Fallwood Board Meeting Minutes

Meeting called to order at 7:09 pm
Attendance: Board members - Troy, Grant & Yvonne
Managers- Andrew w/ AIO
Financials: Troy reviewed financials with board. Everything is in
order.
Need violation report from AIO. Andrew said we should be
getting it next week.
June water bill- Andrew to look into if we can get a credit on
water bill because we had to fill the pool.
New Business:
Fence: Regarding fence at the Waits home, Grant spoke to Jason
and posts are still loose. Grant will contact Paint Etc. to fix before
we issue final payment.
Troy and Grant to fix fence damaged from storm on Fallwood
Court this Saturday morning at 7AM.
Sherwin Williams Tricorn Black (#6258) Solid Exterior Deck Stain
is the new color on the fence.
Ona Saturday this fall, get a group of guys to scrape and paint
fence in phase 2 & 3 to get by until those phases come up in thefence refurbishment schedule. Send an email out to community
once it cools down to get group together.
Storm Damage Items: Storm damaged trees okay to remove
without ACC approval. All agreed.
Per Troy, the big half-dead Oak tree is at the end of the
confederate trench. The Waits will take care of tree. Board
agreed tree to be removed before it completely dies and falls.
Also, agreed that two small pines in Duncan’s front yard near the
Oak tree will be removed.
Three sections of the privacy fence is falling by Grants house.
Grant will call 1st Fence of GA to get quote to repair. It will be a
six week process. Troy and Grant to look at posts to see if they
can repair.
Andrew to contact Splash Pools about pool light and Pool Rules.
The pool light has still not been replaced.
Door lock to the pump room is very difficult to turn. Yvonne will
take care of it with WD 40.
Covenant Changes - No change to homeowner maintenance
responsibility for gates. All agreed.
Board Member re-election: According to the Bylaws, after serving
two consecutive terms, a Board member has to sit out one year
before running again. We will discuss if we want to propose a
change to this at the annual meeting. All agree to continue with 3
board members until elections in the Fall. Most of the major
projects are finished for this year.
Troy was voted to fill the Board President position for the
remainder of 2015 and Grant will continue to be Vice President.Front/Common Area Landscaping - Tree removal and planting,
sod along Gordon Combs. We will hold off on this for now. All
agree.
Handbook - Troy spoke to Dave Duncan about having his roof
replaced with Architectural shingles. The Board agree we need to
allow Architectural shingles, and in fact, prefer them. A
Handbook change will state that when replacing a roof,
Architectural shingles are preferred. Troy will also add the new
fence stain color to the Handbook.
Andrew to have us copied on any ACC requests so that we can
stay on the loop; however, we will not provide input to the ACC
on the requests so that we can maintain objectivity in case an
ACC decision is appealed.
Pest Control - Andrew to get a quote for this for around the pool.
Also to have them treat ant hills.
Baby Changing Table - $200 + Install. All agree to have them
installed. One in the womens and the other in mens. Troy to
order.
