Bentley AECOsim Building Bentley’s integrated model authoring BIM platform for
Designer architectural, structural and MEP disciplines.

BIM The digital representation of physical and functional characteristics


of a facility. A BIM is a shared knowledge resource for information
about a facility forming a reliable basis for decisions during its life-
cycle; defined as existing from earliest conception to demolition. A
basic premise of BIM is collaboration by different stakeholders at
different phases of the life cycle of a facility to insert, extract,
update or modify information in the BIM to support and reflect the
roles of that stakeholder.

CAD Computer Aided Design – software used by architects, engineers,


and drafters to create two dimensional (2D) or three dimensional
(3D) models. Also used as a software platform for some advanced
design applications including schematics and intelligent 3D
modelling.

COBie Construction Operations Building Information Exchange is a


specified information set, delivering consistent and structured asset
information useful to the owner-operator for post-occupancy
decision-making. COBie was developed to improve the handover
process to building owner-operators. It is, typically, a Microsoft
Excel spreadsheet, but other spreadsheet applications may be used.

Cost / Quantification (5D) Generate accurate quantity take-offs and cost estimates. Providing
‘what if’ analysis capabilities to assess modifications to design or
programme.

Drawing A representation of forms or objects on a surface by means of lines.

Extraction Term used to refer to geometry files that are automatically


generated to represent a specific view of a 3D model. The resulting
files contain 2D views from the model as it would be viewed from a
specific location looking into a specific direction.

Family A family is a group of elements with a common set of properties,


called parameters, and a related graphical representation.

Family Type Different elements belonging to a family may have different values
for some or all of their parameters, but the set of parameters (their
names and meanings) is the same. These variations within the
family are called family types or types.

FM and Asset Management 3D model based system that will efficiently aid in the maintenance
and operation of a facility and its assets.

IFC Industry Foundation Classes - commonly used object-oriented file
format with a data model to facilitate interoperability (binary text
file)

Integration Refers to software applications that are tightly coupled. A


“seamless” integration of two applications would mean that the
user of the application would encounter no additional steps or
breaks in data flow when working with the resulting data between
the two applications.

Interoperability Refers to software applications or data and/or data formats that


work together. Generally an additional step is required to ‘convert’
or transfer the data from one format to another.

Layer Autodesk term used to separate graphic elements for display


control in drawing files.

Level Bentley term used to separate graphic elements for display control
in drawing files. See Layer.

Level of Development Refers to five basic levels of development created by the American
Institute of Architects in reference to model content.

Master Data that is referenced to the deliverable file to create construction


drawings.

Model A collection of 3D intelligent data which is continually propagated


throughout the lifecycle of the project.

NRM 1 The Royal Institute of Chartered Surveyors new rules of


measurement 1(NRM1), is a suite of documents issued by the RICS
Quantity Surveying and Construction Professional Group to provide
a standard set of measurement rules that are understandable by
anyone involved in a construction project.

PDF Portable Document Format – A file format that captures all the
elements of a printed document as an electronic image that you can
view, navigate, print or forward. PDF files are views using Acrobat
Reader available from Adobe.

Reference File Term used to refer to files that are displayed for reference purposes
from another file.

Schedule Sequencing (4D) Linking 3D model elements with a construction programme


enabling real time visualisation of build sequence.

1 Overview
1.1 Two-Tier Standards Approach
The Collaborative BIM Project Execution Plan (PEP) must maintain its integrity over the longevity of
the programme from concepts to as-built. EX20 shall provide a two-tier standard that will enforce
standards (fixed) while ensuring the authors of the content have flexibility in innovation
(collaboratively developed). The fixed items will not need modification along the design and
construction path. The collaboratively developed items are established as best-in-class from the
onset but are collaboratively developed along the project journey.
This document focuses on the ‘COLLABORATIVE’ items and shall be subject to frequent updates.
Additional requirements are specified in the ‘Fixed’ BIM Standard Manual (Doc. Ref. No. 05007-GDL-
P000000-06-00089) and BIM Drawing Standards Manual (Doc. Ref. No. 05007-GDL-P000000-06-
00090).
This collaborative approach is to inspire innovation to attain amazing results across the Programme.
Not only is innovation and collaboration encouraged, it is expected.

2 Process Design
2.1 Level One Process Overview Map
A workshop shall be held at the onset of the project to review the Process Maps (refer to Appendix
A) and record relevant information to facilitate the implementation of the identified BIM uses.
The level one overview map shows the relationship and outputs of the BIM uses which will occur
throughout the project. Fundamentally, the information maturity of the BIM use work processes
develop further as the tasks pass through gateways.
Figure 2-1 is an example of the level one process overview map. See ‘Appendix A’ for examples of
BIM process planning definitions and maps.

