Acceptance of the Honeycomb Housing Concept amomng Housing developers in Johor Bahru.
ABSTRACT
In the 21st century where quality is the measurer of all, developers are competing with each other in providing better living environment to attract home buyers. Therefore, modern developers are willing try out new concepts to provide variety for potential buyers. The concept of Honeycomb housing which is introduced in the year 2004 is seen as a new alternative in housing development of the nation. In Honeycomb housing, the houses are clustered in cul-de-sac with a communal space in the middle. This forms a courtyard neighbourhood. This study aims at elicit views and acceptance amongst private housing developers in Johor Bahru. In order to achieve the first objective, this new concept is introduced to private developers in Johor Bahru. The finding shows that almost all of the developers do not know about Honeycomb housing before this study is done. Other than that, this study involves theoretical comparison between Honeycomb housing and ordinary terrace housing in terms of landuse efficiency, physical appearance of residential building and social aspect as stated in the second objective. The third objective involves obtaining views from developers, thus determining their acceptance towards Honeycomb housing. Most of the developers found this new concept acceptable, they believed this concept is good but might be difficult to be implemented. Therefore, most of them chose to carry out mixed housing development (Honeycomb and terrace). The strength of Honeycomb housing includes providing a safer living environment with more green spaces. However there are still some shortcomings such as the odd shape of the residential buildings, the complicated circulation system and possible longer period needed in gaining planning approval. In short, the concept of Honeycomb housing is acceptable amongst private housing developers in Johor Bahru.
