The project involves the construction of a building as per the architectural, mechanical,
PROJECT plumbing, and electrical plans provided. The building, referred to as “HOLLAND
DESCRIPTION CASITA” in the architectural plan, is expected to meet all the specifications and standards
outlined in the drawings.

List all activities that the Contractor shall supply labor, supervision, equipment, tools, materials, testing, installed and
consumable materials, and services for:

 Site preparation and foundation construction.


 Building construction including framing, roofing, and exterior finishes.
 Interior construction including walls, floors, and ceilings.
 Installation of mechanical systems including HVAC.
 Installation of plumbing systems.
 Installation of electrical systems.
 Finishing work including painting, flooring, and fixtures installation.

3. SCOPE OF WORK

FLOOR PLAN & FOUNDATION


Foundation plan
1. Foundation Plan: The image is labelled “FOUNDATION PLAN AN”. It depicts a cross-sectional
view of a “TYP. SLAB TOEDOWN” foundation.
2. Construction and Materials: The foundation consists of horizontal continuous concrete on
compacted soil. There are (3) #3 horizontal steel reinforcing bars embedded within the concrete.
3. Slab Toedown: The concrete slab is thickened at the edge, forming what appears to be a footing
that extends below ground level.
4. Scale: The scale for the drawing is provided as 1/4"=1’-0" and 3/4" = 1’-0".
5. Walls: There are two types of walls: exterior (2x6 @ 24" OC - STUCCO) and interior (2x4 @ 24"
OC). The numbers refer to the size of the lumber used, and “OC” stands for “on center,” which
indicates the spacing of the structural members.
6. Windows: There are four windows with their numbers, sizes, descriptions (all are tempered), U-
Factor and SHGC values. The U-Factor measures how well a product prevents heat from escaping,
and the Solar Heat Gain Coefficient (SHGC) measures how well a product blocks heat caused by
sunlight.
7. Doors: There are four doors with their numbers, sizes, types (hinged or barn), and fire ratings. The
fire rating indicates the duration for which a passive fire protection system can withstand a standard
fire resistance test.
8. Insulation: The insulation details for various parts of the structure including exterior walls,
ceiling/attic space etc., along with their R-values are provided. The R-value measures the resistance
to heat flow, with higher values indicating better insulating effectiveness. Exterior walls - 2X4 R-
11, Exterior walls - 2X6 R-19, Ceiling - attic space R-38 blow in, Floor - crawl space none, Interior
walls none, HW & CW supply 1/2" thick foam rubber, Mechanical system pipe min R-3, Window
U value 0.4, SL. glass door U value 0.4, SHGC U value max 0.25.

Floor plan
Floor Plan: The image is labeled “FLOOR PLAN PLAN 1/4”=1’-0"," indicating the scale of the drawing.
Addition specifications are “9’ ceilings throughout,” “framing for med cab14-1/4"x25”.
Braced Panel: There are four types of braced panels (BP1 to BP4). Each type of braced panel has their
specific size, placement, and fastening methods.
 BP1: 48" braced panel with minimum 3/8” structural panel sheathing, 25” maximum spacing, and
each panel should be at least 48” in length and begin and end on a wall stud at 24” O.C. minimum.
 BP2: 32” alternate brace panel with 2-3/8”x38” OSB and holdowns, 80 nails, edge nailing at 6”

O.C., and field nailing at 12 O.C. Simpson LSTHD strap tie holdowns are also mentioned.
 BP3: GYP board alternate braced panel with ½“ gypsum wall board, 96“ minimum where
applies to one face, 48“ minimum where applied to both wall faces, 80 nails, edge nailing at 6
“O.C., and field at 12 O.C.
 BP4: Portal braced wall panel for single story structures with additional specifications.
Arched doorway and Shelving
 Arched Doorway: The height is 80". The width not specified but marked as “WIDTH.” The radius
of the arch is half of the width, “R=WIDTH/2.”
 Shelving Details: The drawing provides three different views (X, Y, Z) of the shelving with
dimensions. View X shows a front view with shelves at different heights. View Y provides a side
view detailing depth measurement. View Z offers an overhead view showing width measurements.
 Materials & Construction: All shelving is to be made of particle board with a white PVC front
edge. The closet sections are to be located as shown.

