TO ALL TO WHOM THESE PRESENTS SHALL COME, HARINDRA


CHAMAN GUNASEKERA (holder of National Identity card No. 521352167V) of No.
38/18A, Gower Street , Colombo 05 (hereinafter called and referred to as "the Vendor"
which term shall where the context so requires or admits mean and include the said,
HARINDRA CHAMAN GUNASEKERA his heirs executors administrators and
assigns)

SENDS GREETINGS

WHEREAS the said Vendor under and by virtue of Deed No.1120 dated 26 th August
2002 attested by D.L.H Ganlath of Colombo Notary Public is seised and possessed of and
or otherwise well and sufficiently entitled to all that Condominium Parcel No.67 Lot 67
in Condominium Plan No.1969 dated 06.12.2000 made by M.S.T.P Senadhira Licensed
Surveyor morefully described in the First Schedule hereto and the Share value of 1.28%
in the Common Elements appurtenant thereto morefully described in Second Schedule
hereto.

AND WHEREAS the Vendor has agreed to transfer the said Condominium Parcel No.67
Lot 67 described in the First Schedule hereto together with the Share value of 1.28% in
the Common Elements appurtenant thereto morefully described in the Second Schedule
hereto unto PRIYAN LAKSHMAN ATTYGALLE (holder of National Identity Card
No. 650550730V) 108/1 B, Horton Place Colombo 07 (hereinafter called and referred to
as “the Purchaser” which term shall where the context so requires or admits mean and
include the said PRIYAN LAKSHMAN ATTYGALLE his heirs executors
administrators and assigns) for a sum of Rupees Twenty Nine Million Five Hundred
Thousand (Rs.29,500,000/=) of lawful money of Sri Lanka free from all encumbrances.

NOW KNOW YE AND THESE PRESENTS WITNESS that the Vendor in pursuance
of the said Agreement and in consideration of the aforesaid sum of Rupees Twenty Nine
Million Five Hundred Thousand (Rs.29,500,000/=) of lawful money of Sri Lanka well
and truly paid to the Vendor by the Purchaser at or before the execution of these presents
( the receipt whereof the Vendor doth hereby expressly admit and acknowledge) the
Vendor doth hereby sell grant convey assign transfer set over and assure unto the said
Purchaser the said Condominium Parcel No.67 Lot 67 described in the First Schedule
hereto together with the Share value of 1.28% in the Common Elements appurtenant
thereto morefully described in the Second Schedule hereto together with all rights ways
privileges easements servitudes advantages and appurtenances whatsoever to the said
premises belonging or in any wise appertaining or said to belong or to be appurtenant
thereto and all the estate right title interest property claim and demand whatsoever of the
said Vendor into upon or out of same and every part or portion thereof.

TO HAVE AND TO HOLD the said Condominium Parcel No.67 Lot 67 described in
the First Schedule hereto together with the Share value of 1.28% in the Common
Elements appurtenant thereto morefully described in the Second Schedule hereto hereby
transferred and conveyed or expressed or intended so to be unto the Purchaser absolutely
and forever.

