Warranty Deed

THIS WARRANTY DEED ("Deed") is made and entered into on this 20TH day of December 2023, by and
between:

Anderson Maynard, a Legal Resident Of Tennessee, Usa

Grantee (Buyer):
Suburban Podiatry Ltd, a Legal Entity Duly Organized And Existing Under The Laws Of Tennessee

Property Description:
For and in consideration of the sum of $169,000.00 in lawful money of the United States, and other
good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged,
Grantor hereby conveys and warrants to Grantee the following described real property situated in the
State of TENNESSEE to-wit:

Covenants:

1. Warranty of Title: Grantor warrants that Grantor is the lawful owner of the property, having good
and marketable title there to, and has the right to convey it.

2. Encumbrances: Grantor covenants that, at the time of the delivery of this Deed, the property is free
from all liens and encumbrances, except as otherwise expressly stated herein.

3. Quiet Enjoyment: Grantor further covenants that Grantee shall have quiet enjoyment of the
property and will warrant and defend the same against the lawful claims and demands of all persons
claiming by, through, or under Grantor.
