CONDITIONAL SALE

 
KNOW ALL MEN BY THESE PRESENTS:
 
This DEED OF ABSOLUTE SALE is entered into and executed by and between:
 
GREEN GRASS LAND DEVELOPMENT INC. with office address at 2-
B Victoria Bldg. Pulog St., Brgy., Malamig Mandaluyong City represented by
ALANO APOSTOL-TAN, of legal age, Filipino, and with residence at 641
Quezon Blvd. Sta. Cruz Manila (via SECRETARY CERTIFICATE granted to
him by the Corporation thru the Corporate Secretary SHIELA M. AQUINO)
hereinafter referred to as the VENDOR/ TRANSFEROR;
 
-AND-
 
_______________________________________________, single/married, of legal
age(s), Filipino(s) and presently residing
at _________________________________ hereinafter referred to as VENDEES/
TRANSFEREES.
 
WITNESSETH:
 
The VENDOR/ TRANFEROR is the owner of a lot and parcel of land and
its improvements as evidenced by Transfer Certificate Title no: (057-
2014001536) 167-2016025288 particularly described as follows:
  
DESCRIPTION OF THE LAND
“A parcel of land Lot 6929-A-7-B-2 of the subd. Plan (LRC) PSD-299976,
approved as non-subdivision project, being a portion of Lot 6929-A-7-B, (LRC)
PSD 293297; L.R.C. Rec No. 8843) situated in the Bo. Of Molino, Mun. Of
Bacoor, Prov. Of Cavite, Is. Of Luzon, bounded on the N., pts. 4 to 1 by lot 6929-
A-7-B-5; and on the W., pts., 1 to 2 by lot 6929-A-7-B-3; on the S. pts. 4 to 1
beginning at a point marked “1” xxxxxxxxx to the point of beginning containing an
area of TWO THOUSAND (2000) SQUARE METERS more or less.
WHEREAS, the VENDORS desire to sell the aforementioned property and
the VENDEES agree and promises to buy the aforementioned property including
the improvements therein.
WHEREAS, the VENDEES are interested to purchase the above described
property subject to the following terms and conditions.
 
1. A selling price agreed by both parties is Php ____________________.
 
2. A down payment of Php ______________________ will be paid by the
VENDEES to the VENDOR upon execution of this agreement and the
remaining amount will be paid thru post-dated checks and as follows:

The initial down payment will be paid by the VENDEES to Vendor’s
Authorized representative in the form of bank check.
The VENDEES will issue ________________ postdated checks in favor of
VENDEE’s and/or to his Atty.-in- Fact upon presentation of latest notarized
Special Power of Attorney.
  The VENDORS will shoulder all the payments for Capital Gain Tax,
Documentary Stamp Tax, Transfer Tax, Title Processing and other related
documents pertaining to Transfer of Ownership.
  The VENDORS shall under take to execute the necessary DEED OF
ABSOLUTE SALE in favor of herein VENDEES upon full payment of the above
stated purchase price.
  That the VENDOR complied with the provisions of ART.1623 of the New
Civil Code as well as the Land Reform Code of the Philippines.
 
IN WITNESS WHEREOF, the parties have hereunto set their hands this

  BEFORE ME, appeared the above stated parties showing their Identification
documents as stated below their names and known to me as the parties who
executed this Absolute Deed of Sale and they acknowledged to me as their free and
voluntary act and deed.
  This document, consist of three (3) pages including this page where this
acknowledgement is written, with every page thereof duly signed by the parties
including their instrumental witnesses, at the bottom or left margin thereof and seal
with notarial seal, refers to a Conditional Deed of Sale of Real Property.
