BASIC INFO , HEIGHT RESTRICTIONS AND AREA REQUIREMENTS
● More than 3 residential units will be considered under group
housing if the minimum area is 5000 sq m.
● Units(block) having less than 12m of road width will be
considered as independent units.
● Minimum 15% green area to be provided for every block ( parks,
landscaping)
● The distance between 2 blocks shall be minimum 1/4th of the
height of the tallest building.
● 2% of site area or 1500 sq m shall be provided for amenities
( library,club,gym,society office,store,community centre)
● 5% of the site area shall be provided for commercial spaces
(shops,daily needs)
● 3% of site area shall be provided for health care and education
spaces.
● In case of more than one building block being proposed in the
plot, Minimum 3.6 m for one-way traffic and minimum 5.5m for
two-way traffic. It will be mandatory to be kept.
● Parkings, parks, community centres etc of a housing society shall
be maintained by RWA Association.
● Park, open area, community and public facilities and roads
reserved for the area and Parking area for the traffic is coordinated
by the local RWA concerned must have to be dedicated to
maintenance.

● Height restrictions

● If the building includes any domb or chatri at the top, then it has

FAR :

Standard FAR for buildings of different uses will be as follows -


Multi housing units / flats / group housing. - 2.00

Commercial - 2
Institutional - 2
Resort - 0.60
Motel - 0.60

EWS / LIG unit proposed F.A.R. 7.5 percent of the area in place of 5 percent area
of calculated area will be payable.

Rules for multi-storey building

● Multi-storey building shall have a minimum site area of 4000 sq.m

● Upon proposed multi-storey building, lift, stairs and fire fighting in


the building.The provisions will be in accordance with the
prevailing National Building Code.

● Fire staircases to be provided outside the building provision.

Roof of building will have water system for fire prevention and water
supply.
Therefore two tanks of proper capacity will be made.
One of the tank is used for fire fighting systems.
The second tank will be connected with each unit for residents.

Setback :

Setback will be determined by the boundary of the plot. Minimum front


of 90 square meters plot Setback will be kept according to the
following table on the basis of the width of the road.

At the front setback minimum 4.5 meters.

Part 6. (b)

● But the front set of the plot will be towards the broad road and the
proposed building height Determination can be done in the
perspective of the same road.

● Min 6 m setback required for a building of height 15 m or it should


be 1/4th of the height of the building.
● The distance between 2 blocks shall be minimum 1/4th of the
height of the tallest building in case of different building heights in
a group housing.

● A clear 4.50 meter height for fire fighting vehicle movement in


front and side Setback

● Minimum 4.50 m clear way shall be available on the ground level


for vehicular movement

● For going to the basement and other floors, the ramp will be
payable in the SETBACK, provided fire fighting.

● In Ramp land, it will be payable only after leaving 6 meters from


the land boundary.

The facilities of the building Setback area or the open area of the project
outside the building blocks

In the proposed structures like Transformer Room, Generator Room,


Electric Panel Room,Switch room, pbx and air conditioning equipment
room, gas bank.
The permissible interpolation described in entrance and exit doors .
Stairs and corridor (corridor):

I. All points of going out, such as, porch, doors, staircases, slopes etc
will have a width and distance of (slope) etc. According to the
provisions of National Building Code
II. The minimum width criteria for the stairs and corridor will be as

Lifts, Escalators and Mechanical Car Lift:

1. Lift provided inside the building will not be considered for rescue
during emergency.
2. Building lifts, escalators and mechanical cars are made according
to Indian Standard codes and National Building Code.

Basement:

1. After leaving the scheduled setback in the table, the basement is


built on the remaining even if the building is made leaving larger
setback as mentioned in the table but basement with area less
than 15 sq meter will not be payable.
2. If the side and the rear setback is less than 2 meters in a plot and
the applicant wants to make the basement till the Setback line,
then in such condition Jaipur In the interest of Development
Authority / Corporation, the indemnity bond should be given.
3. 1000 sq m and above area two basements will be allowed from
which one will be assigned for parking. 2000 sq m and above
three basements will be allowed from which two will be assigned
for parking.Only first basement can be used for other
purposes.Adequate ventilation in the basement and The lights
must be ensured.
4. Commercial / tourism unit of 2500 sq.m. or above area, hotel /
Multiplex / GroupHousing, in addition to the BaseMent as
mentioned above on institutional mappings A lower ground floor
(which is not more than 20 meters below the ground floor ) which
can be used for commercial (in addition to residential) usage Will
be permissible.

5. Minimum of the height of each basement shall be 2.75 m


minimum and maximum 4.2 m
But, the mechanism of mechanical parking in the basement, Up to
6.2 meters maximum height can be allowed.
1) Access path to the chair floor:

Public office of the RWA public buildings, as mentioned above There

I. Sloping Access Route: Slope for entry into the building is made
from rough material. Slope maximum: 1:12, minimum 1800mm.

the lower end. It will have 50 meters distance from the nearby
wall.
II. Stairs Access Route: Tread should not be less than 300mm and
riser will be 150mm. Just like the sloping access route both sides
will have a high railing of 800mm.
III. Entrance, exit Door: Minimum opening size will be 900mm and
there will be no stairs for easy movement of wheelchairs ,the tile
drop will not be more than 12mm.
IV. Travel(up/down) through vehicle: Vehicles travel path will be
kept near to the slope. Which will have a minimum area of
1800X2000 mm. The Slope will be of such floor material, (This
floor material will be colored, whose color and brightness will
brighten the floor area of the surrounding area and for people
with weak sight. There are different types of sound signals for the
guidance of individuals).