ELEVATIONS, SECTIONS & DETAILS


1. Patio Beam & Footing TYP.
o “Top of Pier Notch for Beam”: The top of the pier has a notch to accommodate the beam.
o “Opposite Side of Pier as FDN”: The pier is on the opposite side of the foundation (FDN).
o “Finished Grade”: The final elevation of the ground level after construction.
o “Concrete Slab (See Structural)”: This points to a concrete slab, and it suggests referring to
the structural plans for more details.
o “Expansion Joint”: This is a joint that allows for expansion and contraction of the materials
due to temperature changes.
2. Roof Truss @ EXT Wall
o This diagram shows how a roof truss (a framework of beams that supports the roof) is

3. Typical Exterior Footing

PLUMBING & MECHANICAL PLAN


Plumbing plan
 Scale: The scale used in the plan is 1/4"=1’-0". This means that for every 1/4 inch on the plan, it
represents 1 foot in real life.
 Water Service Entrance Shut Off Valve (HB W/ VAC BKR): This is a valve that allows the
water supply to be turned off. The “HB W/ VAC BKR” likely refers to a hose bibb with a vacuum
breaker, which is a device that prevents backflow of water.
 3/4" CW TO MAIN APPROX 126 LF SEE PLOT PLAN: This indicates a cold water pipe of
3/4" diameter running approximately 126 linear feet to the main water supply. The exact location

 3" ABS TO NEW SEPTIC TANK: This refers to a 3-inch Acrylonitrile Butadiene Styrene (ABS)
pipe leading to a new septic tank.
 On Demand WH (Water Heater): This is a water heater that heats water as it’s needed, rather
than storing hot water in a tank.
 Tankless Electric Water Heater (RHEEM RETEX-08 OR EQUIVALENT 8kW 1.55 GPM
240V 33A): This is a specific model of a tankless water heater. It’s an 8kW unit, which refers to its
power. It can deliver 1.55 gallons per minute (GPM) of hot water. It operates at 240 volts and 33
amps. If the Rheem Retex-08 model is not available, an equivalent model can be used.
 HB W/ VACBKR: This is another mention of a hose bibb with a vacuum breaker.
 washer box: also known as a washing machine outlet box, is a crucial component in plumbing
systems

HVAC plan
 Scale (1/4"=1’-0"): This indicates that 1/4 inch on the plan corresponds to 1 foot in the actual
building. It’s used to represent the building accurately on a manageable size of paper.
 Deferred Submittal: This refers to portions of the design that are not submitted at the time of the
permit application and are to be submitted to the building official within a specified period2.
 Microwave Exhaust Vent: This is a vent that allows heat and moisture from the microwave to be
released outside, usually through the roof or wall3.
 Roof HVAC: This refers to HVAC units that are installed on the roof of a building. These systems

 Recessed Dryer Vent Box w/ 4" Exhaust to Roof: This is a box installed in the wall that houses
the dryer vent, allowing the dryer to be placed closer to the wall. The 4" exhaust refers to the
diameter of the vent duct, and ‘to roof’ indicates that the vent duct leads to the roof5.
 100 CFM: CFM stands for Cubic Feet per Minute and is a measure of airflow. In this context, it
likely refers to the amount of air that a particular component of the HVAC system can move6.
 VTR: This stands for Vent Through Roof, indicating that a vent (like the exhaust for a dryer or
microwave) is directed through the roof of the building
ELECTRICAL PLAN
There are 2 sub panels and 1 main panel:
 Panel ‘A’ -Main panel: with voltage rating 120/240V and current ratings of 200A. It will be
mounted on the surface.
 Sub panel ‘B’ – Already existing: with voltage rating 120/240V and current ratings of 100A. It will

7. ADOPTION PLAN

Upon completion of the construction, an inspection will be conducted to ensure that all aspects of the building meet the
specifications outlined in the plans. Any necessary adjustments or corrections will be made at this time

8. PROJECT MANAGEMENT

The project will be managed by a qualified project manager who will oversee all aspects of the project, coordinate with
the project team, and ensure that the project is completed on time and within budget.

9. SUCCESS AND SIGN-OFF CRITERIA
