AFFIDAVIT OF CONSOLIDATION

That I, VICTOR EMMANUEL J. PASCUAL II, of legal age, Filipino, single, a resident of San
Sebastian Village, Tarlac City, Philippines, after having been duly sworn to in accordance with law,
depose and say:

1. That I am the Manager of RURAL BANK VICTORIA, INC., a corporation duly organized under the
Rural Bank Act, Republic Act No. 720, as amended, with principal office and place of business at
Rizal St., San Nicolas Victoria, Tarlac, Philippines;

2. That on April 14, 2003, ARLENE R. TIMONES, of legal age, married to Claudio S. Mabunga,
resident of San Nicolas, Victoria, Tarlac, mortgaged to Rural Bank of Victoria, Inc., the following
property, to wit:

A parcel of land ( Lot 9 of the consolidation subdivision plan Pcs-03-002960, being a portion of
the consolidated lots 3162, 3163, & 3165, Victoria Cad. LRC Rec. No. ), situated in the Barrio of San
Nicolas, Municipality of Victoria, Province of Tarlac. Containing an area of THREE HUNDRED THIRTY
TWO (332) SQUARE METERS, more or less.

3. That under the Real Estate Mortgage, the mortgagee cold foreclose the mortgaged property/s
judicially or extra judicially;

4. That when the loan become due, the RURAL BANK OF VICTORIA, INC., the mortgagee, made
several extra – judicial demand unto the mortgagor, but she/he/they willfully and unlawfully
refused to pay the same, and because of the unlawful refusal of the said mortgagor to pay, the
said mortgagee filed a petition before the Provincial Sheriff of Tarlac for the extra – judicial
foreclosure of the mortgage;

5. That by the virtue of the petition of extra – judicial foreclosure filed by the RURAL BANK OF
VICTORIA, INC., the Provincial Sheriff of Tarlac issued a Sheriff’s Notice of Sale on the
abovementioned property, and said property was sold at PUBLIC AUCTION on February 23, 2006
and the only bidder was the mortgagee, the RURAL BANK OF VICTORIA, INC.,.

6. That the CERTIFICATE OF SALE was issued by the PROVINCIAL SHERIFF of Tarlac on February 23,
2006, and was duly registered in the office of the Register of Deeds of Tarlac on March 2, 2006
under entry no. 46 – 4194.

7. That the one (1) year period redemption expired on March 2, 2007 without the mortgagor
exercising the right of redemption granted by law;

8. That in the view of lack of interest of the mortgagor to repurchase the abovementioned parcel
of land within the reglamentary period, in my capacity as Manager of the RURAL BANK OF
VICTORIA, INC., San Nicolas Victoria, Tarlac, Philippines and hereby request the Register of
Deeds of Tarlac to register this affidavit of consolidation in favor of the RURAL BANK OF
VICTORIA, INC.,
