hereby name, constitute and appoint RICHARD R. GEMOTA, filipino, of legal age, married with residential address at 129 Gen. Ordonez Ave Marikina City to be my true and
lawful Attorney-In-Fact with full power of substitution, for me and in my name, place and stead, to do and perform the following special powers, to wit:
To transact business with the Bureau of Internal Revenue (BIR), Municipal/City Assessor’s Office, Municipal/City Treasurer’s Office, Registry of Deeds
(ROD), Land Registration Authority (LRA), and/or any government offices in all matters relating to the aforementioned property of my parents via Extra Judicial Settlement
among heirs located in 78 Maginhawa St. Teachers Village East, Quezon City ;
 To process and pay fees necessary, facilitate and follow up the transfer of ownership and/or registration of the aforementioned real property of my parents via Extra
Judicial Settlement to our names.
To do all acts necessary to give effect to the foregoing authority.
HEREBY GIVING AND GRANTING unto my said Attorney-in-fact full power and authority to do and perform any and every act and thing whatsoever requisite, necessary or
proper to be done in and about the premises as fully to all intents and purposes as herein above-described, as I might or could do if personally present and acting in person; and
hereby RATIFYING and CONFIRMING all that my said Attorney-in-fact shall lawfully do and cause to be done under and by virtue of this presents.
