This agreement was made on the 1st day of February 2024 by and between Rise Infraventures

Limited having Its Registered Office at 2B 2nd Floor Ireo Grand View Tower Sector 58
Gurugram Haryana 122001(hereinafter called the underwriters) of the one part.

and

EMAAR India Ltd has its registered office at 306-308 Square One, C-2, District Centre, Saket,
New Delhi, South Delhi,110017 (hereinafter referred to ther part.

We, hereby record the terms on which we (hereinafter referred as "underwriters") have
agreed to underwrite the company newly launched whole commercial plotted colony
p 83 83 in the revenue estate of village
Begumpur Khatola Gurugram Haryana Having RERA No
RC/REP/HARERA/GGM/777/509/2024/04,

AND WHEREAS the underwriters have agreed to underwrite the Project on the terms and
conditions hereinafter appearing.

NOW THEREFORE IT IS HEREBY AGREED AS FOLLOWS:

1. The said project is underwritten for a time of 6 months starting from 1st day of February
2024 to the 31th of July 2024.

2. The whole project has a total of 96 units, which is underwritten by the underwriter, detailed
mentioned in Annexure A.

3. The whole project has three types of inventories

Prime

Supreme

Platinum

Pricing of the units would be as follow

For Prime Units Pricing would be 198000 (One Lakh Ninety-Eight Thousand Only)
For Supreme Units Pricing would be 223000 (Two Lakh Twenty-Three Thousand
Only)

For Platinum Units Pricing Would be 238000 (Two Lakh Thirty-Eight Thousand Only)

4. As per mutual consent/ understanding or agreement the Company will give 7% Brokerage/
on every unit booked through Underwriters in the said project. And if any unit is booked by
the company other through any third person other than the underwriter company shall give
him 5% brokerage on that unit and the remaining 2% will be given to the Underwriter.

5. The company shall pay commission/brokerage to the underwriter after completion of 20%
payment by client against the booking

6. Landing price for the underwriters would be as follow

I. For Prime category units after deducting 7% brokerage i.e., 11594.1 landing price
will be 186405.9 (One Lakh Eighty-Six Thousand Four Hundred Five only) plus PLC
As Applicable

II. For Supreme category units after deducting 7% brokerage i.e., 13344.1 landing
price will be 209655.9 (Two Lakh Nine Thousand Six Hundred Fifty-Five Rs Only) plus
PLC As Applicable

III. For Platinum category units after deducting 7% brokerage i.e., 14394.1 landing
price will be 223605.9 (Two Lakh Twenty-Three Thousand Six Hundred Five Rs Only
plus PLC As Applicable

IN WITNESS WHEREOF the parties hereto have hereunto set and subscribed their respective
hands/ seals to this Agreement in duplicate on the day, month, year, and place first
hereinabove mentioned.
