We write in behalf of our client, DEXTER PON, in regards to the matter of your
unwillingness and non-payment of your obligations.

Records disclose that you have entered into an agreement with our client executing a
document titled as “KASULATAN NG SANGLA: NAPAGKASUNDUAN”, in which,
you are mortgaging a property located at this address: 11 Flores St. Barangay Krus na
Ligas, Quezon City for the sum of P80,000 Pesos (EIGHTY THOUSAND PESOS).

In addition, there’s an outstanding 4 months of unpaid rental fee and still you keep and
notoriously possessing the subject property. Despite of our client repeated demands, you
failed and continuously fail to pay/settle the aforesaid amount.

Accordingly, FINAL DEMAND is hereby made upon you to settle all the amount of
your balances, within ONE (1) week from receipt of this letter. Otherwise, we will be
constrained to exhaust our legal remedies by filing necessary criminal and civil charges
against you to protect the interest of our client.

We trust that you will give this matter your prompt and preferential attention to avoid the
expense and inconvenience of litigation.