2.2 Level Two Detailed BIM Uses Process Maps


Detailed BIM use process maps shall be created for different BIM uses to clearly define the sequence
of various tasks/ sub-processes to be performed. These maps also identify the responsible parties
for each process, reference required input and the process outputs which will be created and shared
with other processes. The Process mapping requires the detailed input of the specialists involved
and therefore requires adaptation during the development of the project. However, it is essential
that the processes required for the execution of each project phase are developed and agreed prior
to the start of execution of BIM uses. The process inputs and outputs shall be finally based on the
definition of the information exchange between all processes. The initial provision of inputs and
outputs is useful to support the facilitation of workshops to define the information exchanges.
The following uses require detailed BIM process maps to support the understanding of all
stakeholders for the execution of the BIM processes. Appendix A provides examples of printable
documents for the level two process maps, requiring further development/definition:

3 BIM Information Exchange
Information Exchanges (IE) define the data submissions from an information authoring party to the
receiving party using or processing the information. The information exchange definition ensures
that the data required for a downstream process contains the level of information required to
successfully carry out that process. The information exchange will be collaboratively defined for each
project stage by the stakeholders responsible for carrying out the identified BIM uses, to identify the
minimum content requirements of each resulting information exchange. It is necessary that the
requirements of the downstream process match the authored data. The content of each information
exchange will be documented in the IE Worksheet, providing a comprehensive breakdown of all
model elements according to the WBS structure. The expected LOD at each stage of the project as
well as the parties responsible shall also be defined. When information is delivered in the form and
quality expected, an efficient workflow is achieved.
In order to ensure successful information exchange, a number of key factors shall be considered:
• The native software used and format of the information (type).
• A description of the information to be exchanged -what and when (see Model Element
Breakdown).
• A common understanding of each team member’s information needs.
To enable this exchange, a worksheet has been provided in Appendix B.

Every element of a project does not need to be present to be valuable therefore, it is important to
only define the model elements that are necessary to implement BIM for each BIM use. If a receiver
of information wants to be sure he or she can utilise the information received, the sender and
receiver need to agree on which information to exchange. For example, an architect needs to be
sure that they receive information from the structural engineer in regard to which walls and columns
are structurally load-bearing. Similarly, the structural engineer needs to know the use characteristic
of the enclosures in order to calculate the correct design loads.
In addition, for BIM to be implemented successfully, it is critical that team members consider the
future use of the information that they are developing – cost/quantities, schedule, etc.

3.1 BIM Information Exchange Workshop


At the kick-off of the project a workshop is to be scheduled to review the BIM process maps and
identify information exchanges. During this workshop - Design Consultants and Contractors are
expected to develop a chart mapping information exchange content (via the Information Exchange
Worksheet – adding model elements as needed), level of detail, format, version and responsible
party for each exchange.

4 GIS Requirements
4.1 Deliverables
• Coordinate System:
- All GIS datasets for the project shall be in DLTM (Dubai Local Transvers Mercator)
• The GIS data format shall be File Geodatabase compatible with Environmental System
Research Institute (ESRI) ArcGIS and organised using feature datasets grouped on a theme
basis. When organising the geodatabase into feature datasets and feature classes, thematic
groupings, topological associations and classification shall be considered including:
- Core attribute commonality, geometry, subject matter, domain and subtype association,
topology rules, update characteristics, query and analysis
- The geometries shall be topologically cleaned and shall not contain any undershoots,
overshoots, zero length polyline, overlapping objects, snapping errors, intersection
errors, self-intersection errors and duplicates
• Metadata: All spatial data shall be documented by filling metadata for all the feature classes
in the GIS database. The metadata shall be stored in the same GIS file. Metadata will include,
but is not limited to, the following:
- Title: The ordinary name of the dataset
- Abstract: A brief narrative summary of the content of the dataset
- Themes or Categories: Describes the theme or category of the dataset
- Reference information to the organisation and individual(s) who created the dataset and
contact information
- Attribute fields and their definitions

4.2 Titleblock Template


All GIS maps are to be submitted to EX20/PMC in the GIS Drawing Titleblock Template, Doc. Ref:
05007-TEM-P990000-18-00111.

4.3 Additional Information


Both BIM and GIS provide graphical information but they also include additional attributes that
provide information suitable for further analysis. GIS is used at EX20 to exchange information with
different government stakeholders and therefore required information must be provided by the
Design Consultant and Contractor in a compatible GIS format. It is the responsibility of the Design
Consultant and Contractor to identify who these stakeholders are and their GIS information
requirements so that adequate provision can be made in the model authoring process to ensure the
BIM contains the appropriate data. These requirements shall be included in the document to ensure
that all project stakeholders may be informed about the GIS requirements.

5 Level of Development (LOD)
5.1 Overview
The Level of Development (LOD) refers to the 5 basic levels of development created by the American
Institute of Architects (AIA), reflecting a generic definition of model content. Further explanation of
LOD is provided in Table 5-1. The project team needs to agree responsibility and LOD for model
definition in alignment with project stages. Please refer to ‘Appendix B’ for the Model Definition
Worksheet (MOD). Note Table 5.2 defines responsibilities on a high level.

5.2 Model Element Definition
The model shall be developed to include the systems described in the Model Element Definition
Worksheet ‘Appendix B’. This list is not comprehensive and the project team will be required to
update as required e.g. landscape elements. Additional items need to be documented on the IE
Worksheet prior to submission to EX20.
Note: Level of Development (LOD) levels apply to model geometry and production information.
Users also need to consider that over-detailing a model causes degradation to the models
performance which is not conducive to the overall project or programme. The project team will need
to agree the LOD applicable to each element type and gateway.

