RENTAL AGREEMENT

THIS AGREEMENT OF RENTAL made and executed at Hyderabad on 28th Day of May 2023,
BY AND BETWEEN:
Ms. V.Vishwa Mohan Rao, S/o V.Jagan Mohan Rao V. & Mrs. Bitla Saritha W/o V.Vishwa Mohan Rao are
residents of Plot No. 1002, D.No: 15-27-1002, Phase -III, Near Temple Bus Stop, KPHB colony, Kukatpally,
Hyderabad 500072.

Represented by Ms. V.Vishwa Mohan Rao, S/o V.Jagan Mohan Rao , R/o of Plot No. 1002, D.No: 15-27-
1002, Phase -III, Near Temple Bus Stop, KPHB colony, Kukatpally, Hyderabad 500072

(hereafter called the OWNER/LESSOR, which expression shall and unless it is repugnant to the context or
meaning thereof means and include their heirs, executors, administrators and permitted assigns) of the
FIRST PART.

(hereinafter called the TENANT/LESSEE,which expression shall and unless it is repugnant to the context or
meaning thereof means and include their heirs, executors, administrators and permitted assigns) of the
SECOND PART.

WHERE THE OWNER/LESSOR is the absolute owner of Flat No_____ and without Car Parking Slot in
Building/Project Name as MIG 145, KPHB 9TH Phase.

AND WHEREAS ON REQUEST OF THE TENANT/LESSEE named above is desirous of taking the said premises on
lease for their residential purpose and the terms and condition herein contained have been agreed upon by
both the parties.

NOW THIS DEED OF LEASE WITNESSETH AS UNDER:-

 That the lessor hereby agrees to let out and the lessee hereby agrees to take on rent the residential
premises bearing Flat No ------ , Without Car Parking Slot in Building/Project Name as ‘’__ MIG II 145 ,
KPHB 9TH phase. This agreement shall be deemed to have commenced from 15stJune 2023 and valid for
a limited period of Eleven (11) months only i.e., April 2024.

 That the rent payable by the Tenant/Lessee to the Owner/Lessor shall be a sum of Rs. 20,000/-(Rupees
Twenty thousand Only) (excluding Maintenance charges i.e Rs 2000/-) towards the monthly rent by
Online Remittance into __________ Bank Account Number _______________, IFSC: ______________,
in advance on or before the 5th day of each English Calendar Month. The rent is to be paid in advance.

 That the Tenant/Lessee have to pay an interest free security deposit amount of Rs. 40,000/-(Rupees
Forty thousand Only) , That the security deposit amount shall be refunded back to the Lessee by free of
interest, on expiry/termination of the lease period and upon delivery back of the vacant premises,
fixtures and fittings, therein to the lessor in the same good condition in which they are present, subject
to natural wear & tear. Any damage to the premises fixtures and fittings, unpaid electricity and water
charges and rent for the premises for the unpaid months shall be recoverable by the lessor out of the
deposit amount.

 That on expiry of this agreement if both the parties agree to extension for another period of (11) Eleven
months, may be done. The rent will be increased @5% on a fresh agreement, in additional,
Maintenance charges to be paid by the Tenant as demanded at that time at actual.

 That the tenant/lessee shall not use the said premises for any purpose contrary to Law but will use
the said premises for Residential purpose only.

 That the charges for the Electricity and Allied Charges of the lease premises (Flat) shall be paid
separately of the rent by the lessee as per the meter reading to the concerned authorities every month
and payment receipt of same shall to be handover to Lessor.

 That the charges of Water Tanker required if any shall be paid separately by the lessee on
proportionately along with remaining Flats as per the Cost fixed by the GHMC-HMWSB.

 That the lessor shall pay the property tax payable to the Corporation of Hyderabad.
 That the lessee shall keep the premises, fittings and fixtures, in good condition and shall not suffer any
damage to the same. The garbage is to be disposed by the lessee directly to the GHMC Garbage
Collectors.

 That the Lessee shall during the lease period take care of minor maintenance work including
replacement of Fans, Bulbs, Tube Lights, Switches, Sockets, water taps, WC and plumbing fixtures.

 That the said premisesis in good condition with all fittings and shall be responsible to pay the cost of
damages or repair any damage caused to the premises on account of any misuse or any negligence by
tenant.

 That the tenant/lessee shall not sublet or part with the possession of the saidpremises or any part
thereof to any other person/s

 That the lessee shall use the premises only for their residential purpose and not for any illegal activities
prohibited by law.

 The Lessee shall not make any structural alteration or additions in the leased premises.

 That the tenant shall abide by all the rules and regulations of the OWNER & GHMC, or any other local or
concerned authority. In case of infringement of any rules/regulations, the tenant shall be responsible
and liable for damage and other consequences.

 That if the rent in arrears for a period of two consecutive months after the same has fallen due or if
there is breach by the lessee of any other term of this agreement, the Lessor shall entitled to terminate
the lease and re-enter upon the leased premises.

 That on termination of the lease, the Lessee shall deliver back the leased premises in good, tenantable
and as-is-where is condition in which they are at present, subject however to the natural wear and tear
at their own cost or compensate for same.

 That on termination of the lease, the Lessee shall be liable for repainting the schedule premises to
restore the premises into good conditions at their own cost or compensate for same or Fixed charges of
Rs.10,000/- to be given to Lessor.

 That the tenant/lessee agrees to stay for a minimum Lock-in period of ONE MONTH, if the Lessee is
willing to vacate the flat before the above said Lock-in period.

 That in case if the owner/lessor wants to get vacated the said premises, the owner/lessor will give prior
notice of one month to the tenant and the tenant/lessee has also agreed to give prior notice of one
month to the owner/lessor in case the tenant wants to vacate the said premises before the completion
of tenancy period. However, this two months notice shall only be applicable after the expiry of the first
Eleven (11) months lock-in-period of this lease period.

 That this Agreement has been executed only in one original copy duly signed by both the parties and
thereafter a photocopy of the same duly signed by the owner/lessor shall remain in possession of the
tenant/lessee for the record purpose of the tenant/lessee. The original agreement shall remain
possession of the owner/lessor.

 That the tenant/lessee shall permit the owner or their duly authorized representative to inspect the
premises at reasonable hours with prior appointment, with view to assess the condition of the premises
for carrying out repairs etc. And tenant should have no objection for the same.

 That the Lessee duly paying the rent hereby reserved and observing the terms and conditions of the
lease shall be entitled to peaceful possession and quiet enjoyment of the leased premises during the
period of lease.

 That after the expiry of the tenancy period the tenant/lessee will hand over the peaceful physical
possession of the said premises to the owner/lessor in good condition without any hitch and hindrance.

 That the relevant place of the jurisdiction for the purpose of any legal proceedings and for all purpose
shall be at Hyderabad only.

SCHEDULE

All that piece and parcel of the residential premises bearing Flat No_____ and without Car Parking Slot in
Building/Project Name as MIG 145 , KPHB 9TH Phase .

10. Plumbing fixtures

IN WITNESS WHEREOF the parties hereto have signed this agreement on this day, month and year herein
above mentioned, in the presence of the witnesses attesting hereunder at Hyderabad
