinated carefully with other services and in consultation with Architect.
Care shall be taken to avoid pipe runs in electrical rooms and other critical areas. Provision for cleaning and rodding eyes shall be made
at strategic locations to allow the system maintenance.

3.5 Sanitary Fixtures & Fittings

All sanitary wares for common areas shall be selected by the Architect/Client aligned to the requirement of the Green Building
Consultant.

It is suggested that water closets for common areas shall be European pattern, wall hung, vitreous china, having "P" traps. All water
closets shall have concealed dual flush cisterns.

All wash basins throughout the building shall be of vitreous china with single lever basin fitting & waste coupling with CP bottle trap
fixed to the outlet. Inlet connections shall be made by CP angle stop cocks below the counter.

All sinks in pantries and kitchen shall be of stainless steel with single / double drain board. CP waste coupling and bottle trap shall be
provided in the pantries.

Accessories such as toilet paper holder, towel rails and soap dispenser shall be provided for toilets at suitable locations

3.7 Rainwater Disposal Scheme

Separate and independent rainwater drainage system shall be provided for collecting rainwater from terrace. Rainwater down takes of
appropriate size and number shall be provided in shafts adjacent to the external wall. These shall be integrated with the external façade of
the building. The final drainage of rainwater shall be routed to catch basin. Provision in catch basin shall be kept also for outside external
areas (paved, lawn and roads) and additionally perforated pipe drainage system shall be provided at open-to-sky courtyard / lawn. The
final disposal shall be connected to municipal drain manhole.

15 m to reach the nearest extinguisher.
