Suggested Norms that can be followed by the entire class for achieving uniformity in the class.

01. Parking
a) Single Basement can be considered below the buildings or group of buildings.
The Basement should be 6.0mt away from Nallah and 1.5 mt away from internal roads.
b) One way Ramp to be 4.5 mt wide and two way ramp to be 6.0m wide.
c) Turning radius for the ramps to be 6.0m and gradient to be 1:10.
d) Height of the basement to be 2.4 below the beam bottom. Height of the subsequent parking levels
to be 2.1mts below beam bottom.
e) Two wheelers to be parked only at stilt level at ground floor. They should not be allowed at upper
parking levels. (This is my view point from safety point of view).
f) The requirement of parking can be as per the Table given for MCGM 2034 which is attached
herewith.
So we can reduce the parking on the site.
Suggested parking norms :
i) One for every Four Tenements having carpet area of 30 sq.mts.
ii) One for every Two Tenements having carpet area of 50 sq.mts.
iii) One for every One Tenements having carpet area of 70 sq.mts.
iv) Two for every One Tenements having carpet area of 90 sq.mts.
v) Visitors parking to be at the rate of 5 % of the total parking requirements.

For Parking as per New Norms of MCGM (DCPR 2034 of Mumbai)

02. Two staircases to be provided for heights of buildings more than 70 mts and both should be
Lockable. Width of the staircase flight should be 2.0mts. One of them will house the fire-fighting
Systems.

03. Lifts
Usually the calculations of no of lifts required is done by the lift vendors depending on the traffic
patters and the building type. For our design consideration we may adopt the following norms.
Up to 15floors two passenger lifts can be provided with one stretcher lift.
Up to 30 floors three passenger lifts can be provided with one stretcher lift.
Above 30 floors four passenger lifts can be provided with one stretcher lift.
Stretcher lifts are also used as passengers lifts under normal conditions.
04. In case of Duplex planning the area having double height will be counted once in the carpet area
and the internal staircase will also be counted but only once.

05. Club house block can be shown in the R.G subject to 10% of the R.G under consideration. Club house
not to be designed.

06. All the habitable room should have one external face of the building.

07. Toilet ducts should be at least 1.2 x 1.5mts. Dry area should be 1.2 mts wide and equivalent to the
Width of the toilet with a cutout of 0.3mts in the slab for down take pipes. This dry area should be
Sunk by 450mm w.r.t. the floor slab.

08. Only Plot to be located for Amenity space. Shopping not to be designed. The A.S should have
Vehicular access.

09 Total no of tenements should be as per the Table above.

10. Space of 5x5mts. To be provided for Electric Substation preferably near to any of the external roads
and having the access from the outside.

11. Refuge area to be provides as under :-


(a) The refuge area shall be preferably provided within building line at floor level.
(b) In case of high rise buildings having height more than 32 m, first refuge area shall be provided at
24 m or at 1st habitable floor, whichever is higher. Thereafter, the refuge area shall be provided at
every 7th habitable floor. The refuge area shall be 4% of the habitable floor area it serves, and
will be free of FSI. With the permission of Commissioner due to planning constraints it may be
allowed to be exceeded up to maximum limit of 4.25%. If it exceeds 4.25%, the excess area shall be
counted in FSI.
(c) For buildings having height up to 70 m, as an alternate, Refuge areas can be provided as RCC
cantilever projections at the alternate mid-landing levels of staircase, free of FSI. Each refuge area at
mid-landing shall have a minimum width of 3.0 m, and minimum area of 10.0 sq. m for residential and
15 sq. m for non-residential buildings.

12. Each building will have a vehicular road of 4.5 mts width for Fire engine movement.

13. Provision of Electrical duct, telecommunication duct and Garbage duct to be a part of the floor
Lobbies.
