Flat/house sharing agreements between Tenants and other Flatmates are not covered under the Residential
Tenancies Act 1986. Tenants and other Flatmates will, however, find it useful to have a written agreement. This
agreement is between the Head Tenant and Flatmate.

The Head Tenant and the Flatemate agree to share premises on the following terms:
1. This agreement starts on the 01/11/2022 and will continue on a monthly basis for a period of 8 months
minimum. After the period of 8 months, if both parties agree, the agreement can be renewed for a new
fixed term.
2. The rent is €760 per month and is to be paid before the 5th of each month to the Flatmate to the Head
Tenant.

3. A deposit of €700 is payable to the Head Tenant and will be held by the Head Tenant as security to cover
any rent arrears, bills owing or damage beyond normal wear and tear at the end of the sharing
agreement.
4. The Flatmate must share the cost of electricity and gas each month. The cost will be equally divided
between the Head Tenant and the Flatmate. Copies of bills will be provided on demand.
5. The Flatmate must not remove any chattels or fixtures from the premises that do not belong to the
Flatmate.
6. Whilst the property is shared it is advised that privacy is respected by the Head Tenant and the Flatmate.
They should never enter each other room or borrow items without permission.
7. The Flatmate shall not keep any pets on the premises without the head tenant permission.
8. House rules such as loud music, visitors, cleaning should be discussed and agreed by the Head Tenant and
the Flatmate.
9. At the end of this agreement, the Head Tenant will return the deposit to the Flatmate. The Head Tenant
can deduct from the deposit any cost which is outstanding and is the responsibility of the Flatmate. If both
parties agree to renew the agreement, the Head Tenant will keep the deposit and will return it to the
Flatmate at the end of the new fixed term.
10. In the event of any dispute, it is advised that problems are not allowed to build up but are communicated
and addressed as soon as possible. However the parties agree that legal action against the party who
failed to comply with this agreement can be taken.