AND the said Vendor doth hereby covenant and declare with and to the said Purchaser
that he has good right and full power and absolute authority to sell and convey the said
Condominium Parcel No.67 Lot 67 described in the First Schedule hereto together with
the Share value of 1.28% in the Common Elements appurtenant thereto morefully
described in the Second Schedule hereto in the manner aforesaid and that the Purchaser
shall at all times hereinafter peaceably and quietly hold possess and enjoy the
Condominium Parcel No.67 Lot 67 described in the First Schedule hereto together with
the Share value of 1.28% in the Common Elements appurtenant thereto morefully
described in the Second Schedule thereto morefully described in the Second Schedule
hereto hereby sold and conveyed and receive the rents and profits thereof without any
interruption or disturbance by the said Vendor or any person or persons whomsoever
lawfully claiming any right or title thereof from under or in trust for the said Vendor and
that the said Condominium Parcel No.67 Lot 67 in the First Schedule hereto is not
vested or subjected to any proceedings for acquisition or requisition under the provisions
of the Land Reform Law No.1 of 1972 as amended in the Land Reform Commission, the
Ceiling on Housing Property Law No.1 of 1973 and its amendments in the Commissioner
for National Housing, the Urban Development Authority Law No.44 of 1978 in the
Urban Development Authority, Bank or Corporation or any other body under an Act or
Law in Sri Lanka and that no action has been instituted or is pending against the Vendor
under the provisions of the Debt Recovery (Special Provisions) Act No.2 of 1990 and
that the Vendor has not executed any Instrument of Declaration under Section 47(a) of
the Mortgage Act No.3 of 1990 and that same is free from all encumbrances claims levies
liabilities or disadvantages whatsoever and is not subject to any lien seizure acquisition or
other proceedings whatsoever and that the said Vendor has not at any time heretofore
made done or committed or been party or privy to any act deed matter or thing whereby
the same or any part thereof are is can shall or may be impeached or encumbered in title
charge estate or otherwise howsoever whereby the Purchaser may lose the benefit or
advantage of the absolute sale and assignment hereby effected and that the said Vendor
shall and will from time to time and all times hereafter warrant and defend the title to the
said Condominium Parcel No.67 Lot 67 described in the First Schedule hereto together
with the Share value of 1.28% of the Common Elements appurtenant thereto morefully
described in the Second Schedule hereto and further shall and may at all times hereafter
at the request cost and expense of the Purchaser make do and execute or cause to be done
and executed all such further and other acts deeds assurances matters and things
whatsoever as shall or may reasonably require for the further and more perfectly and
effectually transferring assuring conveying or vesting the said Condominium Parcel
No.67 Lot 67 described in the First Schedule hereto together with the Share value of
1.28% in the Common Elements appurtenant thereto morefully described in the Second
Schedule hereto hereby conveyed and every part or portion thereof unto the said
Purchaser or his aforewritten as the said Purchaser shall or may be reasonably required.

IN WITNESS WHEREOF the Vendor has set his hand hereunto and to three others of
the same tenor and date as these presents at Colombo on this Seventh day of June Two
Thousand and Thirteen.

THE FIRST SCHEDULE ABOVE REFERRED TO

All that Condominium Apartment bearing Unit 67 Lot 67 standing on the eighth floor and
bearing Assessment No. 67 8/8 Ward Place, Colombo 07 depicted in Condominium Plan
No.1969 dated 6th December 2000 and made by M.S.T.P Senadhira Licensed Surveyor
situated in Ward No. 36 Cinnamon Gardens within the Grama Niladari Division of
Kuruduwatte and within the Divisional Secretary’s division of Thimbirigasyaya within
the Municipal Council limits of Colombo and in the District of Colombo Western
Province and comprises of Three Bed Rooms, Living Room and Dining Room,
Toilet/Bath Room on suite, Four Balconies, Common Toilet, Store Room, Servants
Room and Servant’s Toilet/Bath Room and which said Condominium Apartment bearing
Unit 67 Lot 67 is bounded as follows:

NORTH : by the Centre of the northern wall of this lot separating this Lot and Unit
66 Lot 66 and the Ducts marked D8N, D8O and D8P and the passage, lift
and stairs

EAST : by the Centre of the Eastern wall of this Lot and the Centre of the eastern
wall of this lot separating this lot and the Ducts marked D8O and D8P.

SOUTH : by the Centre of the Southern wall of this Lot and the Centre of the
Southern wall of this lot separating this lot and the Ducts marked D8O and
D8P.

WEST : by the Centre of Western wall of this lot separating this lot and Unit 60
Lot 60 the Ducts marked D8N, D8O and D8P and the passage, lift and
stairs.

ZENITH : by the Centre of the floor of Unit 73 Lot 73

NADIR : by the Centre of the floor of this Lot

Extent: Floor area of 1,690 square feet.

And registered under volume/folio CON/A 100/66 at the Colombo District Land Registry

Together with the right to 1.28% share of the Common Elements

THE SECOND SCHEDULE ABOVE REFERRED TO

Common Elements:

b) the remaining portion of the same land

2. Foundations, beams, girders, supports, drains, sewers, manholes,


electric wiring from transformer to meters, pump, sump, overhead
tanks, water pipe lines up to meters, lifts, lobbies, stairways, basement
floor marked Unit 1 Lot 1, Unit 1 Ground floor marked Unit 2 Lot 2

Mezzanine Floor marked Unit 3 Lot 3 other than the areas covered by
the parking lots, ducts, fire fighting equipment, corridors machine
rooms, security rooms, transformer roof, boundary walls, pump rooms,
standby generator and room, toilets, antennas, intercom system,
swimming pool, changing rooms and gymnasium.

3. All other structures of the building other than the areas described
above.

4. Parking Lot PL 40 allotted to the exclusive use of Unit 67 Lot 67
