AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made by and between:

MIKKA ERISHA BASA, of legal age, Filipino, presently residing at Blk. 68, Lt. 31,
Phirst Park Homes, Brgy. Tanauan, Tanza, Cavite. hereinafter referred to as
VENDEE;

-a n d –

MA. CRYSTAL SANTIAGO, of legal age, Filipino, currently residing at Unit 206,
Bldg. A-1, Urban Deca Homes, Abangan Sur, Marilao, Bulacan, hereinafter referred
to as VENDOR;

W I T N E S S E T H:

That the VENDEE is entering into a contract to sell of a house unit, property of the
VENDOR, situated at Lt. 11, Blk. 16, Casa Amaya Phase-2, Brgy. Amaya I, Tanza, Cavite.

NOW THEREFORE, for and in the consideration of the foregoing, the herein parties
have agreed to be bound by the following terms and conditions of this agreement:

1. The present condition of the aforementioned property is FULLY DISCLOSED and


KNOWN TO the VENDEE.
2. THAT the VENDEE will ASSUME the remaining balance containing the
VENDOR’s liabilities, WHICH INCLUDES BUT NOT LIMITED TO Housing
Development Mutual Fund and REAL ESTATE TAX.
3. THAT UPON ASSUMPTION, the VENDEE will pay the VENDOR a sum of
money amounting to TWO HUNDRED TWENTY THOUSAND PESOS (Php
220,000) under the following condition.

a. At least 50% of the aforementioned amount (in cash) SHALL BE


PAID upon the perfection of this contract.
b. Upon the fulfilment of the PRECEEDING CONDITION, the
VENDEE has the right to transfer, occupy, or modify the said
property immediately.
c. The balance SHALL BE PAID WITHIN THREE MONTHS (3
months) or earlier, upon the convenience of the VENDEE.
d. FAILURE to comply with the conditions SHALL ipso facto mean
TERMINATION of this agreement and FORFEITURE in favor of
the VENDORS without prejudice to the VENDEE.

4. TRANSFER OF TITLE SHALL BE DONE right after the VENDOR has


fulfilled her obligations, that is to inform the developer of such sale,
submits all necessary documents for transfer, apply for reactivation of
utilities (if necessary).

5. EXPENSES INCURRED IN THE PROCESS OF THE TRANSFER SHALL


BE BORNE BY THE VENDEE.

IN WITNESS WHEREOF, the parties have hereunto set their hands on this
