Purpose Of This Document

The purpose of the condition survey by OLIVE ARABIA is to provide an opinion on the general
condition of a site, advice on any urgent or future repairs and the likely consequences of non-
repair.

1. EXECUTIVE SUMMARY
KFCA Project-Condition Survey

Site survey for building SA-09A done dated 18 Mar,2024 by OA Technical department to
identify the issues at the external & Internal Building. Related issues, findings, and
recommendations are detailed within this report.

2. SITE SURVEY REPORT


Site survey done dated 18Mar,2024 by OA as below mentioned detail:

2.1 CIVIL

2.1.1 Findings:
 All external & Internal building paint has faded. Photo#01
 Wooden ceiling is sagging, and it has been Damaged & misplaced. Photo #02
 The ceramic tiles have faded, damaged and missing skirting tiles and grouting, and each office has different
color tiles. Photo#03
 There are different types of windows in the building. Photo#04
 There are different types of doors and accessories. Photo#05
 Outside of the building there is no rain drain system. Photo#06

2.1.2 Risk:
 Damaged ceiling may cause hazard for personnel and property.
 Damaged ceramic tiles may cause structural damage to all the tiles.
 Without the rain drain system, the water will stay in the same place and cause damage in the structural
elements.

2.1.3 Recommendations

 Provide hole in the wall for rain drain system.


 Replace the damaged floor ceramic tiles completely and it is better to use one type of ceramic tile for a good
appearance.
 Replace the damaged doors and windows and it is better to use one type of door and window for a good
appearance.
 Renovation of the wooden ceiling or refix properly.
 Repaint the external & Internal building properly.
 Provide missing skirting tiles and grout.

2.2 MECHANICAL

2.2.1 Findings:
 It has been observed that most of the split A/C units were found in very bad condition (obsolete
units). Photo#01
 It has been observed that unwanted A/C grills & A/C Diffusers were found in (GF &FF). Photo #02
 It has been observed that unwanted A/C Duct was found in (GF &FF). Photo#03
 It has been observed that exhaust fan grilles were found missing. Photo#04
 It has been observed that Firefighting work ongoing. Photo#05

2.2.2 Risk:
 Obsolete units may not meet the cooling capacities required for the building (insufficient cooling).
 Missing louvers may lead the exhaust fans to get damaged by external factors (weather conditions/insects)
 Unwanted ducts & grills may lead to structural possible water leakages & damages.
 Unwanted ducts & grills may be a source for Insects inside the building.
 Miscoordination of ongoing works may cause interfaces of scope of works.

2.2.3 Recommendations

 All obsolete AC units to be checked & replaced.


 All AC Gills & Diffusers unwanted to be checked first & removed.
 All AC ducts unwanted to be checked first & removed.
 All Exhaust Fan louvers to be provided.
 All ongoing projects work to be in coordination with O&M Contractor.

2.3 ELECTRICAL

2.3.1 Findings
 Electrical panels are very Old, the Cable Insulation is damaged, the electrical panel boards without any
proper cover protection, and the arrangements of the Cables are in a very Bad Manner. Photo#01 &

 PVC Duct Channel was found missing for the Electrical Cables. Photo#03
 For the Camera Supply Socket outlet, the EMT Conduit was found rusted/Damaged also Socket outlet is not
Weather Protected. Photo#04
 Internal Lighting Fixtures were found Very Old, Light Diffusers were found damped on both building floors.

2.3.2 Risk
 Improper Wiring and electrical panel boards without any proper cover protection and non-functional
protective devices may cause hazards to the connected system or personnel.
 A rusted or damaged EMT conduit can endanger the electrical connection, leading to potential short
circuits, electrical shocks, and fires. The lack of weather protection for the socket outlet can also
expose it to moisture, further increasing the risk of electrical hazards.
 Old Type Socket Outlets and 3 pin MK Type Socket Outlets should not be used inappropriately as
they can lead to a safety hazard.
 Multiplug extension cords with the inappropriate arrangement of the cables can lead to a variety of
problems, including safety hazards, tripping hazards, and inefficient use of space.

2.3.3 Recommendation
 Panels are Very Old, Upgradation is required for the Panels with any type of current leakage
protection, to protect the connected systems and personnel.
 All External wiring is to be arranged properly, by using a Cable Trunk
 Replace the PVC duct channel to ensure that the electrical cables are properly protected.
 Need to Replace the rusted/damaged EMT conduit, install weather protection for the socket outlet,
and conduct regular maintenance checks to prevent future issues.
 Replace the old wall-mounted lights with LED.
 Replace Old Switches with New and Replace 2-Pin socket with 3-Pin Socket.
