outside the Iranshah.

History:-

• Udvada is believed to be one of the first places where


the Parsis landed when they fled Arab rule in Iran between the eighth
and 10th centuries.
• The town is known for the Iranshah Atash Behram, one of the
oldest sacred-fire Zoroastrian temples in India, which
attracts Parsis from across the world .

mangroves works out to be 16 ha.

Udvada area development authority notified

throughout the village . The village comprises
of varied culture, lifestyle, occupation and
culture.

AREA FOR BUILDING A PLOT :

1. The maximum of 40% of the total area of each building plot may be
permitted to be built upon and the remaining area should be left open to sky.
2. Layouts with plots measuring not less than 100sq.m for single and 150sq.m for
twin houses (units should be approved) .
ROAD WIDTH 3. Maximum permissible built-up area on G.F for mills and factories shall be 50%
of the building plot .
4. In plot having area of 500sq.m or more the development, construction of flats
on ownership basis may be allowed .

HEIGHT OF THE BUILDING IN RELATION TO WIDTH OF STREET
• Two times the width of the road on which it abuts subject to a maximum of 10m if the width of the road is less
than 7.5m provided that on setting back the building by half of the additional floor at the front and the back the
height may be raised to 13m .
• 12m if the width of the road is 7.5m or more but less than 10.5m provided that on setting back the building by
half of the height of the additional floor on the front and at the back, the height may be raised to 15m .
• 15m if the width of the road is 10.5m or more but less than 13.5m provided that on setting back the building by
half of the height of the additional floor on the front and at the back, the height may be raised to 18m .
• 18m if the width of the road is 13.5m or more but less than 18m provided that on setting back the building by
half of the height of the additional floor on the front and at the back, the height may be raised to 21m .
• 21m if the width of the road is 18m or more but less than 21m .
• 24m if the width of the road is 21m or more but less than 24m .
• 27m if the width of the road is 24m or more but less than 30m .
• 30m if the width of the road is more than 30m .
• If a building does not abut on the road i.e. public street but abuts on a private street or an open space in the
interior, the height shall be regulated as above taking into considerations the clear width of the private street of
open space on which it abuts .
RATIO OF BUILDING HEIGHT
MARGINS
• In case of any building unit, except where otherwise provided, a clear open margin 3m
shall be provided on all the sides, except on sides which abut a road where a minimum
margin shall be 4.5m
• There shall be clear distance i.e. open space margin of 4.5m between two structures .
• 6m clear margin shall be kept along the perimeter of the plot used for textile mills,
warehouses, service station with petrol pumps, motor repair garage and a building unit of
800sq.m or more to be used for factories margin shall be permitted .
• In case of lecture hall, opera houses minimum area of the plot shall be 2200sq.m and
margins shall be kept as under :
a) Front margin, 10m .
b) Side margin, 5m .
c) Rear margin, 5m .
• In case of continuous final plot belonging to one and the same housing society or trust,
the development may be permitted as if all the plots are combined together .
PARKING
• Off street parking spaces for vehicles shall be provided on any plot on which the
following uses are hereafter established in new or old existing constructions of the
existing building when such uses are constructed from ground floor, such space
shall be provided with adequate vehicular access to the street, drive ways and
maneuvering space . Each off street prking space provided shall not be less than
prescribed here under, each off street parking space provided shall be minimum
area .
HERITAGE AREA BYLAWS
• No development, demolition, alteration or repair shall be carried out without prior permission of
the authority.
• Development activities on the rocks, boulders, hillocks and rock outcrop shall not ne permitted.
• No moving, destroying, breaking, quarrying, painting and writing on the boulders shall be
permitted.
• No developments shall be permitted within 45m of river front zone.
• No alienation / conversion of ecologically sensitive areas like river islands, tank bed areas, forest
areas and river front areas in the Local Planning Area.
• To prepare special designs and guidelines / publications for listed buildings, control of height and
essential façade characteristics such as maintenance of balconies and other heritage items of the
buildings and to suggest suitable designs adopting appropriate materials for replacements keeping
the old form intact to the extent possible.

WATER SUPPLY :
• Primary source of freshwater in the study area is groundwater and
surface water stored in nearby lakes .
• The tanks in the areas are pumped with fresh water from distant
ground water sources. Daily supply of water is given only once a day
for 20 minutes .
• Hence locals rely on their bore wells or wells to a fair extent .
• Systematic water supply layout is yet to be planned for the entire
vicinity .
• Due to the increasing sea level, the coastal wells have turned saline
and are not in use anymore .

INFERENCES
• The non parsis who have settled in Udvada since a long time, unlike the fslde motion do not
depend on the Parsis for the living . There is a section who are the service providers for parsis but
they do not rely on them entirely .
• The coexistence of the different communities
like the Parsis, Hindus and the Muslims have led
to a symbiotic relationship amongst its people .
• Iranshah, the fire temple plays a vital role in the
economic and social activities of the city . It is the
intensive foci of the urban form and its influence
radiates as a symbol of the town .
• In Udvada, the shared activities and uses, like markets, schools, shops and religious centres lead to
social interaction . The physical form of the town is a result of the economic and socil
interdependence of the communities .
• Udvada - as a town, under its own law of wholeness has a character in detail of its market, streets,
houses and architecture ornamentation unlike the recent urban ventures .
Every increment of construction, every act of growth in the city should work towards the creation
of wholeness .
