Lease Agreement

This Lease Agreement ("Agreement") is entered into by and between:

Property: The premises are located at 500 River Road, Springfield, IL, 62705,
consisting of a 2-bedroom apartment.

Term of Lease: The lease term shall begin on January 1, 2054, and end on
December 31, 2054.

Rent: $1,200 per month, due on the first of each month.

Security Deposit: $2,400, payable upon execution of this Agreement.

Use of Premises: The Tenant agrees to use the premises solely as a private
residence.

Utilities: Tenant is responsible for all utilities except for water, which shall be
provided by the Landlord.

Maintenance and Repairs: Tenant shall maintain the premises in good condition.
The landlord is responsible for major repairs.

Alterations: Tenant shall not make any alterations to the premises without the
Landlord’s written consent.
Pets: No pets allowed without the Landlord’s written consent.

Default and Remedies: In the event of default by the Tenant, the Landlord may
exercise legal remedies in accordance with state law.

Governing Law: This Agreement shall be governed by the laws of the State of
Illinois.

Acknowledgment: The parties acknowledge they have read and understood the
terms and conditions of this Agreement.
