Residential Real Estate Agreement

KNOW ALL MEN BY THESE PRESENTS:

This Real Estate Agreement made on ____________, 2022, and this agreement supersedes all
Obligation made in any prior contract to purchase or agreement for sale entered into by the parties.

I. The Parties.

GLADYS CUA ANGGALA, hereinafter referred to as the Vendee Filipino of legal age and with
residence address at 4 Orchid Street, Bayview Garden Homes I, Tambo Parañaque, Metro Manila, who
agrees to buy the certain land property;

And

AURORA C. QUEAÑO, hereinafter referred to as the Vendor, Filipino of legal age and with residence
address at ______________________________________________, who agrees to sell and convey real
and personal property as described in Section II. Vendee & Vendor shall be collectively known as the
“Parties”.

II. Legal Description

The real property is a Residential Real Estate Property with Title Certificate No. 28612and with
(331 sq.m) Three hundred thirty one square meter, Situated at Blk.10 Lot 34 Bo. San
Dionisio, Parañaque, Metro Manila.

The TECHNICAL DESCRIPTION and the Certified True Copy of the title was attached to this
agreement.

The real property shall be collectively known as the “Property”.

PREAMBLE:
WHEREAS the Vendee, in the course of his business activities, wishes to buy from the Vendor
various/certain property;

WHEREAS the Vendor, for the purposes of securing payment of the property sold to the
Vendee, wishes to reserve his right of ownership of these property until the payment in full has
been made;

WHEREASthe parties are duly authorized and have the capacity to enter into and perform this
agreement.
Now Therefore, The Parties Agree as Follows:

A. Provided the vendee observes, respects and conforms to each and every clause, Condition and
Stipulation in this agreement, The Vendor agrees to sell to the Vendeewhen the time, the
title is clear of all debts & obligation.

B. The Vendor shall deliver the deed and the Vendee shall pay the amount of the purchase
price, 7.7million (Seven Million Seven Hundred Thousands) pesos only. On the ___ day of
____ at such other time and place as in mutually agreed,(Only when the title is clean in all
debts and obligation)

C. Time is of the essence as to each provision of this agreement.

D. The Re-Title of the property, the clearing & processing of les pendens was held by the
Vendor. And fertilize the cost by Vendee, and all be deducted in the purchase price of the
property. Only when the title was cleared and ready to purchase;

E. If no sale occurs, all fertilize costs of theVendee are obligated to be reimbursed by the
Vendor.

PARTIES FURTHER SAYETH NAUGHT.

IN WITNESS WHEREOF, we have hereunto affixed our hands this 10th day of June,
2022 at Makati City.

This instrument refers to a RESIDENTIAL REAL ESTATE AGREEMENT consisting of Three (3) pages
including this page wherein the acknowledgement is written, signed by the parties and their instrumental witnesses
on each and every page thereof.
