RENTAL AGREEMENT FOR SALOME NASIMIYU MURERE HOUSE NO.

8, Date 22 nd December 2023


This Rental Agreement shall be evidence of the complete terms and conditions under which the parties whose
signatures appear below have agreed. Owner, Wanjala Omonya Felix and Salome Nasimiyu ID No. 36099238,
shall be the "RESIDENT." The OWNER agrees to rent and RESIDENT agrees to rent from OWNER the premises
located at Bungoma town in Bungoma county.

TERMS:

1. RESIDENT agrees to pay a rent deposit of Kshs. 7,000/- and Kshs 7,000/- per month on or before the 10th
day of each month and additional deposit charges/fee (paid once) for water Kshs 500/- and Electricity
Kshs (with other). Total rent per month Kshs 7,500/- This agreement shall commence on 1st December
2024 and continue, until the OWNER or Resident decides otherwise by giving a 1-months’ notice and
failure to this, legal action will be taken with the authorities.

2. The rent and outstanding balance should be paid directly to the owners account below

3. NOISE: RESIDENT agrees not to cause or allow any noise or activity on the premises which might disturb
the peace and quiet of other RESIDENT and/or neighbours. The noise and/or activity shall be a breach of
this agreement.
4. DESTRUCTION OF PREMISES: If the premises become totally or partially destroyed the Owner may
terminate this Agreement immediately and the Resident pay the cost of destruction.

5. INSURANCE: RESIDENT acknowledges that OWNERS insurance does not cover personal property damage
caused by fire, theft, rain, acts of God, acts of others, and/or any other causes, nor shall OWNER be held
liable for such losses. RESIDENT is hereby advised to obtain his own insurance policy to cover any personal
losses.

6. RESIDENT agrees to keep the premises and all items in good order and good condition and to immediately
pay for costs to repair and/or replace any portion of the damaged items and attach copy of National
Identification Card (ID).
7. CHANGE OF TERMS: The terms and conditions of this agreement are subject to future change by OWNER
subject to laws in existence at the time of the Notice of Change of Terms.

8. RIGHT OF ENTRY AND INSPECTION: OWNER may enter, inspect, and/or repair the premises at any time in
case of emergency or suspected abandonment.

9. ASSIGNMENT: RESIDENT agrees not to transfer, assign or sublet the premises or any part thereof.
10. KEYS AND ADDDENDUMS: RESIDENT acknowledges receipt of the following which shall be deemed part of

11. ENTIRE AGREEMENT: This Agreement constitutes the entire Agreement between OWNER and RESIDENT.
The undersigned RESIDENTS have read and understand this Agreement and hereby acknowledge receipt
of a copy of this Rental Agreement.
