Dilapidation Report – Electrical System of King Fahad Causeway Authority

Dilapidation Report Summary:

In Bahrain side, an electric system consists of all of the elements needed to distribute
electrical power, including overhead and underground lines, poles, transformers, and other
equipment. And each five (5) electrical power station consisting of Generator, Transformer,
RM and Switchgear. In the toll gate it was connected to an emergency/stand by generator to
supply power in terms of power interruption. In order to have normal operating condition of
all equipment a Planned Preventative Maintenance will be implement as per the
manufacturer’s recommendation. A systematic implementation of PPM by using the
Computerized Maintenance Management System. In the absence of PPM or not
implementing properly, an asset will be prone to degradation of asset life in a shorter lifetime.
Details below:
Service Building –
All the five (5) main electrical power station consisting of generator, transformer, rmu and
switchgear are visible in automatic operation but this scenario it was not test in auto mode but
need to have tested to know the integrity of automatic operation. And the essential documents
need to provide like the operational manual, testing, commissioning and acceptance
certificate. Need to provide the PPM record as per the manufacturer’s recommendation.
Elevators –
There are six (6) building with a dedicated lift with different manufacturer and a
subcontractor who are doing for the maintenance. From this, we need the PPM record
includes documents presenting the operational manual, functional, testing, commissioning
record and acceptance as per manufacturer’s recommendation. Also provide the parts list
where the subcontractor replaced before.
Vicinity Area –
These covers all external lighting with a different kind of lighting where the illumination
provide to a delicate area like the cabin of immigration and customs. From this point of view,
need the PPM record, parts list replaced and some area missing lighting poles in the garden
area of Admin building.
All Buildings –
The distribution of power in each building through MDB, DB for the panel board and
lightings some are need maintenance in terms checking the loose connection to prevent any
overheating and creating safety issue also the wire harnessing which aesthetics of electrical to
be maintained. Need the PPM record and parts list replaced
Bridge –
There are eight (8) package transformer supplying the whole area of bridge and a newly
modified LED pole lights illuminating the road side area. Same thing, need the PPM record
as per manufacturer’s recommendation and parts list replaced.

In line with the above general condition of the assets is operational with minimal poor
condition exceeding the expected asset life cycle that required upgrade and replacement.
Maintenance will have a minor effect on the condition of the assets.
