Proposal for amendment of Building Rules

issued vide G.O.Ms.No. 103, M.A & U.D

(Plg III) Dept. Dt: 03-07-2021 for podium &
Tower Buildings
 G.O.Ms No. 103, M.A & U.D (plg III) dt: 03-07-2021
was issued allowing podium type buildings without
any height restriction.(In G.O Ms 168, Building
Rules there was height restriction of 50 m for
podium type buildings).

 G.O.Ms No. 103, M.A & U.D (plg III) dt: 03-07-2021
insists set back for operation of Fire Vehicles at
ground level only and there is no provision for Fire
vehicles access to the podium.

 Large number of proposals are coming for podium

type buildings above 100/150 metres height for
residential / commercial occupancies.
 Difficulty in Fire fighting / rescue operations
as towers are being constructed on 5 floors
podium as set back is permitted on the
podium for landscaping.

 Department submitted a proposal vied Lr.

Rc. 4167/MSB/2016 dt: 08-09-2022to
amend G.O Ms. 103 to
i. Provide 7.5 m width ramp for access of Fire vehicles onto
the podium & 7 m setback with 9 m turning radius on
the podium.
ii. To restrict maximum height of the Tower to 75 m.
