DEED OF ABSOLUTE SALE OF A REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:


TESSIE MIGUEL RONCALE (VENDOR), of legal age, single, Filipino citizen and
a resident of San Vicente, Gattaran, Cagayan; and JULIA A. BORGONIA VENDEE, of
legal age, married to EDILBERTO C. BORGONIA, Filipino citizen and a resident of Bitag
Pequeo, Baggao, Cagayan, agree and covenant that:

For and in consideration of the sum of THREE HUNDRED THOUSAND PESOS
(P300, 000.00), Philippine currency, which the VENDEE paid in full to the VENDOR, the latter
do hereby SELL unto the said VENDEE, her heirs and assigns, that certain parcel of land,
situated in Carig, Tuguegarao City, Cagayan, denominated as Lot No. 9-M-2-D-3-G-5-D-5 of
the subd. Plan Psd-af-02-016674, with an area of ONE HUNDRED FIFTY SQUARE
METERS (150 sq.m.), more or less, embraced in Transfer Certificate of Title No. T-124709,
issued by the Register of Deeds of Cagayan, a copy of which is hereto attached as Annex A
and the technical description stated therein shall form as integral part of this Deed.


IN WITNESS WHEREOF, I sign this deed on this April 18, 2013 at Tuguegarao City,
Cagayan.
