1.1k. Bérlo a bérleményben csak Bérbeadó
etes írásbeli engedélyével és saját koltségére
ezhet beruhá71lsokat, átalakításokat,
rszerüsítést. Javitási és karbantartási munkák
elvégzésére Bétló csak a Bérbead6 által jóváhagyott
személyt vagy szervezetet bízhat meg. Bérlo koteles
Bérbeadót illetve annak megbízottját a Bérleménybe
e\ozetes beje\entés a\apján mindenkor beengedni.

5./ Bér\o a bér\eménybe más szemé\yt Bérbeadó

fogadhat be. Bérlo a lakást albérletbe nem adhatja.
Bér\o a \akást és a hozzá tartozó kozos helyiségeket
rendeltetésszeruen, a társa.sbáz tobbi \akójának
jogainak és érdekeinek sérelme né\kül koteles
basználni, fe\elos minden o\yan kárért, amely a
rendeltetésellenes vagy szerzodésellenes ha.smálat
kovetkezménye. Bérlo a bérleményben állatot nem
tarthat. Bérbeadó jogosult a bérlemény
rendeltetésszerü, szerzodésszerü hásználatát havonta
el\enorizni, Bérlo koteles Bérbeadóval e célból
teljes korüen együttmúkodni.
5./ Lessee may not pass on the Premise with other
petsons, or éáii iiót let in anothet person without the
Lessor's written approval. Lessee may not sublet the
Premise. Lessee shall use the Premise and the
common places ptopetly, withotit hurting the rights
and the interests of the other occupiers of the
owner-occupied block, and responsible for every
dámage which are the results of á not proper use, ór
violating the Contract. Lessee may not keep animals
in the Premise. Toe Lessor has the right to check the
ptoper use of thé Premise monthly accotding to
present Contract, and in order Lessee is obliged to
absolutely collaborate with the Lessor.

6./ Ha a Bérlo a fizetésre megállapított idópontig a
bér\eti díjat nem fizeti meg, vagy a bérleti
szetzodésben vállalt egyéb kotelezettségét nem
te\jesíti, vagy a bérleményt, a kozos használatra
szo\gá\ó he\yiségeket, i\letve területet rongálja,
vagy rende\tetéssel ellentétesen használja, Bérbeadó
koteles Bérlót - a kóvetkezményekre tórténo
figyelmeztetéssel - a teljesítésre, illetve a
szerzodésszerü magatartás tanúsítására írásban
felszólítani. Ha Bérló a felszólításnak nyolc (8)
napon belül nem tesz eleget, Bérbeadó további
nyolc (8) napon belül írásban azonnali hatályú
felmondással élhet Bérlo kóteles a Bérbeadónak a
rendkívüli felmondásból eredó kárát megtéríteni,
amelynek osszege megegyezik a bérleti idószakból
még hátralévó idóre esedékes bérleti díj kumulált
ósszegével.
6./ If Lessee up to the fixed time according to present
Contract the Rent or the established costs from Clause
3./ would not ¡;ay, ot any other obligátiOiiS in ptésent
Lease Contract would not perform, or the Premise, the
common places, comrnon areas would damage, or not
properly use them, the Lessor with warning about the
consequences shall demand performance and
behaviour according to Contract. When Lessee may
not comply with the writtén demand in (8) eight days,
Lessor shall terminate the contract in the following (8)
eight days immediately. Lessee shall be obliged to pay
compensatioli for Léssor's damagé arising from the
termination of the contract by extraordinary notice,
the amount of which is equivalent with the cumulative
sUiii. of the lease fee due fot the remaining tease
period.

7./ Bérlo a bérleti szerzódés megszünésekor a
bérleményt az átvétélkori müszaki, esztétikai
állapotnak megfelelóen és felszereltséggel kóteles
Bérbeadó részére visszaadni. Amennyiben ezen
kotélezettségét Bérló neni teljesíti, a lakást és a
lakás berendezéseket Bérbeadó teheti
rendeltetésszerü használatra alkalmassá, s ebben az
esétbéii az ézzél kapcsolatban felmérült koltségekét
Bérló koteles Bérbeadónak megtériteni. Bérbeadó
jogosult ezen koltségeket a Bérlonek felszámolni. A
bérleri jogvíszony megszünésekor Bérbeadó nem
koteles Bérlo részére csere lakást, másik bérleményt
vágy helyiséget biztosítani, elhelyezésérol Bérló
maga koteles gondoskoclni. A bérleti jogviszony
7./ The Landlord shall transfer the Premise in the same
téchnical and aestheticál condition and with the satné
fittings as it was by taking possession of the Premise.
As far as these obligations Lessee does not perform,
Lessor has thé right to make the Prémisé and the
fittings suitable for property use, in this case Lessee is
obliged to reimburse Lessor for his costs. Lessor has
the right to account for thésé costs and foiwárd it to
the lessee. At the time of the expiration of the
Contract the Lessor shall not assure an exchange
ptemise to the Lessee. At the tetmination of thé léase
Lessee is obliged to termínate immediately the
registration of resídence.
