PROJECT CONTEXT ANALYSIS
1.1 INDONESIA CONTEXT ANALYSIS The Site Project is located on Belitung Island, which is 1 of 12 KEK plan areas (Kawasan Ekonomi Khusus) and is also 1 of
the top 10 tourism development priorities in Indonesia. KEK or Special Economy Zones is an area in which business and
trade laws are different from the rest of the country.
"Kawasan Ekonomi Khusus" will receive various incentives and special facilities such as licensing facilities, tax incentives,
customs and excise incentives, goods traffic facilities, immigration facilities, employment incentives, defense incentives.

1.2 REGIONAL CONTEXT ANALYSIS Belitung is an island on the east coast of Sumatra. Administratively, it forms part of the province of Bangka-Belitung
Existing Condition Islands. The island is known for its pepper and for its tin.
Belitung is bordered by the Gaspar Strait, the South China Sea and the Java Sea. Its turquoise blue sea is moderately calm
and shallow, making for great sailing, snorkeling and swimming. Belitung is popular for its abstract granite boulders and
brilliant white sand beaches in Tanjung Tinggi, Tanjung Kelayang, Tanjung Binga and Lengkuas island.

Business hotels are placed around city center while resorts
are located to the north and south of Belitung Island (it takes
approximately 1.5-2 hours by drive). No resort available close to
the city center.

There are a few resorts found to the north of Belitung Island. There is also 1 resort in the
south, namely Arumdalu Resort. Mostly the resorts are providing view toward the sea, pool
and other supporting facilities.

Belitung Island provides numerous amout of natural tourism
destination especially along beachfront. But these destinations
have not facilitated by proper hospitality and marketing
infrastructure

There is also mangrove park located close to City Center. Another destination is museums
which mostly offer historical story of Belitung.

The Project Site is located to the southwest of Tanjung Pandan City Center within 6km radius. It stands in Perhutani
(Indonesian Foresty Coorporation) land that surrounded by mangrove corridor

The Project Site is consist of main land area and 3 (three) islands to the northwest. The project site has approximately
1.8km of beachfront and 2.0km of lakefront. There is an existing Eco Wisata Gusong Bugis located to the north of the
Existing Condition project site.
Currently, the main land is occupied for Bumi Perkemahan Pramuka (Boyscout) and there is no significant building on
it. It adjacent to existing reservoir pond in the middle and mangrove land area at the northern area. The main land is a
concession land with Perhutani thus it can be only propose as commercial use, while the islands are owned by client.

Accessibility
The main entry point from City Center/ Airport is comingfrom northern side. It has a good of road condition and
potential to be expanded. The secondary entry point is located in the middle of the project site where it still developed
as a dirt road

Sandy islands with low-lying


topography can be found on the
north-west side of the site. The
islands are separated from the
main land by the sandflats which
influenced by the tides and has
dynamic flows of sediments.

Wetlands area with combination of


sand, silt and clay soil host several

An artificial lake separate the site


from the main land on the north-

Sandy plains dominate the main area
of the site. Sparse distribution of the

Erythrina trees.

Samanea saman is a fast growing trees


with a very wide canopy. It has the ability
to absorb CO2 tens of times from ordinary
trees. Its wide canopy can give good shade
for the road.
On the other hands, its expansive roots
can potentially damage the road, and
the branches could easily fall off without
proper treatment.

(Golden Trumpet Tree)

Tabebuia has 4 variant of colors of


white, pink, yellow, and red. It is a semi-
evergreen/semi-deciduous trees. It will
produce large amount of flowers since
the beginning of dry season to the early
of rainy season. It doesn't have expansive
roots that could damage the road or
building walls. It can survive the drought
condition.

Site Analysis - Sea Contours

The seabed contours on the surrounding


site are between 0-18 meter below the
sea level. In the distance of 1 mill off shore
from the coastline, the seabed reach
maximum of 5 m depth.

The coastal area around the site has


diurnal tides (It experiences 1 high and low
tides every 1 lunar day). The tides activity
are influenced by the tide dynamics in the
Java Sea and South China Sea. The height
different between High and Low Tides is
2,82 m.

4.5 COASTAL DYNAMICS
Site Analysis - Sediment Transport

The beach and coastal area are influenced


by wave energy from the West and North
directions.

Due to the longshore currents in the North and


South of Cerucuk's estuary, the sediment on
the coastline of the site moves from the south
towards the Cerucuk's estuary

The movement of longshore currents is also


determined by the frequency of winds into a
wave energy in these waters.

C. BARRIER ISLAND & BREAKWATER
Breakwaters reduce the intensity of wave action in inshore waters and
thereby reduce coastal erosion or provide safe harbourage. It could
also be designed to protect a gently sloping beach and placed one to
three hundred feet offshore in relatively shallow water.

C. BARRIER ISLAND & BREAKWATER - PROCESSES

• Existing condition with eroded beach.


• Placement of sands or boulder with certain
distance from the shoreline. The sand can
be dredged from the ocean or the filled-up
estuary.
• As the barrier island stabilized, the trees
can be planted to add possibility of space
usages. The waterbody between the main
island and the boulder breakwater is
shallow and calm which can be use as water

D. GROYNES
A groyne is a rigid hydraulic structure built
from an ocean shore that interrupts water
flow and limits the movement of sediment.
It could be made out of wood, concrete or
stone.

Requirements :

- Could stand the harsh condition of coastal area,


such as :
salt spray, wind, poor soil, dry conditions, shifting
sands, storms and even salt water overwash.
- Use native plants whenever possible
- Plant screens can be planted to provide shelter
for less tolerant plants. Plant screens generally
start with the low materials on the windward side
and increase in height away from the wind.
- When preparing soil for planting, the addition
of organic material to the planting area is highly
