DEED OF ASSIGNMENT AND TRANSFER OF RIGHTS

KNOW ALL MEN BY THIS PRESENTS:

This deed, made and entered into this December 20, 2023, at Lucena City,
Philippines, by and between:

______________________, of legal age, Filipino Citizen, of legal age, married to


Edgar A. Candelaria, with residence and postal address at Brgy. Panaon, Unisan,
Quezon, hereinafter referred to as the "ASSIGNOR";

-and-

Spouses __________________ and ___________________, both of legal age,


Filipino Citizen, and with residence and postal address at Brgy. Paliparan, Dasmariǹas,
Cavite, hereinafter referred to as the "ASSIGNEES".

WITNESSETH that -

WHEREAS the ASSIGNOR is the buyer of a certain parcel of land including all
existing building/improvements thereon located in Mabuhay Homes 2000, Brgy.
Paliparan II, Dasmariǹas, Cavite covered by Transfer Certificate of Title No.
___________________ of the register of Deeds of Trece Martires City Branch, under
the Home Development Mutual Fund Loan (also known as Pag-IBIG Fund) and
pursuant to a public instrument captioned as “Deed of Conditional Sale” dated June 10,
2023 and docketed as Doc. No. 522; Page No. 106; Book No. 19; Series of 2016, under
the notarial register of Notary Public _____________________. The technical
description of the property are as follows:

“A parcel of land (________________ of the consolidation and subdivision


plan, _____________, being a portion of Lots 6981-B (LRC) Psd-283188;
Lots 2 and, Pcs-042106-008804, LRC Record No. _______, situated in Brgy.
Paliparan II, Municipality of Dasmarinas, Province of Cavite, Island of Luzon.
Bounded on XXXXXX containing an area of SIXTY (60) SQM”.

WHEREAS, the ASSIGNOR has an outstanding monthly amortization balance


under Home Development Mutual Fund Loan (also known as Pag-IBIG Fund)
amounting to Two-Hundred Ninety-Two Thousand Pesos (Php 292,000.00), more or
less;

WHEREAS, the ASSIGNOR has offered to assign all his rights, title and interest
over above-described property under the HDMF Pag-IBIG Loan in favor of the
ASSIGNEES the ASSIGNEES hereby accept the assignment in accordance with the
terms herein set forth;

NOW, THEREFORE, as consideration of SIX HUNDRED FIFTY THOUSAND


PESOS (Php 650,000.00), which the ASSIGNOR hereby acknowledged to have been
received from the ASSIGNEES and the undertaking that the ASSIGNEES will be the
one to pay the amortization balance, the ASSIGNOR hereby assigns, transfers and
conveys unto the ASSIGNEES, all her rights, title and interest over above-described
property under the HDMF Pag-IBIG Loan in favor of the ASSIGNEES the ASSIGNEES
hereby accept the assignment in applied for, pursuant to this Agreement and the
ASSIGNEES by these presents hereby accept the assignment and agree to be bound
by the terms and conditions of the Absolute Conditional of Sale entered into by all the
parties concerned on June 10, 2016.
