Ceiling Height and Air Space

By: Nathaniel Mantiza

Ceiling Height :

The clear vertical distance from the surface of the finished

floor to the ceiling above it.
Ceiling Height :

• 8 foot ceilings can still be found in entry-

level homes
• Most new custom home builders
incorporate 9 ft ceilings on the first floor,
and 8 ft ceilings on the second floor.
Ceiling Height :

• Above all, the general office space should have a

uniform ceiling height to provide flexibility for
future floor plan changes.
• The clear ceiling height for office spaces is a
minimum of 2700 mm (9 feet) for spaces that are
larger than 14 m2 (150 square feet).
Ceiling Height :
• The clear ceiling height of individual office rooms not
exceeding an occupiable 14 m2 (150 square feet) is a
minimum of 2400 mm (8 feet).
• The clear ceiling height of private toilets and small
closets, which are ancillary to other office spaces is a
minimum of 2300 mm (7 feet 6 inches).
• Enclosed offices should have the same ceiling height
as adjacent open office spaces to allow future
reconfiguration flexibility.
Advantages:
• Countries that is temperate can make high ceilings
work to your advantage using passive thermal
controls like house and attic vents and a good layer
of insulation in the ceiling.
• In countries which have hot and humid, same
issues would mitigate cooling expenses, you will not
be comfortable without AC, which means you will
have more space to cool.
Disadvantages:

• Since heat rises; it may be more difficult to keep the areas

with high ceilings comfortable where the occupants will
actually be located. This issue can be mitigated using ceiling
fans and slab heating, but depending on construction
methods, may still be quite expensive.
• In resale situations, high ceilings are oft touted as a boon
for prospective house sales, and many buyers tend to be
interested because of the spacious feeling typically
associated with high ceilings.
Air Space
Air Space:

In light of the housing crisis where land is scarce,

modular construction lends itself perfectly for building
in unique environments, including on top of existing
buildings.
Air Space:

• Offsite construction methods means there is

minimal impact to the operational functionality of
either the business or occupants
Air Space:

A building with air space development potential:

1. Offers will be available from specialist air space

developers.
2. You will have an opportunity to sell thin air, literally. The
development may even improve the current facilities
Air Space:

3. Modules are then assembled in a factory

4. Once the main services have been connected, the new

units are ready for occupancy.
