Standard of Professional Practice for Post-Construction Services

• Once na settle na yung construction dst, the final coat of paint when dried and when the keys to the
building are handed over to the owner (turn over na yung project sa owner)

• Architects- serves as the guardians of their integrity and functionality overtime

• The architects can offer post construction services that cater the needs of the client at sa dynamic

nature ng-built environment, this services compasses range of activity.

• They maintain the records of the project including the as-built drawings (invaluable insights for future
maintenance, renovation or expansions.)

RATIONALE

Successful building administration and management it requires approach that goes beyond
routine maintenance in order to optimize the overall performance and lifespan of the structure.

• Para ma-manage ng maayos yung building, it will require the multi-disciplinary professionals

(professionals with diverse skills set that it compasses various aspect of the building operations
maintenance and optimization; collaborate with professionals)

AIM: extend the lifespan of the structure

• In addition, sa primary role ni archictect sa architectural design they can also take responsibilities ng

Building Administrator or Property Manager (naka-focus in overseeing the operation maintenance and
overall management of the building or ng isang property; para masiguro yung functionality ng building
and at the same time value)

• They (Architect) can provide services for wide range of building types commercial, industrial,

residential, and institutional. The versatility of the architect will allow them to adapt their skill and
expertise dun sa iba’t-ibang klase ng buildings and utilities regardless kung anong gamit nito or size.

• Archictet will also consider the financial aspects by effectively managing a building or property in
producing the economic return para sa property owner or investor na-aachive ito by optimizing
operational efficiency (reducing maintenance cost and ensuring high occupancy rate and enhancing the
property value.

SCOPE OF SERVICES

Building and Facilities Admin

Building Maintenance

Responsible si architect for ensuring the building and lahat ng components nito ay in good condition, this
involves regular inspection para ma-identify yung wear and tear or kung may damage or defects ba that
may affect the building integrity, safety and aesthetic.
• Architect can work with the maintenance team and technicians to address the maintenance or repair
needs ng structure.

• Malaki din ang role ni architect in formulating rules when it comes to the proper use of the building

and it’s facilities, they can set guidelines for the use of common areas and emergency egress or exit areas.
GOAL: is to ensure the safety and harmonious use of building by all occupants.

• Security is one of the critical aspects of building administration. Architect will be responsible for security
services in order to safe guard the building and its occupants (overseeing security personel, access
control system, surveillance camera and other security measures).

• Architect will ensure the security protocols are in place promptly. Monitoring maintenance and upkeep
services (malinis yung mga spaces) essential for maintaining a safe and pleasant environment para sa
building occupants.

Grounds/Landscaping Supervision

Responsible si Architect for overseeing the landscape contractors and gardeners to ensure the proper
care and maintenance of the landscaping elements such as hardscapes (pathways, walls and fountains)
and softscapes (plants,trees and gardens).

GOAL: In order to make an aesthetically pleasing and well-maintained outer environment that enhances
the overall appeal of the building or the facilities.

• Need din na maayos at malinis yung mga entrances, exits and parking areas, no obstructions and walang
inconvenience na mangyayari pag nagkaroon ng emergencies.

• Dapat ma-maintain yung mga RROWs (streets,walkways and ramps); keeping areas away free debris,
well-lit areas and also address the area with hazards and damages.

Building Equipment Maintenance

• Architect will assist the equipment maintenance, constructor specialist in ensuring na lahat ng

equipment system ay properly maintain and in good working condition (air-conditioning system, sprinkler
system. Generators, transformers, telecommunication equipment, etc).

• Architect will facilitate and coordinate the maintenance effort of the specialize service providers

(coordinator ang architect).Check ni architect kung nag u-undergo ng regular preventive maintenance,
,schedule inspection, cleaning, lubrication and component replacement para maiwasan yung
breakdowns and masiguro yung optimal performance ng mga equipments, safety check and compliance
with relevant regulations and standards especially sa mga critical system (sprinkler and electrical
equipment).

• Maintenance contributes to energy efficiency ng building system, reliability, it will extend the lifespan
of the equipment (maiiwasan ang pag gastos ng malaki).

• Architect will oversee the maintenance activities for compliance, warranty claims and future planning
Building Development/Management

• Architect is responsible in developing in strategies and developing innovative strategies and schemes
to attain or achieve the maximum occupancy. Creating a plans and initiatives to attract and retain tenants
or users on various types of buildings.

• Building Management is essential for financial sustainability, it will generate the operating cost and
generate income for property owner.

Post-Construction Evaluation

• Architect can offer Post-Construction Evaluation, the service will consist of evaluating the initial design
program for the actual use of facility.

• Architect will assess the building system if they are operating efficiently and the chosen materials are
performing as expected, identifying the inefficiency and material failures in order to optimize building
performance and durability.

• Architect will assess if the design and construction processes ay na met ba yung intended goals that
resulted in a building that function effectively base on its purpose.

• Architect studies, researches and gives solution to any defects and failures of the building this is referred
to as “Forensic Investigation” of the building’s system (Reference Doc 203).

Manner of Providing Services

• Architect as working in a dual capacity as Architect-of-record (primary architect that is responsible for
design and construction of the building; initial design phase to construction. In addition, of being
Architect-of-record they also provide post construction services after the building is completed).

• Working as Consulting Architect for post construction services only (architect is not involve in design
and construction phases of the project instead they are hired specifically to provide the post-construction
services, focus solely in managing, maintaining, and evaluating the building’s performance during its
operational phase).

Method of Compensation

• Architect’s fee depends on the calculated percentage income sources related to the building.

Gross Rentals- total rental income from leasing out spaces within the building.

Maintenance fees- came from tenants and occupants for maintenance for common areas and
share facilities.

Security fees- related to security services within the building

• Compensation of architect is directly tied sa financial performance of the building as it is percentage of


the revenue generated from rentals and other associated fees. “As their income increases when the
building income increases”.

Monthly Salary/fee- they can receive monthly salary from their post construction services. The
compensation of the architect is not linked to the revenue of the building or financial
performance but instead they can receive a pre-determine amount on a regular basis. (provides
stability and predictability in terms of compensation as the architect income remain consistent
regardless of fluctuations sa building income.

Salary basis (monthly salary/fee)

Management fee- the rate is from 4% to 6% of the gross rentals

Specific sa percentage kung gaano kalaki ng gross rentals ang pag babasihan ng bayad kay
architect.

But ang susundin natin is based on the previous SPP document.
