DEED OF REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Mortgage of Real Property made and and executed by:

ANATOLE TUMNENG MANGADA, Filipino, of legal age and a resident of

Zone 02, San Jose, Baggao, Cagayan, herein referred to as MORTGAGOR,

-in favor of-

LAMBERT DURITA MAAY, also Filipino, of legal age and a resident of Zone
01, San Jose, Baggao, Cagayan, herein referred to as the MORTGAGEE;

WITNESSETH:

That for and in consideration of the loan of Eighty Five Thousand Pesos
(P85,000.00), the MORTGAGOR hereby transfers and conveys by way of mortgage unto
and in favor of the MORTGAGEE, his heirs, successors and assigns a parcel of cornland
situated at San Jose, Baggao, Cagayan and more particularly described as follows:

“A lot embraced under Original Certificate of Title No. P-31214 designated as

Lot No. , Pls-419-D; bounded on the S., along line 1-2 by Lot 4, Pls-414-D; on the NW.,
along line 2-3 by Lot 01, Pls-414-D; on the NE., along line 3-4 by Road; and on SE.,
along line 4-1 by Lot 33, Pls-414-D; containing an area of Five Thousand Three
Hundred (5,300) Square meters, more or less”

FURTHERMORE, in the meantime, the MORTGAGEE shall temporarily take

possession and, consequently, cultivate the above-described portion of land until such
time that the full amount of the mortgage loan shall have been paid.

IN WITNESS WHEREOF, the parties have hereunto set their hands this ____ of

This contract relates to the mortgage portion of a parcel of registered cornland

situated at Zone 01, San Jose, Baggao, Cagayan, and consisting of two(2) pages,
including this page where the Acknowledgment is written, and was signed by the parties
on the left side of every page thereof.