2) Enclosing gateway connecting gate / door:

To enter the entrance, exit doors and directly to that location The
corridor carrying up to which the people with weak eyesight Use
information can be provided either by a person or by signals, This type
would be:
(A) For the guidance of the persons with weak eyesight, only on the
bottom of the "path marker" meditative Arrangements should be made
or any instrument should be imparted so that signs can be given.
(B) minimum width of corridor of 1500 mm.
(C) In the event of a high inferior structure, two gradient slopes will be
made.
(D) Railing will be levied on slopes / sloping routes.

3) Stairs:

From the passage of the stairs, near the entrance / exit gate for special
qualifications Following There will be provisions.

(A) minimum width will be 1350mm.


(B) Tread and Riser of the stairs will be 150 mm and 300 mm
respectively .And end of the stairs will not be smooth and pointed.
(C) There will be not more than 12 stairs in a flight.
(D) Railings will be mounted on either side of the stairs and from top to
bottom on the entire staircase will be 300mm out.

4) Lift:

Wherever these lifts are required according to these regulations, at


least one lift tire The chair will be for the user. For this purpose, the
Indian Standard « Lift of minimum 13 persons will be required according
to the two, which are as follows.
Inside depth - 1100 mm
Inside width - 2000 mm
Entrance door - 900 mm
● There will be sound signals inside the lift, which will be used to lift
and help the lift Elevator door to open and close as the lift
reaches different floors.

5) Toilets :

In a toilet set there will be a WC Toilet which will have the wash basin
near the toilet door.

(A) Minimum size of this toilet is 1500X1750 mm.


(B) Minimum size of the door is 900 mm and it will open outside.
(C) 50 mm from the wall in toilets Well-standing, / parallel railing on the
distance Will be made.
(D) WC is 500 mm from the ground.

10.1 PARKING :

1. HOUSING ---
INDIVIDUAL RESIDENCE/ MULTI STORIED RESIDENCE/ FLAT/ GROUP HOUSING/
SERVICE APARTMENTS/ STUDIO APARTMENTS

2. THE PROPOSED HOUSING SHOULD HAVE 25% OF THE TOTAL ECU PARKINGS
FOR GUEST PARKING (OTHER THAN THE GROUP HOUSING)

3. PARKING IS PERMISSIBLE IN THE BASEMENT, GROUND FLOOR, OR ANY OTHER


FLOORS.

4. BASEMENT, GROUND FLOOR, OR ANY OTHER FLOOR WILL BE CONSIDERED


PARKING WHEN MINIMUM 70% AREA IS PARKING, REST 30% BEING USED FOR
CIRCULATION, STAIRCASES, LIFTS.

5. GROUP HOUSING MUST HAVE GUEST PARKING; 25% ON FIRST 100 ECU; 20% ON
NEXT 100; 15% ON NEXT 100; AND 10% AFTER CROSSING 300.

6. 75% FOR CAR/BUS PARKING,25% FOR SCOOTER PARKING.

7. CIRCULATION AREA IS NOT INCLUDED IN THE PARKING SPOTS WHERE THE


VEHICLES WILL BE PARKED.

SCOOTER --- 1M X 2M

8. ROADS WITH CAR PARKING ON ONE SIDE SHOULD HAVE A MINIMUM OF 3.6M
ROAD WIDTH.

9. ROADS WITH CAR PARKING ON BOTH SIDES SHOULD HAVE A MINIMUM OF


5.5M ROAD WIDTH.

10. ROADS WITH TWO WHEELER PARKING ON ONE SIDE SHOULD HAVE A
MINIMUM OF 1.5M ROAD WIDTH.

11. ROADS WITH TWO WHEELER PARKING ON BOTH SIDES SHOULD HAVE A
MINIMUM OF 2M ROAD WIDTH.

12. MULTI STORY APARTMENTS CAN HAVE MULTI STORY PARKING. FLATS CAN
BE CONSTRUCTED ABOVE THE PARKINGS.
13. GUEST PARKING CAN BE IN THE OPEN OR ON ANY FLOORS WHERE GENERAL
PARKING EXISTS.

14. MECHANICAL PARKING CAN BE GIVEN ONLY IN AREA LARGER THAN 1000
SQM.

15. MAXIMUM 25% OF THE TOTAL PARKING CAN BE GIVEN AS MECHANICAL


PARKING.

16. MECHANICAL PARKINGS CANNOT BE PROVIDED ON THE FRONT, SIDE OR


BACK SETBACK.

17. MECHANICAL PARKING CAN BE GIVEN ONLY IN THE BASEMENT OR STILT


FLOOR.

18. PARKING CAN BE PROVIDED BELOW RAMPS IF MINIMUM CLEAR HEIGHT IS

19. RAMPS LEADING TO THE PARKING FLOORS CAN BE CONSTRUCTED IN THE


SIDE SETBACK IF A CLEAR CORRIDOR OF 4.5M CAN BE PROVIDED FOR THE
PASSAGE OF FIRE BRIGADE.

10.2 RAMP :

1. RAMPS PROVIDED SHOULD NOT HAVE SLOPE MORE THAN 1:8, BUT THE SLOPE
CAN BE MORE IF THE HEIGHT TO BE REACHED IS 1M.

2. RAMPS LEADING TO THE PARKING FLOORS CAN BE CONSTRUCTED IN THE


SIDE SETBACK IF A CLEAR CORRIDOR OF 4.5M CAN BE PROVIDED FOR THE
PASSAGE OF FIRE BRIGADE.