6 BIM Data Requirements
6.1 Software
The project team will agree on the software to be used for delivery of downstream BIM uses and
document accordingly in Table 6-1. Consideration will also be taken to ensure data integration is
possible between specified software platforms where interdependencies exist across BIM uses e.g.
model authoring file formats will need to be compatible for use in 3D coordination software
platforms. This will be further detailed and aligned with the Information Exchange worksheet
(Appendix B2).

7 Model Structuring
7.1 Model Authoring
The project team will need to agree the number of model files to be created, which will reflect the
requirements of the specific project. Example below:

• Model 4 – Architecture (Building 2)
• Model 5 – Civil and Structural (Building 1)
• Model 6 – Civil and Structural (Building 2)

• Model 9 – MEP (Building 2)
The strategy to be deployed will need to consider ‘best practices’ relating to workable file sizes and
downstream coordination. This section of the BIM PEP needs to detail (description/diagram) the
agreed strategy.
7.1.1 Data Classification
Individual object types e.g. wall, door, window, ductwork, column, beam etc. require specific object
parameters to be built-in to enable the detailed scheduling of information from components,
assemblies and systems for the purpose of cost estimation, construction and asset management. In
addition, a parameter shall be provided to reference project specifications, structured in CSI
Masterformat 2014. This improves efficiency and accuracy as model elements are linked with
clauses in the Building Specification database. To support the facilities and asset management
requirements during the operations phase of the project, the BIM must contain model elements
equipped with COBie parameters so that the spatial and physical aspects of the many elements that
make up the BIM can be easily organised and documented. Figure 7-1 illustrates the high level COBie
information structuring.
As per the Fixed BIM Standard Manual (Doc. Ref. No: 05007-GDL-P000000-06-00089) basic COBie
‘Type’ and ‘Component’ parameters are included in the definition for the COBie data requirements.
All COBie data shall be considered in the BIM and will be provided and updated during the project
execution.
The provision of information will be executed in data drops as illustrated in Table 7-1. Data drops
occur at the completion of each project stage. COBie data will require updates during the
development of the design and during construction upon availability of new information.

For an example of the COBie worksheet and the data required refer to ‘Appendix C’. All parameters
to fulfil the COBie requirements shall be included in BIM model objects for the authoring of the
design. These parameters shall be used by the design consultant as shared parameters to ensure the
appropriate output of the information upon completion of the design stages. The shared parameter
file shall be handed over to the Contractor for completion during the construction phase of the
project.

7.1.2 Material Library


The shared material library strategy is to be defined in this section by the project team.

7.2 3D Coordination
Models from the design authoring stage will be combined in a multi-disciplinary environment to
enable clash detection to be deployed. This section of the BIM PEP needs to detail
(description/diagram) the agreed strategy. The colour table below is to be implemented as a basis to
support the easy differentiation of the trades contained in a consolidated model it is subject to
revision or further refinement by the project team:

8.1.2 Layer/Level Naming Convention


While the list of delivered layers/levels is very comprehensive, there may be a need to create
layers/levels to accommodate specific project needs. To maintain compliance with EX20 BIM
standards, follow the guidelines below:
• As with file naming conventions, the Programme will typically only use two characters for a
Discipline Designator. The use of second level designators will be decided at the project
level.
• A Discipline Designator and Major Group must be used.
• Major and Minor Groups should contain 4 characters. No more, no less. Codes should be as
intuitive as possible.
• Level/Layer components should be applied in the order shown here, however, optional fields
may be skipped. For example, A-WALL-N uses the required fields, skips the Minor Group
Fields, and uses the Status Field.
• All fields should be separated by hyphens.
• Document all layer/level additions or modifications with the BIM Coordinator.

Virtual Prototype Assemblies for manufacturing; energy analysis, structural
analysis, etc. to reduce time to market
Historical Site Information Historical Site Information Includes any elements above the
surface and all underground utilities, horizontal and vertical
datum, control points, etc.
Laser Scanning Used to rapidly capture existing shapes of objects, buildings,
etc. delivering information in point clouds
Point Cloud Survey A method of generating a BIM model from an existing building
through the use of laser technology. It creates a digital 'cloud' of
geometric points. This data can be generated to create the
geometry of a building, objects, etc.
Parametric Modelling Parametric Modelling Using the computer to design objects by
modelling their components with real-world behaviours and
attributes. Parametric Modelling uses parametric constraints to
define and easily modify part features, and to create
relationships between these features in order to create
intelligent part models. These virtual parts can then be
combined to form assembly models.
Information Exchange Bidirectional information sharing; identification of model
elements that will be exchanged and who is responsible to
ensure that exchange occurs.
Composite Model The compilation of multiple models referenced together to
create a single model showing all elements collaboratively.
Coordination Model A composite model used for clash detection, design reviews
and simulated walk-throughs.
Design Review Information Documented actions as a result of the design review meeting.
