BUILDING CODE (Building Control or Building Regulations)


 Is a set of rules that specify the standards for constructed objects such as
buildings and non-building structures.
 The main purpose of building codes is to protect public health, safety and
general welfare as they relate to the construction and occupancy of
buildings and structures.
Republic Act No. 6541 (RA 6541)
– An Act to Ordain and Institute a National Building Code of the
Philippines
– Was revised and adopted the Presidential Decree No. 1096,
– Also known as “The National Building Code of the Philippines.
Building Official – the responsible person

REQUIRED BUILDING PERMIT DOCUMENTS:


 Ancillary Permits
Architectural, civil/structural, electrical, mechanical, sanitary, plumbing, and
electronics permits.
 Accessory Permits
Bank and record vaults, swimming pools, firewalls separate from the
building/structure, towers, silos, smokestacks, chimneys, commercial/industrial
fixed ovens, industrial kilns/furnaces, water/waste treatment tanks, septic vaults,
concrete and steel tanks, booths, kiosks and stages, tombs, mausoleums and
niches, ground preparation and excavation, encroachment of foundation to public
area, fencing, for fence not exceeding 1.80 meters high, sidewalk construction,
temporary sidewalk enclosure and occupancy, erection of scaffolding, erecting,
repair, removal of sign, and demolition.
Application for Permits includes Five (5) sets of survey plans, design plans,
specifications and other documents and requires the following professionals:
 Geodetic Engineer
 Architect
 Civil Engineer
 Professional Electrical Engineer
 Professional Mechanical Engineer
 Sanitary Engineer
 Master Plumber
 Electronics Engineer

ARCHITECTURAL CODE
 Compiled by the United Architects of the Philippines (UAP)
 To serve as referral code for the implementation and enforcement of PD
1096 – the National Building Code (NBC)
 Designed to be compatible and complementary to the provisions of the
NBC as its implementing rules and regulations.
 Prescribes rules and regulatory measures to ascertain good building design
and construction with inherent considerations and provisions for the safety
and protection of limb, health, life, property and general public welfare,
within a sound/wholesome environmental set-up

The Architectural Documents consists of the following:


 Vicinity Map/Location Plan
 Site Development Plan
 Perspective
 Floor Plans (not less than 1:100)
 Elevations, at least four (4), same scale as floor plans
 Sections, at least two (2)
 Reflected ceiling plan
 Details, in the form of plans, elevations/sections
 Schedule of Doors and Windows
 Schedule of Finishes
 Details of other major Architectural Elements

The Architectural Section/Unit evaluates building/structure documents as to


compliance to technical requirements for the following:
 Types of Construction, Requirements of Fire Zones and Fire Resistive
Regulation, Building projections over public streets, Access Streets/Roads
and Alleys, Architectural Interior/Interior Design, Classification and General
Requirements of all Buildings by Use or Occupancy, Maximum Height of
Buildings/Structures, Parking and Loading/Unloading Space Requirement,
Corner Buildings with Chaflans, Occupant Load, Glazing of Opening,
Architectural Accessibility Features, Light and Ventilation, Construction of
Buildings/Structures within the obstacle limitation surfaces of Aerodromes,
Buildings and other Ancillary Structures within Cemeteries and Memorial
Parks

NATIONAL STRUCTURAL CODE OF THE PHILIPPINES


To provide minimum load requirements for the design of buildings, towers and
other vertical structures, and minimum standards and guide lines (to safeguard
life or limb, property and public welfare by regulating and controlling the design,
construction, quality of materials pertaining to the structural aspects of all
buildings and structures within this jurisdiction of NSCP.

THE PHILIPPINE ELECTRICAL CODE

 Used nationally as the basis for safeguarding persons, buildings and its
contents from hazards that may arise from the use of electricity
 .Contains provisions which is necessary for safety and thus is used as basis
for the legal enforcement in the installation of electrical system design in the
country.
 Serves as guide in the assessment and inspection on the safeness and
completeness of electrical design application in the issuance of electrical
wiring permit.

Requirements for Electrical Permit:


The Electrical Permit shall include the following minimum information:
 Applicant, Professional Electrical Engineer who signed and sealed electrical
plans and specifications, Licensed Electrical Practitioner who is in-charge of
electrical works, Building Owner, Lot Owner, Building Official
 Five (5) sets of complete electrical plans and specifications signed and
sealed by Professional Electrical Engineer
- Location and Site Plans, Legend or Symbols, General Notes and/or
Specifications, Electrical Layout, Schedule of Loads, Design
Analysis,One Line Diagram
FIRE CODE OF THE PHILIPPINES

PLUMBING CODE OF THE PHILIPPINES


 The basic principles of the 1999 National Plumbing Code of the Philippines
are an update of the tenets established in the “Plumbing Law of the
Philippines” approved on June 18, 1955 as amended on November 28, 1959.
 The basic goal of the 1999 National Plumbing Code of the Philippines is to
ensure the unqualified observance of the latest provisions of the plumbing
and environmental laws.
 The main purpose of the plumbing functions is to remove the discharge
human wastes and other substances out of the building into public sewer and
septic tank. Waste pipes shall run in practical alignments and at a uniform
slope of not less than 20 mm/m or 2%.
 The Presidential Decree No. 856 by the President Ferdinand E. Marcos is the
Sanitation Code of the Philippines. The following are the minimum
requirements of specified entity.

GREEN BUILDING CODE OF THE PHILIPPINES


 The Philippine Green Building (GB) Code is a referral code of the National
Building Code (P.D. 1096).
 Seeks to improve the efficiency of building performance through a
framework of acceptable set of standards that will enhance sound
environmental and resource management that will counter the harmful gases
responsible for the adverse effects of climate change, throughout the
building’s life-cycle including efficient use of resources, site selection,
planning, design, construction, use, occupancy, operation and maintenance,
without significant increase in cost.
