SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, Elsie V. Munar (Representative), Ninfa V. Vasquez, Edwin A.

Vergara, (Heirs of Patrocenia A. Vergara and Ricardo P. Vergara) and Donald Joseph

V. Panaguiton (Heir of Maria Luz V. Panaguiton), of legal age, single, Filipino, and

residents of Brgy Tigbalogo, Patnongon, Antique, do hereby name, constitute and

appoint Elsie V. Munar, of legal age, Filipino, and a resident of Brgy Tigbalogo,

Patnongon, Antique, to be our true and lawful attorney-in-fact, for whatever legal

purpose it may serve her in performing the following acts, to wit:

1. To oversee, assume responsibility for, and manage for our benefit the lease

agreement for the real estate or personal property situated in Brgy Tigbalogo,

Patnongon, Antique, Philippines;

2. To collect, demand and recover all debts, notes or sums of money due us, the

heirs, now or which in the future may become due or payable to us, the heirs,

and for this purpose, to issue such receipts, papers, or deeds, in our name and

stead;

3. To execute, sign, authenticate, and enter into any and all contracts and

agreements formed in our name in relation to the above mentioned property, with

any person, entity and government agencies;

 4. To file and represent me in all stages of any suit that may be brought for or

against us in relation to the above mentioned property, including the pre-trial and

preliminary conference, and with full authority to enter into an amicable

settlement, to submit to alternative modes of dispute resolution, and to enter into

stipulations or admission of facts and of documents, and as such, to

sign,authenticate, and enter into any and all contracts or agreements subject of

the instant case.

WE ARE HEREBY GIVING AND GRANTING unto the said attorney-in-fact full

power and authority to do and perform all and every act requisite or necessary to carry

into effect the foregoing authority, as fully to all intents and purposes as we might or

could lawfully do if personally present, with full power of substitution and revocation, and

hereby ratifying and confirming all that the said attorney-in-fact shall lawfully do or

cause to be done by virtue hereof.
